All right. Item 4.1, review and consider approval of a conditional use permit for a 7-Eleven convenience store. All right. So, item the conditional use item 4.1 is for a 7-Eleven convenience store and fuel station. Here's just kind of the general location here with our city boundary. Here's a zoning kind of zoom in map here just to clarify that this is within the C2 zone. Here's the original Teton commercial subdivision. The recorded plat just to help locate that this is within lot 4 in that approved subdivision. So the proposed site plan is shown here kind of to the right. The structures indicated in this kind of lightly hatched red. It's just shy and under of 5,000 square feet. The primary structure does have some parapits on it that don't exceed 24 feet in height. The fuel canopy is proposed at 17 ft. They have met the required parking. Uh the primary accesses from Teton Falls Lane, but within the subdivision shown on the previous slide, they do have some other access points and some actual uh movement through the site that does facilitate access. Uh the setbacks for the 20 ft required in the C2 zone were also met. So the finished materials are shown
here. We have all four elevations shown. They do meet the 60% minimum for brick and stone. Uh the MDA as you all know does allow for 40% of the st uh the facade to be stucco and the remaining balance of that 40% can kind of move with metal or other durable materials consistent with that MDA. Uh they can also use metal awnings and they have chosen to use those in a couple of locations. The application has also provided dumpster enclosure details and materials on the fuel canopy that does match the primary structure. As you see here, this is just the color rendering for the landscape plan. The technical documents were included in your packet. We had some minor comments with staff and all of those uh those comments and those asks have been met by the applicant. So for staff findings, this application does meet the C2 development standards. Uh it also does comply with the Teton commercial design standards. I would also like to say that they have provided a letter from the master developer that uh they've signed off on that and that they do approve this including the building elevations and the landscaping. Um and it does also meet our conditional use standards. Our engineering department thoroughly reviewed the application and went through the DRC and had no significant comments. So our recommendation is to approve this application with three conditions. The first just to be to acknowledge and address all comments from other agencies. Um this also includes anything that our department internally staff such as engineering may request to satisfy any of the smaller lingering comments with the application on their DRC red lines. Uh we have also asked that they go ahead and add a bicycle rack that does comply with the Teton commercial master development agreement. Um and we have added the language that we would like that location to be approved on the site development plans prior to installation to ensure that the
location works with the proposed site development and that bicycle parking doesn't create any conflicts. Uh and then we also would like them to comply with all design details and requirements within the Teton commercial master development agreement if any changes do come up in the application. Just ensuring that they do abide by that. Are there any questions? Thank you. Okay. Does the applicant have anything they want to add? Uh, as an applicant, no, we don't have anything else. Okay, that is approved. Um item 4.2. to review and consider approval of a conditional use permit to relocate existing transmission lines. Right. And this is just the conditional use item for this relocation. Uh this is again just a vicinity map to kind of orient us with the location within the city boundary. So this is a zoning zoom in. There is overlap between the C2 zone and A143 as you see here. The stars were placed by me on this but they are very as close as possible to the application itself but they are kind of approximate. Uh but these are just to highlight and indicate exactly where those uh pole relocations are going to be across the zones. So just some background the camp William substation uh the construction was prior to annexation into Haramman. uh the existing line is the same 345 kilovolts uh that they are proposing to relocate. So the black line shown here is the existing line, the red line is the rerouted section. uh they did provide a kind of graphic of the proposed new relocated transmission pole kind of over to the left here and then over to the right we just kind of grabbed an image just so for comparability that they're the same structure. Um so the applicant has just proposed to remove those existing poles kind of as shown roughly here in that clouded area and then to install four locations uh one two 2A and three then across the road. Uh those then the lines that are existing in that location will be moved to these new poles. The goal of this is
just to improve the alignment so that as the substation continues to expand, the orientation for those lines coming in is more compatible with that. Uh as far as staff findings go, we found them to be uh in compliance with the public utility standards found within the city ordinance. Uh they also are complying with the conditional use standards including the application. Our engineering department also reviewed and has had a couple of conversations three or four now and also had no concerns. So our recommendation is we have two. One is just to acknowledge and address all comments from other agencies and then provide any additional deliverables requested by our city engineer.

Pole number three, the south pole. Is that existing or proposed? Yeah. So, there's there's an existing pole there and just because of the orientation of the the conductor going in that way, just the angle, it just has to get replaced just it's just got to rotate, right? And so, we're setting another pole adjacent to it so it can, you know, make its way. And those those poles relative to the rideaways of Porter Rockwell and Redwood the inside outside they they're within 5 to 10 ft of the existing like on that one there at the corner Porter Rockwell and Redwood on the southwest corner it's within 10 ft of the existing pole. You're pulling it away from Redwood Road.
Yeah, it's it's in a line with the existing alignment there. And so it's all on private, it's all on the McDougall's property there, but it's it's in the same alignment there, but the rest of it when it heads north into the the southern part of the substation, it obviously deviates further away from Redwood. So number three is north or south of the existing. It's just south. Just south of just a little bit. Just in line. Yeah, gotcha. Correct. Yes. It's a little further away from Puerto Rico. That's good.

So, we'll be talking about a conditional use for adapt adapt Brazilian jiu-jitsu. So, this is down near the uh Salt Lake Community College campus. This is a little bit of a better image. That blue square is where we're looking at this tenant finish actually inside of a building that's already constructed. The zoning is mixed use and this is one of those kind of vertical mixeduse buildings. Um the site is just over 10 acres. However, the area we're actually looking at is just under 2,000 square ft. So, this is a floor plan from Sorella, that uh kind of shell building that we were talking about. Unit D is highlighted in red. This is where the martial arts gym is looking at going. Um, once again, it's roughly that 2,000 square ft and the structure is already existing. Um, parking, there is adequate parking in this area. that there will be approximately 10 stalls required. Um there are eight required by square footage and then there's um one to two potentially depending on how many employees will be there at a time. Um this use is for the personal instruction use. Uh so looking at what this could be in the future if you did approve it. Um, all of
these are reasonably well sized for the impact that they would have on the area as far as being pretty equal. Um, whether it's a dance studio or a martial arts gym and then we recommend approval with no conditions. Any questions for me?
Is there access to restrooms from that subdivided studio? So, it looks like there is currently um access through a door. It's kind of on the top left of that red area. Um but we do also have a building permit currently um for restrooms for this area. So, yes, how exactly it's going to connect, I can't tell you at the moment. Um we stopped reviewing those permits as we realized there needs to be conditional use approval first. shared restroom or not with the other businesses. Yeah. So, either it will either attach to those or there will be some internally. Yeah.
