Item F1, consider public testimony regarding and recommendation concerning the request filed by Central Texas Permit Partners on behalf of the property owner Empower Autism Academy LLC for the amendment, number one to a planned unit development number 81, Revis Rehab Pub, to allow for a place of worship, dormitories, and recording and broadcasting studios generally located of, West Of S S West Of South AW Grimes Boulevard and North Of Gaddisquale Road. Case number, PUD25Dash00005. Allison. This is.
As stated, this is a 3.03 acre tract that is West Of South AW Grimes and North Of Gattis School Road. In 2008, the property was zoned PUD 81 as Rebus Rehab, and it allowed for a speech rehabilitation facility with different therapies, physical speech, and occupational therapy. And currently, the property is using it as a place of worship and a recording and broadcasting studio, for David Hernandez Ministries. The church is occupying the building currently without the proper zoning, so the city is working with the church to modify the zoning to make it code code compliant. And as you can see on the future land use map, the site is designated as employment center.
So the PUD amendment is proposing for a place of worship dormitories recording and broadcasting studios to be permitted. So staff is proposing to amend the future land use map from employment center to public facilities, and that will be done via the PUD amendment. The site does meet the location criteria for public facilities. So with the proposed amendment, we are proposing the new base zoning district of three. Right now, it is OF zoning district.
And then to permit the use of places of worship with accessory uses, such as classes, offices, dormitories, and the recording and broadcasting studios. The PUD will maintain the existing
entitlements.
And on this slide, you'll just see the differences between the current permitted uses in PUD 81 versus the proposed permitted uses. As stated previously, we'll be keeping the office and office medical, and then, in addition, recommending places of worship, dormitories, and the recording and broadcasting studios. So public notifications were posted on-site, as you can see here, along as in the newspaper and then mailed to the HOA and neighbors within three hundred feet of the property. With that, staff recommends approval of the put amendment. This will conclude my presentation, but I'll be available for questions after.

Yes. It's my understanding that the dormitories will be used for interns for the church. If you want more of an expansion, I can definitely let the applicant speak on that.

I mean, that's pretty much the gist of it. You know, it's just to support the interns who are going to dedicate their time to the ministry programs.

You know, this is far into the future, but we would like to have a space dedicated for them who would like to dedicate their time to the future ministry intern program. So we don't have plans as of this at this moment to expand. That may be in the future, but with this put amendment that
would allow that as well.

At the last city council meeting, they approved the planned unit development for Emerson or kinda behind the Emerson property for a high density multifamily there. They also approved two brief code amendments that came before the commission last month. One to allow veterinary clinics to operate for twenty four hours in the C 2 or local commercial zoning district, also allowing sports training facilities and specialty gyms in the Business Park zoning district. And finally, an update on the downtown zoning, procedures that that were considered by the commission. They were originally scheduled for city council consideration on October 9. They have been pushed to October 23. So just wanna make that known. That's all.
