Where the severity of deterioration requires replacement of a distinctive feature, the new feature shall match the old in design, color, texture, and other visual qualities and, where possible, materials. Replacement of missing features shall be substantiated by documentary, physical, or pictorial evidence.”

Staff notes the applicant is seeking approval for JELD-WEN Siteline series windows for the replacement of historic materials. Staff notes that the proposed window series is not currently included on the AHBR-approved materials list for replacement windows on historic structures. Suggest the applicant bring a sample window to the meeting for the Board to review.

Section IV-4 (d)(3) of the Architectural Design Standards state that the materials used in any mass must be applied consistently on that mass on all sides of the structure. Staff notes the applicant is proposing brick siding on the left and rear elevations that would not be applied around the entire mass.

Section III-1 (a)(4) of the Architectural Design Standards states that attached garages shall not face the street except for new development with a front yard depth of 130 feet or more. Staff notes an existing front facing garage would be rebuilt due to storm damage. Staff has determined a variance is not required under Section 1206.05(f)(1) of the Land Development Code. The garage door width would not be expanded.

Section IV-3 (b)(1) of the Architectural Design Standards states that wings may not be larger or taller than the main body of the structure, but they may be the same height. Verify the proposed garage addition is not taller than the existing house.
