I'd like to thank those in attendance. Uh we do expect one more commission member and uh she'll be able to take her place uh when she arrives. We'll go now to city administration remarks. Good evening everybody. Um, as you can see, things are moving along in a lot of different areas. Good news as far as development goes. So, we'll be getting busy here pretty soon hopefully. Knock on wood somewhere. Knock knock. Did you want to talk about Metal Plate or? Um just uh dating back to a year and a half ago, the uh the land deal for the 61 acres or the 60 acres that the industrial park did go through. Um there will be two manufacturing facilities um that they are looking to break ground on. We're just waiting any day now to start asking for permits. Um their goal is to have the first manufacturing facility up by November and the second one operational the first quarter of next year. Um uh again uh God's blessing. You know, at one point it was 80 jobs and the most recent is when they're all up and running could be 230 to 260 jobs for our community. And we've got one other potential um uh commercial development coming in. We've got some meetings tomorrow. So, and then Don's got all kinds of fun stuff he's working on, too. So, it'll be fun as these things continue to pan out and we can start talking about it more. But um good things are coming to this

So, at this time, um, we're going to hold a public hearing to hear citizen comments and hold a discussion on a zoning change request from single family residential SF-2 to commercial C-2 submitted by Dan Griffin with Provident Land Investors LLC for the following four properties. Uh, a 2.014 014 acre tract of land located in the J Pennington survey abstract number 701 and the demise survey abstract number 567 within the city of Keen Johnson County, Texas to be used as rightofway. A 2.824 824 acre tract of land located in the J Pennington survey abstract number 701, the DMI survey abstract number 567 and the BBB and CRR company survey abstract number 114 within the city of Keen Johnson County, Texas. A 2.03 acre tract of land located in the J Pennington survey abstract number 701 within the city of Keane, Johnson County, Texas. And a 1 61 acre tract of land located in the J Pennington survey abstract number 701 and the David Meyers survey abstract number 567 within the city of King Johnson County, Texas. So

Before I get started, um, my name is Steve Reid. Um I'm here u with uh Dan Griffin uh on behalf of Provident Land Partners. Uh thank you for having us back again. This is um this is round two uh for this application. Um it is property that is currently um zoned um primarily um residential. Um the request and the application is to change uh that zoning uh to commercial. Don, do do we happen to have on the screen? Can we put the um do we have the Yeah, here we go. Um I'm I will um maybe walk over here and I'll speak loudly so that you can hear me, but You can see Highway 67 at the very top of the screen. You can see ac that are involved are track when we brought this matter before February of last year.

We ask that all of that request took the request before the city council. The city council actually neither approved nor disapprove the application dead and so kind of stuck in that if you will. One of the concerns that the city council had as it related to property owners attempt to just reach a compromise and not go back through the process. completely. We have met with the owners of that property and agreed to leave this triangle piece right here that says residential and that kind of triang buffer for their residences that remain uh out there. And um our understanding uh from those meetings is that they agreed that they would not um oppose uh the the U application going forward. And so in order we were going to go forward with the application either way, but

we're you know we're in a position where we have agreed that uh uh we could accommodate them in that way. And hopefully that creates a scenario that's a little bit more palatable for uh the council uh in terms of approving uh an application that that frankly u just to be candid we believe uh is is more of a ministerial act in the fact that due to the fact that the application that we're submitting uh comports with the uh city of Ke's uh master development plan. Uh but that's why we're here tonight uh to make that request. Again, uh we're happy to to answer uh any questions that we're able to answer that you may have. Um and at that um I'll uh I'll I'll give the floor back to you, Chairman Jackson.

And so I don't I don't know how you pe like how everyone gets mail back there. Um, but usually when there's a mailing typically they will do like a ddup and so if there's multi if there's they make sure it goes to the one address and so I do apologize. Um I just got back like into town a little while ago and I'm trying to um I was informed of it but again it wasn't intentional. It was just a it slipped through the cracks. So I do apologize for that. That That's why we tried to leave you a voicemail today, I believe, to let you know because we realized that you did not get a letter.

know Yeah, I understand as a um homeowner, land owner, you know, that can be kind of daunting. you not knowing what's going to be in there. But even with single family 2 zoning, uh you're looking at uh four or five houses per acre. If somebody ever does come in there and zone it according to the current current zoning and I don't know the total number of acres out there, I I would assume there's probably about 35 or 40 acres out there total. Some of it owned by the city of Keen. So, I don't know what their plans are, but uh you know, you could eventually have 50 houses, 60 houses out there just as easily as one or two, however many commercial properties they're able to develop. Okay. Commission members have anything? Yeah, you're you're right there. Next one are the the thinnest stripes one right there.

Yeah we have Mr. uh Bartell is here. Um I know it's kind of hard to see but as you can see right now that is zoned all agricultural and they wish to divide it into four lots. Um being put my glasses on to see how many acres each I know it's 1 1.7 for most of them except for the ones 3.8,

U our goal is to provide some uh you know affordable housing tracks for new development for residential homes and uh so we're we don't want to cut it up too much like you were talking about when you put 40 houses in there or anything but we were just looking for a simple minor plat minor replat to subdivide this into the into four buildable lots is is that currently served by the city sewer? Uh, no. That's why they have to be a minimum of one acre. I thought they had to be I thought they changed it had to be two acres now for septic in the county. I think it requires two acres, but I'm not sure about

Did you speak with some of the surrounding property owners? We have not. No, I don't see any that are in here. So, I just I'm not sure if the public's aware of it or, you know, they would like that.
