started. Good evening everyone. Uh welcome to the town of McCandless Planning Commission meeting for August 6, 2025. Uh it's going to be a short meeting, only one item on the agenda. Uh but uh first let's approve the minutes of July 1, 2025. Are there any comments, additions, edits that anyone wants to make? Yes, Shelley.
The only thing I wanted to say was that the minutes didn't include what I think we all agreed to was that while we were recommending the um approval of the town homes to council that we were also recommending that they consider that there the trap consultant do the additional study because we were concerned about the the street across the the street. um just to ensure that because everybody was concerned about traffic coming around the curve and so on. And secondly, it was the possibility of um pursuing some kind of a caution driveway signage. Okay. So, all right, Lucas, do you catch that?
Yes. All right. Uh so, that edit will be made or addition, I should say. Um anything else? Okay. U move to that amendment. Sounds good. All in favor of the amendment that Shelley proposed. I I uh opposed. There are no opposition. Now, let's go ahead and approve the minutes itself. All in favor of approving the minutes of July 1 with the amendment that Shelley proposed.
I uh opposed and I will abstain since I was not here. Okay. Uh let's move on to the first item. Uh this is an application for lot line adjustment revision to lot 8 and parcel A of the Blazer Drive subdivision plan number five. Um we have a presentation. Yes, we do.
I do. Uh good evening. Uh Terry Bove on behalf of McCandless uh Square Flex LLC. uh here this evening for uh discussion and hopefully a recommendation for a preliminary and final subdivision plan a lot line adjustment the uh we're discussing a the townhouse our townhouse section which is part of a master development uh known as Blazier Drive development um prior to the townhouse construction uction. Uh Cooper Street and some of the uh utilities along Cooper Street were were previously installed. Uh we wish uh to adjust the eastern lot line of lot 8. Uh basically shifting uh 9 ft. Uh lot eight in in effect will be reduced 9 foot in the width. the sidewalks, the utilities, the storm water conveyance facilities, the landscaping will remain the same per the approved plan. Uh again, what we're we'll be doing, we will be widening the the throat of the access road, which is known as Harmon, and Harmon is a private road, and it's coming off of Cooper Street, which is also a private road. uh lot nine which is on the other side of Harmon uh will not be affected. This is just affecting lot 8 and parcel A. Uh the plan prepared submitted uh respects the required setbacks. Um and uh we we have received a letter
from the county u we received it today was uh addressed yesterday. Uh there were some comments uh from the county. Um their their primary comment uh was to some comments to help read the plan ease of easer um or more easily. And second um the county if it was their preference, they would uh the plan would just show lot 8 and uh parcel A and not the entire um not the entire subdivision. Um, so we we will take direction from the township and we'll uh you know often when the county asks for something, it's good to uh present it back to them the way they asked for it. It makes the recording easier. So uh that's it's a simple lot line adjustment. Okay. Um I know that Gateway had a few comments. They were not significant as my estimation, but anything you want to add in? Yeah. Uh we did receive a response to our comment letter uh dated August 4th from Civil and Environmental Consultants and a revised plan that addresses the comments. So we've not uh issued a a final letter uh saying everything's okay, but based upon my review of it, they have addressed all of our comments.
Okay. Um that was my sense of reading uh your initial review. Uh any comments from anybody on the uh planning commission around the horn? Nothing. Um well, this is too easy. Uh we have an opportunity for public comment as if there is any. Doesn't sound like it. Uh therefore I need a motion to recommend town council approve the revision to lot parcel a of the blazer drive subdivision plan number five as submitted by Laurel communities. Do I have such a motion?
So moved by Shelley seconded Al. Yeah. Okay. All in favor of the motion to approve. I I all around. All opposed. No opposition. Can we just address the county's comment? Sure. This this plan is what the town's code is requiring and it helps us to understand sorry how it fits in with the overall master plan which is one of the things we've been I've been trying to wrap my head around. Um if the county wants another drawing fine um from the town's perspective I would not look to only have what they're asking for.
Okay. I would I would agree with that also. Very good. Um, you know, we we always send these types of items to the county for review and we received their comments. Um, but this plan is consistent with all of the, you know, the previous plans for this subdivision and many other subdivisions within the town. So, I would say that that comment, um, is addressed as is very good. Thank you for that. Before we lose you, I just have a general question and not exactly related to these lot lines, but to the overall development. uh as part of the overall development uh there was an entire section of retail space.
Can you give any uh update as to where that stands? Is it moving? Is it stalled? Um the retail section, my understanding retail section is controlled by adventure. Uh Kevin Derty uh and um my last conversation with him, stalled is the right word. um doesn't see uh hasn't been approached uh hasn't been successful uh with with retail. Um my conversation with Kevin uh was, hey, the town houses are going so well. I ought to consider continuing uh town houses. Okay. Well, if you
but I can't speak for him. I understand that. But if you see him or have a chance to talk to him, we are still interested in that part of the development. Uh and we think it's vital to the overall development of this project. Got it. Very good. Thank you. Thank you for coming in this season. Thank you. Yeah.
