But in the future, if there are any comments on the previous meeting minutes and if anything wants to get pulled from the consent agenda, we have to do it at the acceptance of the agenda stage. presentation. Good evening. Commission today. Or tonight we have the Montoya Estate subdivision. It's a non administrative replat. It's located at 6095 Lee Mo Road. It currently encompasses half an acre. It's a vacant developed. Sorry, John, can you state your name for the record? Oh, sorry. This is John Castillo. For the record. So as I was saying, it's located at 6095 Lee Mo Road. It's a vacant, undeveloped or it's a vacant, developed residential property that currently has an accessory structure on it. The current zoning of the property is R 1 a.m, which is our single family medium density mobile. It's also located within the urban the suburban place type. And it's predominantly surrounded by single family residential development. And the primary access for each lot will be through a local roadway known as Lee Mo Road. As we can see from the zoning map, the subject property is highlighted here. Everything surrounding it is generally r-1a with some commercial zoning districts, but most of those have residential homes on them as well. Right here, this is the subject property. This is the existing existing existing accessory structure. At one point there was a manufactured home on the property, but they removed that. So today the proposal for the non administrative replat is to take the one existing lot and create two new lots that are going to be 0.25 acres in size. As I mentioned before, both lots will have direct access via Lee road. This is the submitted Montoya Estate Subdivision plat. Taking the one lot and splitting
them into two. Notice was sent to all relevant agencies and departments. All supported the proposed non administrative replat. Notice was sent to all surrounding properties within 500ft. Staff has not received any phone calls or emails regarding the proposed subdivision. This did go to the Development Review Committee or DRC in January or on January 22nd, 2025. There was some minor discussion. And the DRC unanimously recommended approval of the proposed Replat. Today, staff recommends approval based on the following findings. Based upon review by relevant city staff, the proposed Replat complies with all requirements and standards of the City of Las Cruces subdivision code. The new lots are being that are created by the Replat comply with all requirements of the 2001 Zoning Code and the subject parcel. The subject parcel is compatible with other residential properties along Lee road. It does meet the intent and fulfills the purpose of the Las Cruces municipal code. Section two Dash 38. Two it does meet the intent and purpose of elevate Las Cruces comprehensive plan, and the DRC did provide a recommendation of approval on January 22nd. Today, your options are to vote yes to approve, vote no to deny, vote to amend or vote to table. All right. Thank you very much. And do they wish to make any comments? Not you don't have to. So okay. But you guys have been awesome at coming up to meetings and everything like that, so I think we should be okay for a little bit to we get Commissioner Porter replaced on our commission, but we're still at six.
