With the note that the location should be stacked before the installation so the staff can go and measure verify the setbacks.

It's the final phase of the project, consists of 27 lots. I'll mention the previous phase, Phase four, we developed 31 new lots. Currently, four remain to be sold. So we want to continue on that momentum in that fifth and final phase. Assuming we receive all our approvals, the goal would be to start construction June, July of this summer. And appreciate all your consideration. I did have two questions, but I can certainly wait until after the staff comments.

Engineering reviewed the plans and found them acceptable with no comments from fire and no DRB review required.

No. Let's see. I think you might have highlighted that. So we did okay. So there's a lot of different moving parts and pieces to this project. So to be developed, there were 31 in the last phase plus the 27 here, that's 58. And I'm just going to speak for my portion because the previous phases predate me and I don't know exactly how many lots were in those phases. In addition to that, we purchased seven fully improved lots that are along that big amount of dirt when you come in. So those are included. Two of those seven have already been sold.

So plus seven, that's 65. And then we have one additional lot towards the entrance of the subdivision that will be built on as well. So that would be 66. And if you include the model home, 67. This is the right page. I don't know if it's unfolding on. That's not it. That's So anyway, as you did see Southwood Phase 1, is coming Greenland Trust built Southwood from Arlington Road to the edge of the apartments, the Spring Hill, where the apartments are to that property line. The city then took last year took it from the edge of the property line, the east property line of Greenland Trust or the apartments, if you will, over just past Jacobs Lane.

That was part of an arrangement with Pulte Homes to provide an outlet for Jacobs Ridge out onto Southwood. Primarily for financial reasons, we broke this into two projects. So what we're coming back with this year is to construct basically between Tabs Drive and Jacobs Lane, the balance of the roadway. So this will provide a connector from Forest Lake, but also all the development that was already in Akron Canton Business Park as an alternate way to get out of that business park for Tabs Drive to get out of the businesses on Tabs Drive, the industrial businesses to get out of the area without using Butler Road or Butler Road and just Masson Road. And looking at all this, it just made more sense, the city's investment on this, rather than ever trying to do anything with Butler Road again.

That way, Butler Road should be able to stay as where you see today for a very long time. So, this is an extension of about seven eighty five feet. It would connect we had Forest Lake Kehovanian who did Forest Lake construct the road up to their property line just as we did with Greenland Trust up to their property line, and we're providing the connection in between. So, there is a roundabout at Jacobs Lane that was constructed last construction season, and this is pretty much just a straightaway, if you will, between Jacobs Lane and Tabs Drive. We just for history, Pulte dedicated 40 feet on the south area of Jacobs Ridge.

We did do some acquisition of the land to the north, 40 feet to the north of about probably four property owners, about six parcels, somewhere in there. I can't remember exactly. Over the last two years, we were working on that. So, that's pretty much it. If there's any questions, I'd be glad to answer them. But we do need to take this to City Council, so we'd be looking for recommendation from Planning and Zoning Commission to take the final plat to City Council. Confuse you guys.

This is ready to go to bid, and we're thinking it should this is one construction season. Arlington will probably be two construction seasons, but they may run somewhat simultaneous. Arlington Road is going to be primarily on the east side. So, there should be lane maintenance while the northbound is being constructed, if you will, because we're not really shifting. But there are utilities, of course, that are being relocated and things like that.

As per Land Development Code, that project, your decision to approve it has been appealed to the Board of Zoning Appeals that will be held on a hearing on foursixteen, April sixteen. So the Board of Zoning Appeals will either decide to uphold your decision or they could overturn it. So you're just as welcome as anybody else if you want to hear it again. So, that said, I think that's all I've got right now.

I suspect it will pass. There was no nothing to indicate from anybody that they were against it. That's all the items that are agenda.
