And uh if you would uh Mark, would you like to lay some prayer tonight? I'll tell you if you don't mind. I won't give you the opportunity, but I'd really like to if you don't mind. Okay. If you would join me in prayer, please. Dear heavenly father, we come to you thanking you for uh thanking you for the rain, dear God. We'd be amiss not to thank you for hitting. Thank you for the sunshine.
We praise you for blessing us with it. We thank you, dear God, for the health and the ability you give each one of us today to live our lives. And Lord, I pray you're pleased with how we went about doing that. As we come together tonight, dear God, to to discuss and do the business of the county, I just pray that you would guide us in our thoughts and our words and our actions, dear God, and may what's been being done here tonight be glorifying unto you. Dear God, at this special time of year, I pray, Lord, that you would uh you would cause each one of us to pause and not only count our blessings, but to to take a look at the folks that are around us, Lord, and see what we could do to maybe bring some love to their lives. Um, real quick, um, as we discussed last meeting, um, regarding the chancellor's ruling on the East Tennessee land development matter, uh, the county commission, um, greenlighted, uh, me to just very generally to take what action was necessary needed to, uh, defend that, uh, with respect to the court's ruling, whether that be by appeal or motion or otherwise. Um, so The only thing I'm here today with respect to that is technically it's an appeal. The county commission are the ones that write the checks and pay the bills for for lawyers and and have greenlighted that. Um they appeal this body's decision. So I would just ask uh for a motion for the same just for me to be able to take whatever actions necessary to appeal or defend or motion be a motion or appeal or otherwise that that I'm just asking this body for that same motion that they approved.

We're down to item number six. Varian request request for a for a detached garage to be constructed with a zero setback line at 1335 Seagull Lane in Dandridge, Swan Point Estates, lot 42R by Arthur and Abby Hillman. Okay. And I trust we want to have a copy of that package. So, Mr. Chairman.
Yes, sir. We also have some photographs. Absolutely. If you don't mind, we only have four copies, so if you wouldn't mind sharing people were on the committee.
Thank you, Chair. So, as you can see by the plaque, our property is pretty steep. And we used to just own the half of it. And we purchased the western half of the property from our neighbor so that we could build a garage because we've never been able to have a garage on it because of the steepness. And um the plot itself is a little bit deceiving because it shows the culde-sac is enormous when the culdeac is barely bigger than the road itself because of the terrain. And so, oh, um, so, uh, the while we're asking for a zero variance, if you look at this first picture, you can see that way down here, this is the edge of the culde-sac. And way up here, this little pink flag is the edge of what the plaque shows as the culde-sac, which is never going to be the culde-sac because it's so 50 ft from the center of the culde-sac is the edge of is that little pink uh flag. But if you can see on the other side on page the last page here, you can see the other side. This is how big the culdeac actually is. I just outlined what um I did this from Google Earth and I just outlined what uh is actually the culdeac and they could never really enlarge it because once they start enlarging it, I mean it just literally drops right off on the other side. So they couldn't make it bigger on our side. They can't make it bigger on
that side. And the little two families put in there anyways. But um so that's why we're asking for a zero. The other reason is because if we go back too much further than that than that, you know, 25 ft, which you can see is a pretty significant distance. And it's more than 25. Our measuring table is only 25 ft long. So that's why we took it with the 25 ft. But you can see we took a picture of the actual
measuring tape so you can see it really was 25 ft. It wasn't like a 10T measuring tape on page three. It was 25 footer. Um, but the reason that we asked for uh it to be so close is because if we put it any further back than that, I mean, the driveway would be really long and the ed the back of the um garage would be just you'd have to build it up like, you know, 15 ft because of this of the slope is so steep. That's why we're asking for it. Okay. Does anyone have any questions for them?
State. Um I know the width of your coal stack is that you see in the field, but that is the paved area of the cold stack. Keep in mind that's not the right of way. Oh, we know that. That's why we wouldn't put we actually didn't know that before, but we wouldn't put the garage. That's why that's why that's our neighbors required. Make sure that when you if this is approved when you place the garage that you do not cross that property line or you'll end up with cloud on your tight for violating property. Thank you for that. That's that's 50 ft from center line. Okay, we've granted several other variances in that subdivision before this.
I have a question for you regarding that and that is um what about drainage? We'll probably need to um change the terrain a little bit in front of that to make sure that the water doesn't that flows correctly just because of the way the the land is. Is that okay to just make sure that there's like a ditch there? flow is on your property. Oh, you might need to put a fridge drain in front of your dry. Yeah. You see those little drains that go in the front of people's properties? It's like the little holes in it. Yeah. Yeah. Yeah. One of those one of those would be good to capture the water, funnel it off either side and obviously cuz it all comes straight down.
Yeah. You don't want you don't want to take this the county's uh storm water off there right away and make sure that it get doesn't get in enter your garage. So I would I would ask your builder to look into something. No, that's okay. Did you on county property on your property? You can't make any improvements on the county. No, it's not a matter of improvements. It's a matter of not wanting to host road. Um that is your responsibility. You might want to talk to the county road superintendent, but no, I would not make any changes to generally have something he can have.
Yeah. But on the county property, you can't even put in probably a 8 in culbert like nothing. Uh if you do, then that culbert has to be sized. So you're talking about somebody looking at a drainage basin. Um, but I would when you get ready to do your curb cut or whatever, I would talk to the county, whatever. Before you do anything, I would have talk to the county road. Just talk with him, Joe Patter, and he'll walk you through what needs to know. Okay. Joe will help you any way he can if it's a question. Okay, Mr. Chair, I have a question. Okay. Um, you mentioned neighbors. Um, how many houses are we going to call the same? Just the two. And they they sold us that part of the property knowing we were going to build a garage. Okay. So, they're aware of what you were paying each day and they have no objections. Nope. And the other side of the property is, like I said, a very steep hill and it's owned by somebody that lives like way down. They know uneven. Their house is nowhere near. You can kind of see on the terrain. Very. I mean, I'd say you couldn't build there, but I've seen some houses in G. It' be like one of those. Yeah. Mr. I have a comment for you.
Yes. Um, it seems to me we might have two separate possible variances here because we're talking about putting an accessory building in a front yard. It looks like No, no, it's in the backyard. It's on the street. If you look at the fourth page, sorry, I don't mean to interrupt you, but if you look at the fourth page and you can see the where our house is set on the fourth page of those pictures.
Yeah, it's the same on the flat, but I I actually put a line from the front of the house all the way over past the culdesac and the garage is set way back behind it. So, this line is the front of your house. That's the front of the house. Straight across. And the garage going to be back here. It's going to be back there. It's actually further back than this. I made a mistake, but um Well, it's definitely not in front of your house. It's definitely not in front of the house. Okay. But it is in the front yard. Yes. Yes.
In other words, when you're looking at a plant, you have four sides. You have a front yard under our regulations. You have side uh lots or lines and you have rear lines. In this case, I think the front line is where you're building proposals. Uh so, so in the front yard, can you help me with that, Catherine? Is that Well, I think that that's the variance they're asking for is a variance from the front yard setback. You do have a requirement that you can't put garages in front of a house, right? Uh but I I agree with it's actually we always do that imaginary line from the closest point to the road to show the front of the
and yeah it doesn't look like it is part of the issue of it being in front is that the bulb in the road brings the actual rideway closer to the garage. Um so I don't issue there.
Do you have anything else? No, I do have a little bit of concern about the zero setback. That just that seems problematic to me for some reason. I haven't noticed that. Um and also look at our setbacks for accessory buildings. And you have a 7T setback in our subdivision directs on the side and rear lots for an accessory building. So I guess I would have been more comfortable if they were asking for a setback for zero. Okay. Do we have any other questions, comments? Being none. What's pleasure board?

Next item on the agenda will be variance request for a carport constructed at the front property located at 2569 Angler Way in Seville in the woods lot 19 section 2 by Marl we currently have a boat house there now but we bought a camper and it will not fit in the building the height too much. Um, when that building was built, it wasn't we did not build the building, but they just kind of like cut it cut the heel off and lose the dirt and there's nowhere else on the lot to fit put it cuz it's straight up and down.
And what you have there now is metal just come in the garage and place it. I think if you go to page three, it shows that. Yeah, I have some aerial photographs here. So, I may three and four shows on.
And again, Stephanie, we've had several other variances in that area as well. It's nothing new to that terrain over there, especially We first was going to place the carport on the side on the left side of the building. But if you look at it, it's really steep there. Does anyone have any questions?

Yes. Uh really just needing clarification on a piece of property that we're looking purchasing over in the New Market area. It's currently zone C2 commercial. Uh as requested, we are looking to open up a youth equipment business for selling youth equipment and renting. Um and just want to get guidance and make sure that that falls within the zoning regulations of C2. Kevin, did you have anybody discuss?
Um no. Um I did ask that um um in in your packet you have this that he itemize the exact task that would be performed on site. Yeah. So we have a record of of what's being proposed and as a conditional use if it moves outside of the uh five bullets provided then that would be uh something that we would have in writing to compare it with uh in your this is not this is a new this is something we're newer.
Okay. U and I guess really that's that's kind of the idea other than just just clarification on what's allowed. I know there's some other parcels around there zones similar seafood doing some light construction work but mainly work and things of that nature. We're going to have a form that we crafted for zone fields that will let the individual explain what their intent is and what they want to do. Yeah. and you provided that already what you've turned in. So it's it's it's covered over what what we're going to have in place moving forward. So does anyone else have any questions?
Mr. Chairman, couple of questions just for clarification. Is your rental going to be shortterm or longterm or both? Both. So you'll do daily rentals as well as maybe a month or whatever. Yes. And then under your service work, you said it's not going to be a full scale mechanical repair operation for the public, but you do expect to do some maintenance work on your Yes, it will be live maintance on any rental equipment and things like on your equipment, but you're not going to do repair work for other people's equipment. Correct.
Correct. Okay. Um just for educational purposes. The goal here is to compare the proposed use as proposed with the and find it uh determine if it is compatible and comparable to the other uses allowed. Other uses allowed like warehousing, appliance sale, um hardware, eating, uh service and gasoline sales, automobile repair. So I think it would be in keeping with the other uses that are expressly absolutely
there also others if you look at that agricultural implement sales is an allowed use in C2 rental stores is an allowed use in C2 and also other storage motors. So, do we have any other questions for We don't It's kind of set for me. That's already Yeah. But just to formalize it and that and actually to your uh identifying these his proposed uses.

Doing well. And everybody should have a copy of that aerial photo and then the uh the environmental health department paper on the back and I've stated the obvious, but this is going to be built. There's already concrete pads.
Yes, sir. Uh I put the slab in and just south of my property there's a big burninium shop home, whatever it is. And I got a letter asking uh to call and so I'm here. Okay. So ether, do you have any input on this? M it's obvious. Yeah, you can't move it back. You got a setting system there. If you were trying to achieve the with the building setback, um I don't know what your road footage is, but it probably would have forced the house back where it is anyway. Uh, and you got a obviously tin behind the house.

Doug, if you would state your what's your name and your address? Uh Doug S. I'm in uh 1287 Valley Home Road. I'm in the fifth district here in Dandridge. I was coming to speak to you tonight. I went to the commissioner meeting the other day and I heard something that I found out is coming to you all tonight and I wanted to. It's the uh data centers that's coming. Y'all have a chance to do some stuff. I'm listening to y'all do some good civil work tonight. What I thought being civil, asking questions, which I think is very good. Think we need more of this. Um, one thing that has me fired up about stuff like this is seeing the mine quarry out there next to the school. I think the lawyers had to do litigation with the county. Not very good oversight. Also see what I call Jesus. Sheds got built here, turned into houses. not very good oversight. And I also see the commissioners asked for a 2024 comprehensive plan. Citizens input turned into no comprehensive plan, no updating and zoning. So what I do see today is finally a small proactive measure of zoning. Uh and that's to make data centers I believe in Ire. And I think uh one of the commissioners brought this to the meeting working with legal counsel to draft appropriate wording. I think it's important. The wording has to be in there. I'm not against the data center. I'm not against for certain things, but I when it just can go anywhere, I'm against that. And then they got to come here and ask for a bunch of varances, but we didn't park it right where it needed to be at. Like that garage needed to be in C3 somewhere. And the wording needed to say garage. It needed to have the right wording. Data centers need to be parked somewhere. Not an A1, not an R1, not an C1. It needs to be somewhere for legal review which has been done. So you should hear tonight your motion to hear data centers in I3. Do I know where i3 is at? No. Can I find it right now?
Probably not. But the beauty of it is it can be allowed. We're not stopping it. The beauty is citizens will hear about it and there'll be two public hearings about it. And if we want it as a community, we will come speak to the body that we want this. and the person that wants it will come defend that they want to put it here. It's going to be helping our county and citizens can handle it better if we do this the way it is now. It can be anywhere. So, I would hope you all support the motion for data centers being an I3 and let it go back to the main commission I believe in January after the holidays and let them decide what they want to do. But it has to come out of this body first. I appreciate y'all bringing it up and being proactive about it. That's manual proactive. Thank you.

So, item item D was added to our agenda. It is to uh correct a a clarical error in our zoning rags. We have Mr. Grant here to speak online. We do have Mr. You should have a copy that I handed out. You have a copy.
I do not have a my Uh, I have no objection to that. Does anyone else have an objection? Moving D to the top of list on new business. Okay. And we've got a numbering error regarding 7.17 of the zoning resolution and amendments. This error does not affect the text or any interpretation of the amendment and is not an amendment to the zoning resol resolution. And everyone should have a a copy in front of them what we need to do to correct this real quickly if you would. Um Mr. Nelson um brought to my attention a matter of two zoning resolutions that were passed. One was passed in 2023, one was passed in 2024. Um the uh it was a typographical error with respect to section both both of these uh zoning which were passed through the proper channels. Everybody looked at them. You all looked at them. all the city RPCs looked at them and so did the county commission passing. They both bore the number 7.17. So, uh the only thing that and I'll I'll read this to you in in um in 2023 the county legislative body after proper uh process passed a zoning amendment adding section 7.17. In 2024, the the county commission passed another zoning amendment which mistakenly contained the same number. That's it. It's a typeical clerical scrier's error. Uh there's no question
that the U amendment passed in 2024 was an additional section that did not repeal or change the previous section. So, um I what I will ask for a motion. I put an amendment a motion, not an amendment um in um in writing. I'll read that real quick to you. I sent that to Stephanie. Uh and I will seek a motion that says numbering of the section should be corrected to reflect that the 2023 zoning amendment which is reflected in resolution number 2023-16 should bear the section number 7.17 and the 2024 zoning amendment reflected in resolution number 2022-16 uh all have the bear the number 7.18. You
say that second resolution number again. Yeah, it was 202216 apparently was not passed. It was in 202. So any further future printing or renditions of the zoning resolution or references to the sections should reflect the corrected section number. And I would ask that the motion also indicate that this body is requesting the county commission to include this numbering correction as an agenda item denoting the change with a finding that the planning commission that this correction does not constitute an amendment to the zoning resolution only a correction of the typographical error. The reason this is so technical is because if it is a zoning amendment it has to go back all through the process. It certainly was not um meant to be simply an additional. So all you're doing is basically changing the one that was passed in 2024 to say 7.18 and the minutes of the planning commission I have given to Stephanie that needed to reflect exactly what I told you. So that that motion was set forth there. Uh I tried to do that in writing for you. All you had to do is add the numbers the resolutions that I gave you. Um, and then that goes to the county commission. I'll simply note that and pass that. Sorry that that was a way complicated explanation. Thank you. So, what's the board?

All passes with item C resolution amending the zoning resolution of Jefferson County, Tennessee as reflect certain prohibited uses in zoning districts and committed uses in the I3 zoning district. should have that. Has everyone had an opportunity to read this over? Okay, everybody understand what we do? Mr. Chairman, I'm here to give a quick synopsis of what this is. Uh, this resolution was drafted at my request uh in county commission by our county attorney, Doug Dren. The purpose of the resolution is to place the um data centers and various definitions of those into the I3 zone. Uh to my knowledge, no one has requested that this be done up to this point. This is just a proactive measure for our county to go ahead and uh and give a place for them to go.
Okay. And it's more or less what we've done with co mining and a lot of other stuff in years past. Yes. Same thing. So with that said, uh Mr. Chairman, I will go ahead and move uh that this body approve item C or that this body recommend item C. to county commission. We have a proper motion. Do we have a second? We've had a lot of talk and a lot of input about looking at some of the uh zoning rigs and look at some of our zones with possibly the A1, A2, A3 is one that comes to mind right at the top. But there's a lot of other stuff that we talked about for the last couple years and it seems like we continue to go in circles and we a lot of the other business that we have. So I'm going to a point a working group. We will meet once a month during the AM and Miss Bowwin will be there and she can kind of be heading up and steering that group and Stephanie will be sitting in as well. I'd like to have a couple of our guys or gals on it and also have some citizens and another county commissioner that's willing to sit in on this thing and uh also David if you all are willing I would love to see you be part of this group.
I just volunteer. Thank you very much. just long as I can make it in my schedule.
And we'll get we'll make sure Katherine has your your phone numbers and stuff get contacted with and I'll go ahead and tell you about the others. Kendy Humpaker, another county commissioner you want to sit down on this as well. And then we have actually have one more county commissioner, Aaron Lloyd has agreed to be a part of this. And then we have the small business group represented with Mr. Robert Krueger. And then uh we have a lifelong county resident educator in the county and he is involved in agriculture to be Mr. Jim Sadley and Jim was eager to be a part of this. So if you all are willing to do that we will establish that working group tonight. January will be the first meeting. Is that correct? And we were working on crafting a name for this working group. I don't want to call it committee. keep the working group
be on January 27th. Uh I have to be in Newport uh every every uh fourth Tuesday of the month at 3:00. So up until that time we'd be open to meet. So that's the number three. It would be
it would be um and I was looking at an hour and a half uh if possible. Um I've used these kind of groups before went to you know we've we've proposed and considered a couple zoning amendments. This one's not really easy and kind of refun. But uh when you when you get into the details and some of them were policy I think we we just were talking about BDA and introduced new tool tonight. So, uh, we want to expand your toolbox and, uh, in the past, at least since I've been here, when we start talking about it, it's, you know, it's been 9:30 at night. Um, no one's had a clear head by then. Everybody wants to go home. That's not the time to do this kind of work or this type of work. Um, it's not quick. It's, uh, very detailed. But if we get a working group um and we'll start with the A1 uh um and uh just because that has been a kind of a burning issue and then uh we'll work through that hopefully when we come out with a draft of something we have citizens we have planning commission members and we have CLB members we have business members of the business and agricultural community. If something comes out of that group, it should be well vetted and should sail through the review process.
Absolutely. So, I think we're everybody pleased with doing this. Okay. So, a couple of questions. Would this be open to the public? Sure. Okay. And what time?
Well, that's a question. It could be, you know, uh, another lunchtime or something like that. Um, one, we did 1 to 2:30 max. I could be in Newport by 3 easily, depending on the train. Uh, but so I think 1 to 2:30 would be good if that works. If if it works for everybody. If it doesn't, we can adjust it a little bit. can't make it later, but we could make it earlier. And where was we needing to be down? Um, see if we can get the jury room
just because we don't really need to be have to be in here. I mean, we can be in here if we need to, but if there's not court,
uh, one of the things that I want to make sure is that we have either a monitor or a screen like this so that we can, uh, project um, uh, any amendments and that we can amend them in real time while you guys are watching. So, we don't have to go, you know, back and forth. Let's make this amendment. Okay, look at next month. We can do it real time. I can send it to you afterward and it makes things a little a little faster and go, you know, that way. So, whatever room we get in, if we could have a monitor or a screen like this,
and we might have to hear if that's the case, that would really facilitate the task. There's a fire. Well, and if you got a little monitor, you know, if you just got a little monitor, we can project a wall. We can bring in a sheet. And we've got this. Yeah. We'll play around with it between now and we want to start off uh this settled.

um I mentioned a couple of things in the meeting last week that I wanted on the agenda for this month's meeting. I said last week last week anyway couple of items that I just wanted to pursue a little bit and taking over a new job which I have with this planning commission. I'd like to make sure I know the rules and engagement and uh what we have to guides us and how we do our jobs and we have the right tools. And as I started assimilating that information, I found out we really have no meeting rules. Um we did like the parliamentarian in the class meeting but we don't have rules for which parliamentarian to to measure what we're doing. Uh also as I looked into this I found that it really is required that the regional planning commission adopts rules for transact business. I discussed this with Mr. Don our county attorney and he agrees yes the state code does say that. So my thought was this initially that we might take the rules and procedures that county commission has adopted for their meetings and how those meetings are supposed to be conducted in the mail and use that as a starting format to develop rules for regional language. And if that's agreeable, u my approach would be this to simply uh take the initiative to make the first draft of that starting with uh county commission rules and procedures. Modify those as it would be applicable to this body. uh present that to all the members for review and consideration and then at our next meeting we could go through that and see if there's any questions concerns about what those rules look like and if it pleases the chairman
they've already done that draft and I can hand that out to all of the um members tonight on them and look at before the next meeting. Okay. So you you actually have county commission rules or do you have his I have those already adapted somewhat to fit this particular Okay. I'd like to have a copy of both possible to see where changes may have been made.
It's on the website and that's where I got it. I just downloaded it off the website and use it as a starting point um to to track this. One one thing I'll point out a couple but one one main thing that I I noticed in the rules and procedures for county commission and this is drafted the same way. It's v it varies from Robert's rules of order with regard to voting. County commission requires a vote of the majority of the total members of county commission. That is not Robert's rules of order. Robert's rules of order requires the majority of those present in voting to approve something. This is written just like the rules and procedures for condition and this body. when you get to the voting section, it talks about that. So, I think that's something we should think about. Is that want to work or would you rather go with rules of order? Incidentally, this is the document is pretty much patterned after Robert's rules of order. Then when you get down to the tail end, it says if there's anything not covered here, then you go to Robert's rules and order as far as what's the right procedure. Um, so it's it's almost like the county commission could say, "Well, we just adopt proper rules of order for our meeting rules." They didn't do that. They spelled all this stuff out. And there are some some things in here that aren't parliamentary procedure. It's just practical procedures and how we do things like how we do our agenda, the notices we have to give, when we meet, how often, that sort of thing. So this kind of just fell out.

Second thing also also doesn't try to get my toolbox together to do my job. Um I find that we have zoning resolution that's not been updated since 2021. We have subdivision regulations that haven't been updated since 2004. It makes me nervous when I see that. We actually updated subdivision reaction just a couple years back.
It's not when you go look for it. Look for clarity on that.
All right. when when I go look for my the tools I need to do my job, I need current. That's that's what I'm after. I want to make sure what I'm looking at reflects everything that has happened. And so my thought on that is I would like to see us establish procedures that we update those documents every year in January and it includes any changes that were made up through December 31st of the preceding year and that just becomes routine business for us that every year we do that. That wouldn't be an issue.
Who actually does that? I want to know what update things. Any resolutions we passed to affect the zoning resolution or not we pass it county legislative body pass. Anything we made to change the subision which has been done. It should be in that document within the body. Other words document should be updated as you go to reflect those changes. That's not being done. I'm kind of lost on that too. Do you not have a published document or subdivision?
We do, but I mean we've had amendments since that, but as far as updating a copy that's passed through the county commission, no, we don't have an updated one that's updated as we do things in the meeting. Okay. But those amendments are available. Yeah, absolutely. is not I think yeah I think that's what we're really talking about is you talking about online when you say published or do you mean the hard copy? Oh, I think it should be certainly should be online on the website handed out to I mean they're on as a separate resolution but not included in that resolution.
You know I I don't know it gets real messy trying to go through a resolution and flip through pages of changes and see what the resolution really says. It's hard because I've been because I want to make sure I know what current rules are, what the current resolution really and there have been several changes. I think it's Stephanie. When that gets updated, is that something that the attorney does? The last time it was updated, the planner, our previous planner did.

I mean I I don't see a problem with it. I work with a lot of local governments and in terms of readopting those documents to incorporate all amendments. Um you know as long as they're available and the users know what the criteria is. Um, well, I mean, it isn't like, uh, John Doe comes down the street and says, "I'll read this." Uh, people only read it when there's a need to know, and if there's that need to know, they already know. Like, we're going to know it. Uh, the surveyors and engineers are going to know because they will be held to that standard. So um um you know it's it's not that's not uncommon to have um especially depending on subject ordinance uh that you just have a um appendix with all the resolutions and amendments refer orders. We're going to see a lot of amendments to this working group.
That's what we need to spend their time on. Not not uh at least from my perspective, we need to spend uh quality time working on those, not uh time just creating work. Um just to make sure it's um well, this is really just some housekeeping involve anyone in this body. stuff that's already been done just
and it still you can't just amend it. You have to if you're going to put it in that document, you have to again put it in there and adopt that document. It's the body has county commission has to all uh you can't just even though you've approved it um if you're incorporating that document, you have to go through the whole process over. You've done it twice. That's why people don't do it every year. name.
You have to incorporate it through original documents. Like right now, I have a couple of communities that are asking for new zoning maps and uh to do a new zoning map. You have to take the old zoning map. Every single ordinance that has been approved since that day has to and the development history because we have a GIS person. They have to go in and amend uh make those changes on the official map.
And yeah, and then the official map has to go. Uh it's not that you've re you passed all the resing ordinances. Uh and certainly Stephanie knows where they are. Uh we all know where they are. Property owners know where they are. But when you read when you to move to get that map adopted, it has to go through the whole process. So you're talking about big process. It has also states law requirements. Yes. We're not talking. Yes, you are.

Is it perfect work? No. But it's been work. We've still got neighboring counties that don't even have some. So, I I'm I'm definitely willing to entertain and want to entertain this, but let's just be slow and careful as we go. We're not going to rewrite the book and reinvent the wheel overnight. And that's why we established the working group, take a lot of the stuff that's been eating this time up and bring that back to us. I like the guidelines. But I again I do not want to create the impression by making these changes that the way things have been handled up to today have been been wrong. So I think that's been a slap in the face. Um, anytime you have a document that's been adopted or or has some sort of certification to it, if you amend it, that goes in, however you want to word it, an emergency, uh, an attachment, something like that, if it goes in the original, even though it's the same word, if it goes in the original document, you have to do that document all over. Okay. So, are we up to date online with all of the resolutions that have been passed? I'll have to double check because I don't except the website. I I can tell you right now it's not one reason I want to do this. I can't find any information I need to do my job.
