New Business

Scott Reback, 47 Paag Circle, Block 66, Lot 21, in the R-1 Zone

Seeking permission to add landscaping, lighting, electric gate, columns, a fence, and a poolhouse on the property. Proposed 7’ high columns with a fence that varies from 4’-6’ across front yard. Walls and fences, which are not open fences as defined in this chapter, located in a front yard, or within 50 feet of any river, lagoon or other body of water, shall not exceed 36 inches in height. An accessory structure attached to a principal structure shall comply in all respects with the yard requirements of this chapter for the principal structure. Detached accessory structures shall be located in other than a front yard, and if located in a side or rear yard area shall be setback as provided in Article 10 of the ordinance from all lot lines, except that one storage shed containing 100 square feet or less of floor area and not more than 12 feet in height measured from the existing finished grade may be located not less than eight feet from any side or rear lot line. Accessory structures shall not exceed 150 square feet in size, except free standing garages, which may not exceed 600 square feet in size, where 1,158 square feet is proposed.

Matt and Tara Kelly (14 Alwin Terrace), 72 Silverside Ave., Block 83, Lot 7 in the R-2 Zone

Seeking to demolish existing house and construct a new home. The minimum required lot area is 25,000 square feet where 22,559 square feet is existing. The minimum corner lot frontage is 150 feet facing both streets where 141.75 feet and 158.7 feet is existing and proposed. The minimum required front yard setback is 50 feet where 51.5 feet and 51.6 feet is existing and 50.1 feet and 48.5 feet is proposed. For buildings located in the Coastal Flood Hazard Area per the advisory Base Flood Map, dated December 12, 2012: It is recommended that the first floor elevation be a minimum of four (4) feet above the Base Flood Elevation, or the Advisory Base Flood Elevation, whichever is higher. No Structure shall exceed 2 1/2 stories or 42 feet in height above the surrounding grade.

John and Geraldine Arege, 17 Paag Lane, Block 66, Lot 5, in the R-1 Zone

Seeking permission to construct 4 driveway pillars with lights. Detached accessory structures shall be located in other than a front yard. The minimum front setback in the zone is fifty (50) feet. The applicants propose the columns to be located within the Borough’s right-of-way, providing no setback. Mayor & Council approval granted January 26, 2026 for location of pillars.

Jacquelyn Jablonski, 164 Little Silver Point Rd, Block 59, Lot 6, in the R-1A Zone

Seeking to construct a second floor addition over existing sunroom. The minimum required improved road frontage is 150 feet where 107.41 feet is existing. The minimum required front yard setback is 50 feet where 49.8 feet is existing. The minimum side yard setback for a principal building is 25 feet for a building and/or structure height of 16 feet and not exceeding 1 1/2 stories where 15 feet/30 feet is existing and proposed. The side yard setback shall increase one foot for every foot the principal building exceeds 16 feet and 1 1/2 stories up to the maximum permissible height.

Jaclyn and Thomas Redmond, 96 Laurel Drive, Block 52, Lot 26, in the R-3 Zone

Seeking permission to construct an in-ground swimming pool with retaining wall, expand and modify existing patio to include pavilion, and install pool equipment, rinse station and stepping stone path to rear yard. The minimum required lot area is 20,000 square feet, where 11,250 square feet is existing. The minimum required improved road frontage is 100 feet, where 75 is existing and 75 is proposed. The minimum required side yard setback for principal structure is 15 feet on each side, where feet is existing and proposed. Maximum allowable lot coverage is 18%, where 19.90% is existing and 22.2% (2,498SF) is proposed. The maximum allowable impervious surface is 35% where 33.10% is existing and 35.6% (4,002SF) is proposed. A detached accessory structure, in any residential zone, shall be at least five feet from the principal structure and any other accessory structure, where 3 ft is proposed. Accessory structures shall not exceed 150 square feet in size, except free standing garages, which may not exceed 600 square feet in size, where 256 square feet is proposed. An outdoor private swimming pool shall be located not less than 15 feet from the side or rear of the residence on a building lot in a R-3 zone, where 10.8 feet is proposed. The maximum allowable floor area ratio is .18 where is 0.322 is existing and proposed. Note: Floor area ratio is a use variance and requires 5 out of 7 affirmative votes. Please note, this is an Existing Non-Conformity Variance that was previously granted on March 16, 2017.

Lauren Visciano, 43 S. Sunnycrest Drive, Block 32, Lot 18, in the R-3 Zone

Seeking permission to remove second floor and construct a new second floor and convert garage to living space. Each residence shall provide a garage. Applicant is proposing converting garage to living space. The minimum required lot area is 20,000 square feet, where 7,247 square feet is existing and proposed. The minimum required rear yard setback for a principal structure is 50 feet where 35.4 feet is existing and proposed. The minimum required side yard setback for principal structure is 15 feet on each side, where 10.7 is existing and is proposed. The maximum allowable building height is 30 feet and 2 1/2 stories, where 32.5 feet is proposed. The maximum allowable floor area ratio is .18 where 0.157 is existing and 0.319 is proposed. Note: Floor area ratio is a use variance and requires 5 out of 7 affirmative votes.
