Come on up. Please let us know who you are. Put your comments on. Um, yes. Right in the microphone so they can hear you at home. It's okay.

8:08 – 8:590

Hi there. Um, my name's Virginia Clark. I live next door to the property that has been put up for this review. We had no idea any of the neighbors until we got a letter a couple weeks ago about what was going to happen. And so a number of us, my neighbor Sandy Kelly is here too. We just want to know what's going to be going in there. The land was never put up for sale. We had no we had no idea that our homes were going to be having something there. And so we just we'd like to know what's planned to go in there because obviously we would hope that it's single family homes and not something like a townhouse development.

8:57 – 9:280

What's your address? 339 Asbury Road. So, you're same side of the street. It I am right adjacent and my house is yellow house. Yeah. Okay. And it's not a flag lot necessarily. It's got its road frontage, but yes, it's um part of what was originally the Washburns um property there. So, yeah. All right. Thank you.

9:28 – 9:560

Anybody else like to speak on this? Any [Music] questions, [Music] have you talked to your neighbors about this?

9:53 – 10:320

No. [Music] We have no intentions of doing anything with the property right now at all. And if we did, it would be single family homes, multiple units, duplexes or such. Would be so expensive to do, you know, so that would be totally off the table for us at this point. Maybe for our children or our grandchildren as a land bank only. That's kind of what we're planning, but we're selling the house in front to a local guy and girl, and uh we wanted to keep the land. Now is a good time to split it into two lots if we're ever going to do anything with it in the future. No plans.

10:30 – 11:060

No plans. We're gonna put in a couple culvert pipes and I'd love to find a organic farmer. There's just enough land there for a lot of vegetables. Anybody else have questions? A motion to close the public hearing. So second all in favor I [Music]

11:04 – 11:450

sorry we didn't get that far yet we got to do this here somebody offer to read that please I can okay go ahead will the proposed action create a material conflict ICT with an adopted land use plan or zoning regulation? No. No. Will the proposed action result in a change in the use or intensity of use of land? No. Will the proposed action impair the character or quality of the existing community? No. No.

11:42 – 12:270

Will the proposed action have an impact on the environmental characteristics that cause the establishment of a critical environmental area? No. Will the proposed action result in an adverse change in the existing level of traffic or affect existing infrastructure for mass transit, biking or walkway? No. Will the proposed action cause an increase in the use of energy and it fails to incorporate reasonably available energy conservation for renewable energy opportunities? Will the proposed action impact existing A public private water supplies? No.

12:24 – 13:010

B public private wastewater treatment utilities? No. Will the proposed action impair the character or quality of important historic archaeological excuse me yes archaeological architectural or aesthetic resources? Will the proposed action result in an adverse change to natural resources? For example, wetlands, water bodies, groundwater, air quality, flora, or fauna? No. Will the proposed action result in an increase in a potential for erosion, flooding, or drainage problems?

13:00 – 13:370

Will the proposed action create a hazard to environmental resources or human health? [Music] Uh, let's see. In the resolution, the fourth paragraph for sentence towards the end they have to the comma second comma there. Planning board being a local agency which has I think I was supposed to say primary like a typo says P R I N A R Y. [Music]

13:33 – 14:150

Which paragraph? The fourth whereas sentence towards the end. Yep. Thank you. I'll change that to primary. Excuse me. Dean, I did miss uh the last month meeting, but is parcel C. What's the size uh limitation for one acre is fine, John? So, the smaller parcel with the house on it is 1.015 acres and the surrounding parcel they want to break off. Let's see. They've got two, right? We got one that's 2.34 and one that's 2.3. What's the minimum lot size? I guess

14:14 – 14:590

just one second, John. All right. Yep. One acre. 40,000 ft. So, exactly one. All right. Just double checking. Thank you. And we're looking for a minimum of 60 ft of road. Right. Any other questions for comments? Motion to the resolution. Second. Second. [Music] Tom, yes. Sandy, yes. John Dy, yes. Al,

14:58 – 15:400

yes. Christine, yes. Danielle, yes. Dean, yes. John do as a yes. Affirmative. Yeah. Thank you. [Music] So, let's see. Do you have a copy of the uh resolution? Do we have a copy of it? We do not. We'll give a file copy when it's pardon me. We'll give a certified copy.

15:39 – 16:100

Okay. So, we're looking for the um final class and by the maps. Yeah. Okay. We'll sign off on them and you'll be good to go. Thank you. All right. Thank you. Thank you. 130 road. [Music]

16:130

Hello there. [Music]

16:17 – 17:100

What we want to do is split up our property and uh move out back next to the shop. Uh my wife and I, we're getting to the point where it's getting tougher and tougher to take care of stuff and she's not in the best of health. So, we thought everything would be out back. We have our grandson to the left of the shop and then we want to go with the right of the shop where I have my bucket truck and then sell the house out front. [Music] So, this is just a sketch plan tonight. This is this is your first shot at it. [Music]

17:10 – 17:490

Did you get the cabin all all finally like cabin all done? Uh yeah. Well, this area is uh 30 in I mean 30 ft wide by 34 ft long and it's existing. We had the roof the sides. We just got to enclose it. So, and I sell my bucket truck and get all that stuff out of there. So, the buildings on parcel B are already there. Is that correct? Your cabin shed. It would be on B. Yes. where the sh says shed.

17:55 – 18:370

So, I'm sorry. Did you say that the cabin, the shop, and the shed are already existing? The cabin? Yes, all three are existing. Okay. Thank you. So, John, is that driveway okay with the fire department turned around? Is that common play when he builds a house out there? We'll have to to look at it for for code, but probably So if the driveway is a certain length, it has to be an area for the fire trucks to pull off. Well, tell you if they talk to you about that at all. Nobody said anything, but I will definitely get that taken care of.

18:35 – 19:100

Okay. What is it, John? Is it over 300 ft? It It's a sliding scale of of length to width. The older it goes, the wider head it is. So yeah, just keep that in mind when you're ready looking for a building permit. You know, surprised that I don't see that any issue there. [Music]

19:07 – 19:500

Are this building hooked up to Bolton Point? Yes. Uh the one that would be on my property, I have a meter which would and it tails off to the house and it goes out to the shop and I'm going to put in a new water system in for the house. So it'll be on its own. Okay. So your water line is going to be on parcel A. It's going to be on parcel A and parcel B. So they'll be separate. Have a easement on that, right? On parcel A for your water line.

19:50 – 20:330

Follow what I mean? I own the property right now. Both. But you're going to sell that. You said, right? So A will have its own and B will have its own. But but to access B, did you say it's going to come off of A? No. Oh, A is going to have a new run. Okay. So, it' be completely off my property, but my property of B. So, the water line for B will go along the drive point. Then you put a new line. It already does. Oh, you It does. Now, heights in here. He says it tails. I see. Okay. Gotcha. Goes in here. Okay. I already talked to Bow and Point about it. Okay.

20:32 – 21:130

I talked to the Tomkins Health Department. and they they're okay with a um leech field. [Music] Your is your property sandy over there? It's soil. It's lom towards the uh cemetery and then it's clay on the other side. But the across the ground goes downhill. So I know across the creek there off the trip hammer terrace they can see. Yes. Yeah.

21:15 – 21:560

Were any questions on this? [Music] Yeah, we have to just schedule a public hearing for next time. Yep. We'll we'll need full size maps, not not not just the photo copy on the letterhead. actually need to have the subdivision maps. Yeah. Something like this. Exactly. Yeah. Yeah. I'm learning the slow, but I'm learning. It's all right. It's all right. I think we're all set. Oh, thank you very much. We'll see you next week.

21:52 – 22:440

Yep. Have a good night. So is that hearing me [Music] proposal, right? enjoying [Music] your coffee hanging out. You know, it's a long day. [Music] [Music]

22:45 – 23:280

That that makes it kind of exciting. It's a package deal. Yep. We got we got through that one. Three three months. This is better than this shows. So you're going to have two parcels here. A and B. Yes. The back part of both A and B is in town. Yep. And on the other side of the water is a occasional creek that runs through there. seesaw. Yeah.

23:28 – 24:040

Just left it landlocked. There was no way of getting like another property from behind or else the neighbors had to give up 60 ft and we all know that wasn't happening. So, we split it down the middle. Work your way around. Yeah. It was easier to just split it in two. Yeah. For development. [Music] Let's see. [Music] 92 size locks. Nice and deep. Yeah.

24:06 – 24:430

Word. Any questions on these? [Music] Assuming there's some septic and water on the parcel. Correct. Yeah. The house is being remodeled. Pardon me. The house is being remodeled and ready for sale. [Music] Questions? [Music] Do you have any um plans to do anything with just sell it? You just sell

24:41 – 25:040

it's it's up for sale. It actually was almost sold if this all went through and that client backed out. We're probably going to develop maybe build another home on it. We need to finish the one first on the right hand side of the the east side and then we'll start developing the next single family. Single family home. Yep. Be in the village.

25:03 – 25:510

It'll be in Well, we'll use the road front. Yeah, that's that's why I started with the village cuz they had the road frontage and other things I had to get cleared. Then you guys were hanging out there in the back. So we just need to do a public hearing next time. Just need to set a public hearing. Seeker we provided Jack provided us with the resolution from the village showing that the subdivision was completed um on the front half. So we we know that they're they're good with it. So um this board can can complete their subdivision. Then Jack will combine them, you know. You just have a line that makes it confusing,

25:50 – 26:110

right? Right. Two tax bills. Two tax bills, you know. Four. So, seems confusing, but it's actually pretty simple. Yeah. See you next month.

26:07 – 26:490

Good to see you. Well, thank you. Sure. Very nice and straightforward. Split the land up. Go for it. I guess we're left with you folks. Zero buck road. [Music] He's just as excited as I am right now. So, we're looking. [Music]

26:55 – 27:370

All right. So, walk us through this a little bit. There's some plans of Charles Guard, correct? So, it's not a uh lot line change. It's a subdivision. So, we're take we're buying uh 4 1/2 acres 4.71 is what the survey so shows off of my grandfather and the remaining lands stay to him. So, that's what we're allowing adjustments. Correct.

27:34 – 28:170

Correct. There's a note on the map that says to be merged with correct due to there not being any other road frontage connecting the remaining fields to a road. So you're going to combine that lot. So the lot that is existing, which is the 88 acres to Charles, the remaining lands of that needs to be merged to the property that connects to Salmon Creek Road because otherwise there is no road frontage.

28:16 – 28:370

Correct. So, we're going to need to see the bigger map that shows that Salmon Creek Road and his other his other land, right? Um, it it has both tax maps numbers on it.

28:32 – 29:130

The survey does. So this the back of the uh survey mapper Dean is that 58 acres is is that why this shows up on your last page here does say 80-14.2 2 is 80 acres right now and that's got to be combined with whatever correct correct in in total it should

29:09 – 29:530

equal out to about60 [Music] here [Music] I still think this might be a lot line adjustment because we're not taking one lot and creating two. We're just making a lot smaller. I I think the way I'm understanding it. So what's the uh So there's this current uh I thought John was over an acre we we wanted to do it as a split. Isn't that in the past?

29:52 – 30:350

Well, yeah. It's still a lot line adjustment. It's just you folks see it. That's why we prefer it here. Oh, that's why. So, if it was under an acre, you'd just do it in house. Is that the idea? That's the idea. Yeah. But you're But you're you're lopping off 4.71 acres. Correct. Okay. Off a larger 80 plus acre lot. Correct. And then so say the remaining the remaining 80 acres are just going to be combined with the Salmon Creek frontage, right? Uh yes. Yeah. essentially because I was told you you couldn't have a piece of property that's landlocked even though they're both owned by him. Yeah, you that's that's correct. But so the net effect is still the same number of lots. We're just

30:33 – 31:170

So we're just taking this section here and Yeah. making a go with the Salmon Creek Road. That's correct. Correct. Correct. Just asking for the board's uh approval of this more or less oversight. Yes. So I don't we don't need to to do seeker or schedule a public hearing. You can just uh you can refer this back to my office. We can stamp it. We can get race seal maps take care of it. It's all maps right here if you want. I It's all in the egg district. So it's not as controversial either. What's your what's your plan? Uh to build a house do that up here?

31:14 – 31:590

Yes. Yep. So, the the driveway I've already talked to Scott about because it's not the proper amount of road frontage for a residential driveway. Um, but due to it being existing, non-conforming, um, Scott said we were in the clear to move forward with it. Okay. Did you hear the discussion that we had with the Mr. Christopher? I did not. Um, just in terms of the length of the driveway. Oh, the the uh access for fire trucks. Yes. I've already taken that in consideration. Okay. Just so you're not getting blindsided by that. Yes, sir. Scott and I went over that when we spoke about the driveway to begin with and uh yes, turnarounds are definitely a thing.

32:00 – 32:420

Okay. Board, any any questions? Um what do we do? We need a resolution or we just need to um make a motion to approve. That'll be fine. Yep. Do I hear a motion to approve adjustments? Tom second. Sandy second. Call the roll. [Music] Tom, yes. Sandy, yes. Al, yes. Christine, yes. Danielle, yes. John Cedra, yes. D, yes.

32:39 – 33:070

So, we just need three copies of originals there. Just leave those sign. We'll do as many as you want. Okay. What's going to happen?

33:140

Summertime.

33:23 – 34:080

Sorry. Last thing just I know the guy isn't building today but uh me John will catch it that one corner pin is to the driveway existing so it should probably get shifted or just be loaded on uh a pin cap is yeah yeah I was just thinking hey John I just I just noticed the one quarter pin cap is through your driveway just whenever you do go to build it should probably get shifted that driveway yes the driveway is going to be shifted West. Yeah, exactly. That big cap's been there forever. From uh personal experience, that can take a big problem. If you ever try to sell that in the future, you want to get that taken care of. Okay. Several feet west.

34:07 – 34:180

Yeah. So, that would be good investment. Perfect. Good luck. Thank you so much, guys. [Music]

34:16 – 35:030

Parents had to sell their house. Nice driveway. It was a nightmare. Um, has anyone heard about any solar development on Wilson Conlin B road? I I don't know if I could specifically speak to those roads, but that general area is pretty close to the Silver Line, and they they have maps on their website. They've Yeah, they they've got multiple multiple parcels that are not continuous. So, if you if you Googled Silver Line Solar Lancing, they've got a website, a page, and you can see their maps on there.

35:01 – 35:450

They would come to you, right? No, they would not. It's an article 8 proceeding through the public service commission. Y It's like a It's like a 160 megawatt project. Yeah. Over 1,000 acres. So, so we don't see it at all? No. solar lines that silver lines silver. And you see that they're upgrading the um two-phase to threephase on Trip Hammer Road when it pulls in for that um one that backs up to Cherry Road. Is that why they're doing that? I know. I saw that. Took a little while to click it. It'll be there to connect. Pretty smart. Yeah,

35:43 – 36:240

they're interconnect. Yeah. Well, do have we heard anything about speaking of Trapo Road in the dead zone there. Have we heard anything about the tower, the cell phone tower? You know, we approve these cell phone towers and then they just do nothing. I didn't say it was marked. I saw some really. Oh, good. Yeah, cuz last time around nothing happened, right? But but the one we got passed says, it's not really going to increase our capacity, but I hope it does. You know, it's so close to our dead zone. I think that was mostly going to help people south of us, you know, that tower according to their maps and topography. You know, the sooner they get that done,

36:22 – 36:460

it's got to help the rest of us. Right. Right. [Music] Any other comments, questions? No tonight. No Joe. So, motion to end. Okay. Very. Wow. That's that's
