Next, I would like to introduce the members of the planning commission and our support staff. On my far left is Ray Reed. Coming towards me is Dave Fate. On my right over here is Denise Bizoro, the recording secretary. Tony Sitter. Back on the back here, Julie Mio is the assistant zoning and development officer. And Matt Puzz is the zoning and development officer. And on my left in the rear is Jennifer Hernias, the township council and Matt Waler, the director of planning and development. And I am Jane Strowmire, the chairman of the planning commission. Before we begin, I'll call for a motion to accept the minutes of last month's meeting as written.

The Milka Planning Commission is recommending body ads testimony, asks and answers questions, deliberates and passes our recommendations on to the Milker supervisors who make the final decisions on the issues brought before us. subdivision and our land development discussed tonight, if acted on by the planning commission, will be considered by the township supervisor with their regular meeting to be held on Tuesday, September 23rd, 2025 at 4:30 in this room here. First item on the agenda tonight, Peterson's property maintenance. It's a land development plan to show construction of a 3,370 square foot addition with Associated Storm Water Management Facilities and Parking at 1422 Peninsula Drive located at the northwest intersection of Peninsula Drive and West 15th Street and tracked 14. My name is Adam Hony. I work for David Le Associates. We prepared the plans um for this, like you said, it's a uh 3,370 foot building addition. That's for um basically an expansion, moving the existing office over from the Peterson's building that it's adding on to and and adding some warehouse storage space along with the the associated parking to meet the requirements and and an infiltration basin uh for storm water in the rear of the property. Um, so if there's any questions that you guys have, comments.

So, I believe you're aware of some of the questions that were raised by the zoning officer that would need to be addressed, but can you um speak to the issue of the planting island potentially being in the right of way and how you are looking to address that qu question of the planting island?

Yes. So, the planting island that you're talking about there, we have in the rightway because there's a utility pole right there. I don't know if you could see that like right on the edge of it. Um, so we basically just looped that around that utility pole just to kind of protect that from a parking spot so that way it's kind of delineated so don't have I mean cars driving into it. Um, but we could pull it back to the rightway line um if that's what

and widen it right. Sure. Yeah, I think I think it extends a little bit out. So, if it needed to be wider to meet the square footage, we could do that too. Um, if that's what is desired, but that was the intention behind it because that utility pole is right right there. Um, just to not have that be like look like it's right a part of the delineated parking spaces. I think what I think the question is can you have it in the right of way since obviously the right of way is uh open to to utilities and other things kind of going along. So I guess that's a question that I think we as the board might might have if it's not on your fully property fully control. Let's just say that.

Land devel. plan to show the construction of a 10,200 foot parking edition with associated storm water management facilities at 4444 Steny Road located along the west side of Sterane Road north of Love Road track 83. Someone Oh, I'm already up here. Good evening. Uh my name is Justin K. I'm the engineer with Verdantis representing Mil Creek Community Church today. Um pretty simple land development plan here. We're presenting basically that what we're doing is we're developing additional parking on the north side of the existing building. Um they're having parking issues constraints with their congregation meeting on Sunday. So we're just looking to optimize the existing green space on the north side of the building. In doing so, we're going to connect kind of the backside lot to the front side lot to make it two-way traffic and wrap that around. Uh the other major change that we're doing is the front access is currently an exit only driveway on the northern end. So we're going to widen that. Um that will also require a pendop which we're submitting. So um we'll make it two-way circulation basically throughout their entire parking lot. Uh the plan itself calls for 31 additional lots uh stalls to be added. We're going to lose two with the connection piece. So a net aggregate of 29 additional stalls. So um pretty straightforward as far as storm water management. We're just looking to utilize the existing storm water pond that's already there. Um not really looking to change anything major on that front. So happy to answer any questions you guys have. And uh I guess one final

thing I will add was I did get a call from Julie last week about a couple minor things for zoning that we will address. I believe they're they're very simple, including some parking counts, uh adding a a tree, some other minor things. So, we're aware of that and that'll be updated for the supervisor's meeting. And you you've addressed some of the questions that were raised for us, including issues of endcap, where to put trees, those kinds of things. So, uh, we'll most likely include that in our motion, but sounds like you're you're familiar with that aware. Yeah. Nothing that's going to be, uh, delay things. Sure. Agreed.

I'll make a motion that uh approval be given for the development plan uh with the following items being addressed before being approved by the supervisors. Items to include parking space requirements uh for the uh develop needs to be shown. Square footage of the existing building needs to be added. Uh nearest fire hydrant must be shown. Township engineer signature box must be shown on plan and uh necessary landscape requirements including endcap planting island needs to be shown on the plan. So that would be my motion.
