My name is Joanne Watson. I am the senior warden over the vestry of Holy Trinity. We're located on Bozeman Road in South Madison County. We are here today looking to We purchased some property recently, had it rezoned, and looking to put in what we call a churchyard. That's going to be our language. It is a cemetery in that back corner of our property. I believe you've got some of the documentation on that. And I'm here to answer any questions. It's gonna be in a one, we recently purchased two acres. This is gonna be probably one acre that we're going to start off with, and we will plot out approximately 300 grave sites with appropriate spacing between, et cetera.

Hi, this is my first time doing this, so forgive me if I miss out anything. I'm Tracy Mooney. We purchased the property. I think you have some documents related to that. You may not have everything, so I have some other documents if you'd like to see those for clarification. But this particular rezoning that we're asking for is for a section of what you're seeing to be changed to Agriculture 1 for... know fishing hunting and just a recreation for our family yes our immediate family not extended not leaving out an open invitation um the documents that i was mentioning that i have that you guys may not have is the fact that um it's not showing up on the gis map i guess that's what you guys call it the madison county map um i was able to pull up yesterday um i think it's under the tax rules section of the map and i have it highlighted here but that particular 103-acre property was actually separated back. Looking for a date, sorry. The 11th day of September of 2025, and I have the official survey here where the front section of that lands approximately, I believe it was 23 acres, that runs from Verlilia Road, back behind that main building, that will remain commercial or TIP, TPI, I can't remember which section that is, for industrial use. We want to move our family business from West Jackson to that area and to that building. So we want that to remain so it would only be this section. So if you guys would need to see this documentation, I'll be happy to provide it. Yes, ma'am Yes, ma'am it is and I'd be happy if you'd like me to approach and show you the update maps they just haven't updated through all of the process through Madison County for it to show up on the GIS map, which is the original document that I sent, maybe. But this shows the corrected segment, if you'd like me to.

That's correct. The west section, it's approximately 20, I believe it's 23 acres, 23.27 acres.

Good morning. My name is Tyler Goolsby. I'm talking, I guess, on behalf of Yandel Group. This is my first time doing this as well, so just let me know if I miss anything.

No, no, no. I'm sorry. No, not against. So we bought this 80 acres, I don't know the exact date, 2021 or so, 2022. Hemp Hill Construction approached us, I don't know, 18 months ago about the possibility of the Andale Road project expansion as one of the primary bidders on that job. Told us we may have good dirt. We knew when we bought the property we had some soil samples done, so we knew we had good dirt on site. So I'm here today just to propose that about 40 acres of that 80 acres be rezoned, I guess in a, I don't know what the term is, but be rezoned where it could be a dirt pit. Our plan is to do that. It's about 40 acres of the 80 acres and turn that, the remediation process, I guess would be called, into a lake when we're done. So with possible residential sites, like a state lot sites is kind of what I see going around this lake when we're done. Eight to 12 lots around this lake when we're done. So I think y'all have maps in front of you. If you don't, I can give some. So I brought a few extras.
How many houses?
Eight to 12, I would think. I think that's somewhere between eight to 10 acres apiece.
And how big will the lake be?
Approximately 40 acres. We're still working with DEQ. Right now, we've got it as two different lakes because we have a stream running through there. So possibly one larger lake, but right now it's two smaller lakes. So two 20-acre lakes, approximately.
Just one more clarification. He mentioned rezoning. I think you just misspoke. The zoning won't change. It's just a special exception within that. Sorry. Sorry. That's OK.

I just think it'd be good because we've kind of run some numbers. We think the dirt that we have on site, again, these are approximate numbers, but it's going to be close to what's needed for the Andale Road. expansion um so they don't have to truck the dirt in from r22 which would just be highway 22 down to 51 all the way down yandale road to get dirt on site we're essentially halfway through the project so those trucks can just pull out of us and go right and left there's no other county roads affected by that i think it's the main upside of that so any questions
before y'all discuss just uh tyler we have sort of um standard stipulations on all dirt pits being um no sunday hauling daylight hours only on the other days um flagman if needed um water truck if needed keep their dirt and dust and debris out of the main road and with this being this being yamble road down from the school we have a school right hours of operation right With the school being right there, obviously that's going to, at certain times of the year, be a little impactful on traffic. So we'll just have to, if this is approved, we'll have to coordinate with that.

County engineer would probably require a road bond on that section of Yandel just for any damage or repair.
On the section of Yandel that we touch?

The bus schedule? The bus schedule, and that way you'll have to shut down your operation during certain hours for safety. Okay.
