Me time partners. Good morning. Uh my name is Ron McMaster. Uh I am the engineer representing uh the developers of uh the Miltown project on Highway 16. Um several years ago that it was in 2021 um the developers purchased an overall 26 to 27 acre tract of land right across from the existing gin that's on Highway 16. Um at the time we reszoned it um from R2 to an R4 with a per overlay. There was one art out parcel that's that front 16. It's an existing kind of dilapidated home there. Now, um they are purchasing that out parcel. It did not get reszoned as part of the 2021 action. So, what we're wanting to do is basically reszone the 2.37 acre out parcel to an R4 per overlay so that everything matches. And this is to support a 34 acre development basically uh just a culde-sac street which will basically wrap up any development uh in that area on this parcel.

And there's been a change in the character of the neighborhood which has involved into a more public need. um the reszoning to the C2 that took place in 1214 than 1021 and 1225 um to C2 um has shown us that there's a greater need for that property and so we reach out this morning um to all and any uh for your support and and help. Um we visited with our neighbors, spoke with them. We asked, "What is it that you would like to see? Um, what could we do for the community? What would help um make this a more um beneficial property not only to ourselves but to the community?" So, we're here and to answer any questions.

As far as I know, they're good people. But, uh, I do oppose it. Because when I bought that land, it was all residential and it's still residential according to this map. All this in green right here. The only thing that's uh Z2C2 or Yeah, C2 is marked Jordan's land which goes around to the intersection there. And I oppose it because when I moved there, it was residential and I'd like to keep it residential. And uh I tried to buy the land before the hard bought it. And uh at that time I was building the house. He said after I built the house get back with him. But after I got back with him it was too late. And then my son owns the property on the south side of the property. And if you've been watching the news you know Houston airport is bogged down. So he couldn't make it this morning. He got trapped in that airport. And u he opposes it also. And it's not that we got anything against the people. It's just we don't want uh shopping center in front of our house and also this land is going to be widened there. So, you know, like I said, I'm not trying to make disagreeable with my neighbors, but when that gets to zone C2, then the county is going to be paying a lot more money for that land when they widen it there. And so, different things like that. That's my statement. You can see my property in the corner of that behind theirs.

And you know, down the road, I mean, I figured maybe 15, 20 years this might come up, but there's houses, you know, there's a house on uh Cedar Grove across from me, my driveway. Um, like I said, I've got three and a half acres. I'm right across from them and the nutrition store. And then there's two more houses across from his son's house. And then on that corner, a few years ago, somebody built a big giant house. I mean, people are still building nice homes out there. And apparently Dr. Horton has bought a lot of land right up from my house up north old Canton and they're fixing to do a huge subdivision there. So I don't understand why you know we have to move to get this commercialized so quick when they're still developing for residential neighborhoods.

There was a a rundown uh one-bedroom house that we remodeled and lived there. But we th this affects us more than anyone else because we're behind the land. We have no road frontage. We just have a easement to go. So, we're behind this land that we're referring to. And uh I know that they want to sell this land and they want it to be commercial. So my concerns are um after they sell it, they have no control of who buys it and what is going to be there in my front yard. And uh I'm concerned about my safety of what will be there. You know, will it be unsightly? Will it be noisy? Will it have a lot of lights there? undesirabs hanging there. Will it be a liquor store? You know, just what all will it be? So, I'm opposed and I want it to stay residential and I don't want it to be commercial because I don't want that in my front yard.

That being said, we will have the funds to develop a property there uh office buildings. Um we assured them there would be no huge lights, no juke joint, no liquor store. We are Christian family. We are not for those. Um we also assured them that they would have easement um to that their home. So um and in reference to um having to take um easement um we will be giving not selling that 20 foot easement. We will not be selling that. We will be contributing to the community. And I just wanted you to be aware of that. We we do not expect to receive payment for that. Uh that's our contribution. Uh we want to give to the community. We want to be a blessing. Um we are more on the lines of having um what we call a closing center be a lot of offices about 10 offices there. Um people be able to come and and do their their closing on their properties. It'll be an 8 to5 uh situation which we assured them that there would be nothing no it nothing later than 7 o'lock during you know the day hours. So we just want

In other words, you know, if this were to be approved today and two years from now somebody comes up and says, "Oh, that's C2. I want to put a liquor store there. It's restricted C2 because it was approved conditionally. I don't know if that helps y'all. I'm not trying to get in the middle of your business. I'm not trying to sway forward one way or the other. Trying to answer questions that may alleviate some concerns. It may not. You may just be completely right. Okay. Well, when they met with us, they didn't know what it was going to be. They said it'd be up to the realtor, but it should be something like a doctor's office, dentist office or something like that. Said they'd had one offer from a contractor wanted to park dump trucks and make a dumping yard there. So, uh, but anyway, that 20 foot easement is on the deed. So, it's I've got that easement. Whatever happens, it's on the deed. both of us his deed and I've already spent several thousand dollars fixing that road and asking two or three times Mr. Hardiger if he'd like to help never would so couldn't afford it or whatever that's no that's no problem I

Their son built a amazing home across the street. You got the home and the acreage with the horses and everything. Then you got another house that's been there.
