We're going to discuss, consider, and act to make a recommendation to the city council on a final plat of the Morgan Farm subdivision phase 1 consisting of 211 residential lots and six common areas on 43.246 acres located east of County Road 642 north of Hubard Road.

Mr. Chairman, members of the commission, Miguel Linklan, city planner for the record. Um this is um a reconsideration of approval of a plat that had been conditionally approved back in December. At that time the remaining conditions were the abandonment of the easement that belonged to the city uh which was approved by city council and recorded um last month and also the completion and acceptance of the improvements of the subdivision which occurred uh late last week. Um the city engineers uh letter of uh recommendation um arrived earlier this afternoon. He he recommends approval. Um and if this is approved, it'll go to planning and um to the city council um on Monday of next week. Um we as the planning staff also recommends approval as presented.

Okay. Yeah. So all the uh updates or improvements were made. We've already conditionally approved it. Yeah. As long as those requirements were met. Yeah. It it's got to come back to the commission for reconsideration and like final approval and it goes to the city council for their final approval as well. Okay. Uh so this would be time for public. There is no public hearing for plat approval. If any member of the commission has any questions or concerns about the plot, I can address them. Now, just a quick reminder, what were the improvements that were needed?

Just uh the improvements means just streets, water line, sewer line, uh sidewalks, um on areas where there's no homes. Um the screening, drainage facilities, all of that is uh reviewed and inspected by our construction inspector and the city engineer and our public works team. Once they uh accept it, we get a copy of that letter which allows us to bring the plat before you for for approval. Is is there any concern or

Well, I'm just trying to think back and I don't uh but the things you just mentioned, I mean, those had to get approved before it came to us back in December, right? So, construction. Yeah. So, a preliminary plat

preliminary plot is approved early on, which is a preliminary layout of the subdivision. Once that is approved, the uh developers design team begins the full construction plan submitt. So construction plans uh are approved administratively by the city engineer. They don't come to the planning and zoning commission or city council for approval. Once that is approved, they get the release the notice to begin construction and that starts that process. So what you're seeing right now is basically the uh documentation or ratification of that preliminary plot. You know if if there were changes caused by the field they were addressed at the time of final plot. Um now this project was pretty much done before I got here. So my involvement here has only been this final plat only because all of the approvals and plan submitts occurred before my time. So it's it's been under construction for more than a year. I want to say closer to two years maybe.
