Gilmore? Here. Miles? Here. Millard? Here. Bailey? Here. Couples? Here.
Alright, need a motion to approve minutes from 01:20.
So moved.
Second. Thank you. All those in favor say aye. Aye. Alright, number one. I'm not gonna pronounce the name, but Iridia, you're representing them.
Won't you step right up and
tell us what's going on?
I'm not gonna try to pronounce your first name, but it's Ramadani is the last one.
Okay, thank you.
I'm John Easley with Associated Engineering. We've done site plans for commercial development on Hill Park Drive. One of the comments was the traffic access code requires stub outs on new parking lots to adjacent own to then And we're we're asking going for a variance to not put the that. Stuff out seeing.
What's going to be the purpose of this building or do you you know yet? Sorry? The building that she's building or whoever is building, what is it going to be used for?
It's for rent beauty salon, I guess you could call it, individual stalls or stations, I guess you could
call Yeah, okay. Right. If you all could look at I'm sure you all looked at the plot plan and if you looked on Google Maps, you could see clearly the Goddard Playground on one side and then the other side is orthodontics office?
Stewart orthodontics. The gentleman here is from Okay.
You ready to give up five to seven parking places? I would agree with that. Did you do that? Did you do that building?
The dentist?
No. You didn't? Okay.
17.59. Just looking at the plat plan, so if you skip a lot, 1731, and you go over to whatever address that is, Plan View to the west, they've got their turnout in place for cross access to come through? Daryl, am I reading it looking correctly? Mayfield Drive? Is that that Curtis?
That's just the end of their end of their drive. It didn't it didn't like it's turned back, is it? I'm trying to Oh, the one on Mayfield? Yes, sir. What I'm trying to form an opinion or an observation of is that the one on the the the one on the left side of of this project, I can understand not wanting to Goddard School, but the left side, is that not to 1731? Am I reading this correctly? We're at 17. This proposal is 1751. 1731, is it on a vacant lot?
No, it's not. That's where Stuart Orthodontist is.
Okay. So on this picture, appears to be Oh, so, okay. So that's where your building is at. Okay. Okay. Then I have never mind. I've Did he get
a variance on his loan?
I guess so my question as is, Stewart's doesn't have cross access turn backs on theirs?
The Not adjacent line.
Wouldn't want traffic going around that building all the way to Mayfield.
Egress on Mayfield.
Mister Darrell, do you the city doesn't have a comment either way on this?
This is such low traffic count out there. Mean, if the traffic count was higher, it'd be one thing. But there's maybe a couple 100 a day on the street.
That elevation. Is that day care in there?
Yeah, that's that water. Doesn't even have
a parking in the back. So there's no way you're even attached there.
Mr. Chair, I move that we grant the variance as applied for.
Second. Roll Wagner is up next.
Wagner, Mr. Wagner. Yeah. In better drive. Yes. Rescue for a five foot variance on the north side and the west side. This current zoning allows single family and duplexes to have the driveways five foot off the property lines. He wants to put a triplex out, which throws it into commercial, which is 20 foot. We're just asking for the driveways to be five foot off the property lines on the north and west side. It also is an other benefit. It keeps the driveway further away from the intersection.
Intersection? Okay. Wagner's breaking his string of building single family homes. Talked about that. Obviously this is rated for triplex.
Triplex, yeah.
It does put it further away from the intersection, which is a good thing. But, I mean, I don't know if we really have a have much of my opinion on it since it's just that driveway there. Well, he's got the building sitting on there. It it if you put it at 20 feet, it's gonna make it kind of a hard turn getting in and around the buildings.
The traffic will enter on Meadow Drive around the back of the building and come out. It'd be like a one way street, one way driveway. It'll come out on Fairfield, Middlefield.
It's actually gonna go the Fairfield. Drive is gonna gonna go behind.
Yeah, in or off matter angle parking and then come around the north side of the building and come out on Fairfield.
I got a question on his request, it says 5 I it. Feet or less. Can think can affect the sidewalk? It'll it. Be required if the sidewalk's in.
The sidewalk whatever, the pipe in the ditch and all that and everything else.
Have you done a preliminary site layout? Have you done like a preliminary site layout on that property, the buildings you want
to I've put got one. I've walked off for God's sake.
Okay. That's alright. Alright.
That's what I was looking for.
I got you.
As an existing driveway now on METTER, I believe the old house that was there before come off there.
That in the trees to the to the
Q. Triplex there? I mean, realize it's more revenue, but why is he pushing the limits of trying to put a triplex building in there?
He couldn't put a fourplex there. I mean, I don't I'm an engineer, not a developer. A triplex fit good. I mean, if it's good on a lot, if it's in the setbacks and everything else. Now why he's going for a triplex and not a single? I can't answer that.
It's the property property line at 3404 between that property and 3404. Is that correct? That's what he's wanting to reduce by 15 feet.
Yeah. The property is 3404 Meadow Drive.
Okay.
I believe that's right. 3406 Meadow Drive was was the original address.
Can you go back to the Google Earth plan? Just got confused.
We're talking about the corner lot. The corner lot.
Corner lot.
Okay. Never mind. Okay.
Bacon corner lot.
And to Matt's point, we don't want the verbiage to say five foot or less. We want to say five foot.
Typically for the single family, the driveways are five foot off the lot line. I grew up three or four blocks away from here. So they're all like one side, five foot off the property line. Sometimes you got them outside the lot or they're the same going down the street.
I grew up out there too, John.
It ain't what it used to be.
No, it's not. Bailey.
Do we need to correct the verbiage? Yes.
Minimum of five foot.
Minimum of foot.
Just five foot from the property line.
Do amend your motion that way?
I will amend my motion that way. Yes.
Yes.
Everybody voted good. Sleeping there.
All
right, thank you.
Thank you.
Thanks, John.
Donna Franklin. Come on up here. How
are you guys doing? Good. Good, my name is Trevor Matz. I'm here on behalf of General Contracting. We are requesting a variance to increase the offense that we want to put on our lot from a six foot high to eight foot high. And the sole purpose of it is to conceal all of our construction trailers that we have around our lot. Right now, they're right across the road from us. So we want to bring them closer to the building, can seal them, and keep them away from the public. I have some pictures and some drawings if y'all would like to see that.
Casey, tell them what you think about eight foot fences. Do that. You've opened your mouth about this how many times?
Not about this.
Well, no, obviously. I'm just talking about eight foot fences.
Yeah,
thanks. You're be known for something.
My only question, would six foot fence not accomplish the same thing for you?
It makes it harder for individuals to climb over and it conceals them more efficiently. With these being taller cargo trailers, it would hide them a lot better.
Just wanna make sure of the ordinance. A fence can be six foot tall, but then you can put barbed wire across the top that extends past six foot. Is that right or is that wrong?
I don't think we allow a razor wire or barbed wire
in the city. Do we not? You do in some industrial areas, but not not here.
And this would only be a chain link fence, no bar wire on top of this one.
So my question is, as we try to weigh each one of these variances when they come hardship for us to grant a variance? One of the criteria for us to grant variances is there's a hardship. So besides you guys just wanting and by the way, what you've done down there in your office complex and revitalizing that I think is great.
Thank you, sir. But
what is is the hardship
other than y'all just want to go to
eight Yeah.
So, got two things for you. So, first one being public safety. Right now, there's a lot of kids that run around the property and there's houses that butt up against it and they're always trying to climb up and on and around these trailers currently. Okay. The second thing is prevention of theft. Okay. These are trailers that are full of thousands of dollars of construction materials. So this will obviously, you know, help protect against that. Okay. And have the eyesore. Yeah. And have the eyesore.
So if it's chain linked, are you gonna have like, slats in it or something so
you A can't see through
windscreen. By a windscreen. Yes, sir.
You said you had a picture of this? You've got this drawing is where you wanna put that fence.
The heavy the heavy black line? Yes. Fire department is always already signed off on. There's a fire hydrant that's out of
is it that you're actually where the perimeter of the fence, is that on here?
Mother looking there. What district does this fall in? Is this the Downtown Improvement District or is it
industrial It is Industrial Arts. Industrial Arts. Okay. That's not a street right there, is it? It's just a your driveway or
Just driveway. Are you talking about that runs right alongside the long way? Yes. It's a driveway, I believe. Yes, sir.
This this lot borders the McClure side?
Yes.
How are you planning on attaching the black fabric?
It will be like with some construction brackets, some simple kind of brackets or some steel zip ties, things such that.
So just so I'm clear, are you planning, are you asking to bring it along Burke or is it, does it go down McClure then crossover and then turn back at the corner of your building.
Yes, sir. It just goes right along there.
What about out here? No. Doesn't protrude Okay. Okay.
That's the exact proposal layout.
Okay. Yes, sir. So it does turn back and and then lines up with the corner of your building. Yes. Okay. Exactly. You got a I see now you got a 20 foot gates in there. Go ahead, Casey.
So I was trying to go back to your point about hardships. Unfortunately, the six foot height is a hardship we all have, correct? It really is. We all bear it because that's the code we've got. Haven't been prone to go along with taller fences than that. I just haven't. Most of them have been on wood fences in residential neighborhoods, so this one's a little different. You're in type setting. But I'm still having a little bit of hard time, like Kevin said, with the hardship of it. Because like I said, the hardships you gave, which are credible, don't get me wrong, I agree with you.
They're just all hardships that we all bear. So there's my issue with it. That's what I have.
Q.
But the building does look great. Thank you. Our office is down here. It really looks great.
It does. You've done a good job. Hey, big improvement.
Yeah. Yes sir, thank you. And we're proud of it.
Yeah. Keep going down that street, it
would be
really nice. Clean a lot of that crap up.
I put some before and after pictures in the little packet just because it does look lot better. I appreciate that.
With that being said, with the rest of the buildings along Burke, that eight foot fence is going to be minor. It's just not going to be a thing in my humble opinion, sometimes not humble, but I don't see a problem with that. What I do have a problem is, you saw, I have seen how these black wraps start fraying in the wind and get neglected. I don't think you're going to let that happen. No, we're very mindful.
We're very mindful of that. Yes, sir. I don't know if you all know what we do, but we primarily remodel Walmarts. And they are some of the most particular people on the plant. We're very accustomed to making sure all of our buttons are buttoned up and whatnot.
I'll let you interview some of my clients. I would disagree with you.
Mr. Chair, move that we place variance request on the floor for vote, please.
Second. Second. All right. Miles?
Yes. Miller? Yes. Bailey? Yes. Okay, both? No.
You good with three votes? You got three votes. Okay, good. Alright, thank y'all. Proceed.
Thank y'all very much.
Thank you.
You guys want these drawings back right here? That beautiful building, need to pass it
out to everybody. Thank you.
I'll see anything else to do?
No, sir.
No, sir. We're adjourned. With the vouchers.
Second.
