Uh my name is David McGee uh here this morning u on behalf of uh GST Gulf South Towers and uh we are requesting conditional use in an I2 heavy industrial zone to build a new 255- ft wireless uh communications tower. um location is off uh in the Karnney Park business district kind of like industrial park there um on the north side of Livingston Vernon Road. The site itself is proposed off of Dixon Road inside that park. This is a build a suit for T-Mobile who was trying to improve their coverage in the area. Uh their bullseye was actually kind of just north of uh the Livingston Vernon Road for Lilot Road split and uh that area has a lot of uh Urggon property, a lot of uh Kernney Park uh lake is there and uh we looked for you know a spot right there but it was just all residential and estate type lot. So, we found this location on the kind of the west edge of the search area that was owned industrial that uh worked for T-Mobile and uh so that's what we're proposing. Um let's see the uh it will uh require light at its height. U it will have a dual mode light turns red at dusk kind of a lazy blink so so

as not to disturb the neighbors. Um and uh the nearest towers in this area, excuse me, there's uh it's almost four miles Burilia Road. Uh one we did, I think I came before this board on several years ago. Uh and then going the other way, nearest towers just under three miles away. So, but uh this this location is uh that park has a a tree line on the east side and then has some trees, you know, kind of uh between it and Bilia Road. So, the most the lower half will be be shielded from view by by from the road and and from neighboring properties. Smith, Senior, owner of a track of 89.53 acres uh running between Old Jackson Road and Interstate 55 uh just south of the Canton City line. We're seeking the U uh reszoning from A1 to I2. I note that there was a typo on the agenda. It says R2, but the applications go to I2. This is a piece of agricultural land that's been in the family for since 1950, but there's been significant change in the character of the neighborhood since uh the adoption of the zoning ordinance in 2019. and um including the recent uh placement of uh Energy's 230 kilowatt power line which runs across our property. And uh more recently, we've seen the property immediately south of ours uh reszoned for Utah construction to uh locate their corporate headquarters. And on the north side, the Partridge Properties, um Southern Sky is recently opened their uh grow facility, if you will. Um and so we we think it's quite appropriate to uh change the uh zoning

Now, how that would affect your property is the broader question, and it would not affect it at all as far as your zoning or your use or your um ability to maintain your home site there. I know that's probably No, I've been there 50 years. It's my mom home now. I don't plan to leave it. So, I just that's why I'm just trying to, you know, get an understanding.
