Thank you, sir.
This is the zoning change requested by Wake Med Health and Hospital Incorporated on 616 White Road and Road, no. PIN 067776424, without any changes. This zoning change covers a total of 4.7 hectares from the housing agriculture zoning district to the commercial and general commercial zoning district and the land use plan amendment that is appropriate from the commercial side of the city and the office on the side of the city becomes commercial on the side of the city only. TAF recommends the agreement on the use of land and petazonation and land use plan amendments because it is reasonable and for the sake of public interest, because of the following reasons. Although the petazonation amendments requested are consistent with the classification of the land use plan for the 2040 Community Vision for the commercial side of the city and the side office of the city, the applicant has chosen to request the change of the land use plan to be commercial on the side of the city to bring the property under a single display that is coordinated with the classification of the existing WakeMate facilities. Second, the Zonasi District, which is requested to support the LU 2.6 policy, to encourage commercial development. Third, the Zonasi District, which is requested to support the LU 4.1 policy, to manage growth and future development according to the priority infrastructure investment area map. Fourth, the conditions issued as part of a joint petition with the purpose of planning the use of land in 2040 and effectively planning the potential for the development of the site in the future. I would like to welcome you tonight and I am also ready to answer questions.
Richard Brown from Wake Med. Sorry, Richard Brown from Kimley Heart.
Good. Thank you. I just want to convey a few statements and of course this is to support the project, but I appreciate the opportunity to work with Mr. Melis and staff through the staff screening process. Agree with the staff report and recommendations. I am here to represent with Toby Coleman, land use advisor and our team, as well as Tom Kavender. We represent him and WACMED for this case and I will let him say a few words and once again I appreciate you listening to us tonight. 421 Fayetteville Street, Raleigh, 2761.
Hello everyone, I'm Tom Kavender, Deputy President of Facilities and Construction for Eikmet 3000 Nyuban Avenue and Raleigh. We would like to explain for a few minutes about what we want to do for the people of Fukui-Farina by placing an independent emergency emergency unit. This emergency emergency unit will be our fifth or sixth emergency emergency emergency unit and provide emergency treatment services for citizens within 15 minutes by car. Instead of having to go in this case, go to Holy Springs or to Wake Med Caring. You will get emergency services in the backyard of your house. The location, the plan, with the change of this zoning, the location will be next to our medical office building in two houses 300 North Main and will serve as our medical campus to serve the Kuwaiti community. Historically, the building itself is about 30,000 square feet, 12 checkpoints, complete diagnostics, complete laboratories, complete pharmacies, complete pharmacies And basically will handle Wake County, whatever according to Wake County EMS we can accommodate at that location. If you have a heart attack, you may pass us. But for broken bones, for things like that, Wake County EMS will come to the location. Historically, 90% of the patients we handle come by private vehicle. And from that 90%, 90% usually go home in a few hours. So we are very proud of our model. This model helps us in the spread of patients in our emergency ward unit in Kari and North as well as other locations. But this model has become a source of medical care for all commercial communities. I mean all communities where we work. I really appreciate your understanding of that. I am happy to answer the question. I have a question.
looking at this map, are you planning to enter from the white line and not from the Wake Med location?
We will let Richard come here. That's a personal way of entering.
Okay.
What's in between?
Okay. I'm curious.
Yes, our plan for the location will be on the 4th of November. And it will be a kind of campus that is not connected at the moment.
At the bottom? Okay. I just want to know why it's not connected. That makes sense. Okay, I appreciate it. Yes. All right.
I will recommend the agreement of the RAZ-2020-ID for the zoning plan for minutes 6126, Dwight Rolland Road, the zoning district, housing farming for the commercial zoning district, and land use amendments that are in accordance with suburban commercial and suburban office to suburban commercial that are reasonable and for the best interest of the public for the tools that are identified by the public.
Second, all of them are wrong. I leave the abstract agenda and supporting documents in the official city record.
The second item that will be discussed tonight is REZ-2026-09. This is a zoning change requested by Gamestone Homes LLC in 602 and 666 South Main Street. This is PIN 065-9695-WA-1994 and 065-9695-WA-1095. This zoning change covers a total of 0.9 hectares from the housing density to the Central Housing Zoning District. Staff recommend the approval of the peta zoning amendment because is reasonable and for the best interest of the public because of the following reasons. First, the Zonasi map amendment required is consistent with the plan for the use of community vision land in 2040 for the demonstration of the city center housing.
Second, the Zonasi district required supports the development of infill and reinvestment in the city center environment in accordance with the policy recommendations of 2040 to encourage the development of infill and reconstruction within the city limits. Number three, the Zonasi district that is requested to support the support, including in the area of investment in field tier 2 RLWP, according to the policy recommendation 4.1 RLWP 2040, manage growth and reconstruction in the future, according to the map of the area of investment in priority infrastructure. Number four, the Zonasi district that is requested to complete the use that is around the subject property and the use that is intended, as well as the specific location conditions effectively manage the development of the location in the future. Number 5, Induk and Narasi's plan related to showing conformity to the zoning condition that is offered and the purpose of the classification of the housing of the city center as explained in the LOU2040. The petitioner is here and ready to answer any questions. Any questions?
Eva, is there anyone who has registered?
We have registered the petitioner, Chris Sipon.
How are you all doing? Chris Siphon, owner of Jamestown Homes, is the applicant here who wants to change this property zoning to a TCR that is in accordance with the city zoning in the future. We are considering to build a land house in that location. Currently, there are two properties. We plan to build eight land houses in this property with a rear garage in the alley outside of Ransom Street. There are several different heights, several different houses there.
And if you have any questions, please answer them. Thank you, sir. First of all, there are questions and comments.
Thank you. Thank you. Thank you. Thank you. Thank you. Thank you. Thank you.
Thank you.
So I'm Vicky Bernawar and I live in the name of my husband Rik and our dog
A little background story on why I'm here. We've lived in New Jersey for more than 20 years. We moved here for retirement so we could be closer to our children. We wanted to move to a new environment. So we looked around, looking for and finding a sweet little house on Spring Avenue. Small environment, small houses, you know, one floor, several floors, two. Okay, we thought this was good. Close to the city, close to our children. So we bought it and we like it because this is a small environment. I know this is not across the main road, there is no one available across the main road. So we thought this is good, you know we like this. And then we found out that at the end of our block they would build houses. Okay, this is the end of the block, at the other end. But then when they would build houses, they were in the middle of our small house. You know, houses have two floors, one floor. This is a small and comfortable place. I mean, as a comparison, they are like skyscrapers that stand there. Like on our small road, I mean, what I remember when I was driving in the spring right after us. This is a sweet little road. Trees, houses, old houses, you know, neighbors, getting to know each other, neighbors, and so on. And I'm like, I see this picture and it's not the environment where we live. If it looks like that, We will go somewhere else. I don't know where to go. Like don't do this in your little town. This is a sweet little town. For me, I like the statement that there are two centers. It takes a long time for me to understand. It's like two centers.
But it's like you're really destroying it.
And I know that it's in line with your plan. We're not here to see your zoning plan. And I know you want people to go to the city center. They will not go to the city center from this location. I say to you, we endure, we walk, but we live a little further away. I just feel that it destroys the character. And I know you want infrastructure. I know you want more people. I built a little more houses there. Maybe a few, maybe four. My life will be more than two, but say four, because that's a lot. And that's just my heart. This is not Fukwai, which I thought I would buy. And I know that it doesn't make sense for many businessmen, but I'm an outsider who came and said, Oh my God, you destroyed the place.
So I will say my name. And no, thank you very much.
We appreciate it. Thank you
I will propose a proposal to recommend the agreement REZ-2026-09 as a zoning map amendment for 602 and 601 states. From the Zoning District to the Central Housing District to the Housing Zoning District, the city center as a reasonable thing and for the best interest of the public with the reasons identified by the staff. Do I have a proposal?
I agree. Thank you. I object. The proposal is accepted. And the report of staff planning item 6A, the report of staff planning to issue general information received about the disposition of the recommendation of the committee on the disposition of the recommendation.
I'm still sure everything is going well.
Who wants to close this? I urge us to close. Second. I mean. Okay, that's it.
