It also, what the commercial does is it allows uses that would require a specific use permit in the local retail by right. So like they wouldn't have to come to you. But yeah, pretty much this allows for any of the commercial uses. It's less restrictive.

Is this going to be our liquor store? No. And I'll have a city council briefing on that next week. Right now I don't believe it's allowed at all. So I want to have that discussion about if it were to be allowed, council needs to give me direction to look at the zoning ordinance.

I guess all of that at some point. At some point, if it's annexed and if this is accepted or approved, and then at some point down the line, there'll be a site plan to approve later, I would guess.

I mean, can we look at the aerial map? I mean the line. So the property owner owns two acres. about a little 60% of it, I believe. See, so the red line is the city limit. So it's just outside the limits. It has one common entrance through the property that's inside the city limits. The property owner just wants to package them up, if you will, and look to sell those two acres combined. And it's easier when it's all in the city limits and it's all under the same zoning. so which which side of that the the box does the owner own the left or the right side the bottom the bottom yeah so yeah uh jerica can you open the other area just right i mean there is no you know he just wants to zone a commercial to facilitate marketing and the sale the sale of the property Yeah, and you can see that that's the one that's already inside the city limits. The yellow line is the Collin and Hunt County line. So this is in the Hunt County side of the city.
