Yes. My request uh to place a modular unit on my property uh due to me uh underestimating what it was going to cost me to remodel my existing building. Uh once I uh got through all the the hoops and everything with the state inspectors and things the I had to get a engineers report and um and so on, you know, but uh once I got the the estimate of what it was going to be, the electrical is what tipped it over. They wanted to totally uh strip everything out and so that wasn't me meant interior walls completely gone and stuff like that.

And um and then the next option was uh to build a new house where I and uh that was way too much. my uh contractor gave me the code for that and and uh so um he's the one that mentioned that possibly the modular unit would be feasible for me and and uh fall more in my budget. So, he is he is zoned C3. That's his normal his regular zoning. under C3, under special use/ conditional use, he's allowed to have a dwelling on that property. Um, he's currently using it as like a caretaker dwelling right now. Yes. So, but since he was going to demo and you know put in a a modular home, we just thought that to bring it in front of you guys because it's it's just my So, in a way there's no change and a dwelling is already a conditional use on C3. Just real quick, yeah, that it is um already considered a caretaker dwelling what he's living in right now anyways. So pretty much he's just replacing it and he felt that honestly the hardships that hit him were pretty much you know a surprise to him. He was doing his due diligence and fixing remodeling a bathroom but being that they are in a C3 district uh they have to go through CD and when the C comes in they're going to inspect and make him bring up all his electrical uh all the stuff that's there all the piping all the all the stuff uh that's there was built way back when and now he has to come up to new code. um that that really took him way out of his price range. So, he had to do what's right for his family right now. Um they are uh they're they're they're living in a motor home or or an a fifth wheel for right now while they get these accommodations completed and hopefully uh uh the board will will

Well, um, yeah, my project started June 5th and, uh, we'd work for a week and we'd have to take an issue to the state and see what they recommended, what the next step was, what engineer report they wanted next. And um so finally the last one was uh in September finally got the the okay to continue but that's when I got the news that everything had to be ripped out and

It actually ends up being 62. So, I've got I don't have to be the 10 ft. I can um be a little bit further away from the wall than 10 ft. So, that's what I plan to do is just bring it out a little bit and space it out.
