Kemah Community Development Corporation - Regular Meeting

Call this KCDC special meeting, 04/14/2026 at six p oh, 6PM to order. Number two, invitation to address the board. We don't have anybody. Anybody that's wanna get up and speak? Got three minutes. Alright. Number three, Robert Kelly is not here. I just texted him. I'm not sure where he's at. So missed that opportunity. Number four, board member comments, Dustin Oliver.

Thank you, everybody, for coming out, and welcome to our newest board member, Megan. Welcome to the board. Looking forward to working with you.

I'm just happy to be here. First meeting, so I'm excited to see what happens. And thank you. That's all I've got.

I'd also like to welcome you to the KC DC board. We've a lot of great projects and just need more hands to get those done. Also today we had the grand opening for Skinny Margaritas right up there on Bradford upstairs. Looks good. Encourage everybody who's listening or to go out there and check it out because we support our local businesses. Thanks.

Also, welcome Megan. I'll piggyback off of that. The new SkinnyReady opened. It's amazing. Fantastic menu for everybody. And, also, we have the Cuban Cafe opened recently. Recently, there was a line out the door over the weekend. It's that good. So KeyMath's the best food and coffee. I've said it once. I'll see it again. And thanks everybody for coming. Appreciate it.

President's comments. Megan, congratulations. Welcome aboard. Look forward to working with you actually. To add to Skinny Margarita, this Saturday Gal veston Bay Foundation's grand opening, it's not a city event, they're doing it internally since they're a non profit, a very large non profit since they own I think 3,300 acres along the bay. But that event will be, and I don't know the times off the top of my head, but it's a Saturday and I will mail everybody the times. So, I don't remember, but it is a Saturday. And I do believe Kyma Oaks is doing a cleanup on Saturday as well.

if anybody's got availability Saturday morning, think they're gonna try to do the Tension Pawn and Jarbo Ditch and they're going to try to clean up Kemah Oaks a little bit. I think it's Saturday from eight to ten, if I remember. Mister Langford told me. I think I'll leave that and go take a shower shower and go to Galveston Bay. Yeah.

I think Galveston Natasha, could you check with Galveston County? I think they're doing a heavy trash pickup in Baycliffe this weekend as well.

So if anybody's got any limbs or tires, not commercial tires, but just the tires off your vehicles, I think it's free to the public. So I think as a city, we need to promote that as much as possible so our residents are aware that that service is available right down the street. Please. That's all I got. Yes. Good afternoon. I do apologize. I'm having some technical difficulties. If I could please come back.

6A, KCDC mid year report. It's just good accounting practices to do a review of our accounting for the mid year, and me and Ryan went over it. There was no major concerns that me and Ryan found. I mean, if anybody has questions, it's present. So, I mean, but we didn't see anything that was alarming or concerning to any degree.

It looked like we're well on budget and tracking well. So, just as a good accounting practice to do after March 31 was our six month. We're gonna do the same thing at the city level, think, but we're gonna break it up two departments and two departments, think, because it's a little bit larger than KCDC. Caesar's still having technical difficulties. So, number eight, consent agenda approval of minutes for the 03/17/2026 KCDC regular meeting. Do I have a motion?

Alright. So let's go. Number six, city administrative report.

I just wanna kinda update everybody on a couple of things. Staff wise, miss Patty had her last day this past Friday. As her exiting triumph, she did help us finish our tourism friendly certification. So we're very proud of that, and she was able to get that accomplished before leaving. She leaves huge holes to fill, and we hope to be posting a position here very, very soon. You handled the other one, which was a media review, so I have nothing else to report at this time.

Another thing I'll report is is the sidewalk between Cameo Crossing and the 57 acre park started yesterday or Monday. So

It did it did start on Monday. They are gonna be getting their framing completed hopefully by tomorrow. Inspection for either end of day tomorrow, first thing Thursday, and we hope to pull before the end the week.

And we're still on pace to get the the grant money effective June 1 for 2,600,000?

I understand it's supposed to give me the final application or the final contract to bring before council for approval to have commencement date of June 1. That's the plan as of right now.

Just so everybody is aware, grant was issued to the city of Kemah, but we're gonna look and see maybe doing an interlocal agreement and helping the city perfect that contract from the KCDC standpoint since we are two different organizations. So we're working through that, seeing, get with Kyle, find out exactly what we need to do. That way we can take ownership of that project and still stay within guidelines with the GLO. I think that's all we have on the open, so I'm gonna call 607. We're going to executive session.
