And just as a refresher, we have conditional use permit for the hover mini storage. We have R4 modification. We have an overlay district for US 5496 bypass. We have a removal of the R1B zoning regulations. We have requirements for emergency warning systems light industrial zoning introduction and sidewalk requirements under article 12. Very good. This is item F, board of zoning appeals. This is F1, changing the layout of the agenda packet. So on October 14th, the planning commission had a reasonzoning uh public hearing um and skip that. Yes. No, we had an over hearing and we had an overall meeting to run long. During that meeting, a site plan applicant had to wait for their item to be considered. During that meeting, um, some of the plate commissioners felt that zonings, since they can be contentious and draw for a long period of time, were asked if we could change the agenda packet so that we could put the resonings at the end of the agenda and have old business and new business at the beginning. So, we published it in the city newspaper, waited 20 days, and are presenting it before you today. If you approve it, it'll still have to go before city council because it is an amendment of the subdivision regulations. And so, this in black is what is staying the same. Red is the way it's currently being presented today, but it's going to be changed to reflect. So that green will be the new layout. So you'll have old business, new business, and then the border zoning appeals as opposed to board zone appeals, old business, and then new business. So if you like this layout, then you can approve it today and then it'll go before the city council. There is small publication cost for public hearing. Legally, it's approved as a form. So we're asking that the plate commission chair can both open the public hearing, receive comments, close the public hearing, and then approve the modification to agenda packet as presented with a motion and a second. So, Evans Building Company would like to reszone and build layies for light industrial flex space. They would like to build a metal building of a material that is considered more architecturally appealing than a typical R panel corrugated metal. However, since the building being proposed is entirely metal, they would potentially need variance unless planning commission feels variance is not necessary since the intent of the site plan facade requirement was for corrugated metal buildings or any other type of metal buildings under that nature. Evidence building company feels these buildings not in the same category as US 54 buildings that one sees driving on 54 through the city of Goddard and the sought to be of such quality as not needing to be deviated from the design plan. planning commission is reviewing if a variance would be necessary for a build metal building if the structure is not composed of bar panel and if if they view a variance favorably and if they do feel like they need variance would they they favor a variance favorably. So this is coming out of article 12 of the site regulations and I highlighted the portion in purple. Metal structures for primary accessory building shall have facing wrapped with metal such as stone, brick, stuckle or other approved materials and this is in regards to any type of material. So as mentioned if you say hey this is an all metal building we want to give extra review to the facade and you felt that the architectural metal as being presented was considered adequate then that's considered an approved material. So this is under consideration for you today. This is some of the proposal and you're going to see more design layouts here but we do have Evans building company. If you do have questions for them I'll give them an opportunity to speak. We do have Bman which is an agent for the applicant as well. So this is what they're proposing. So, they're going to have some material call outs here and obviously not being an architect or or commodity supplier.
Um, I can't answer all those questions, but like I said, building companies here. Financially, if a variance is desired, there will be a public notice which will incur a small cost legally approved as the form. It is recommended planning commission deliberate and direct staff accordingly. At this point, I will invite him building company or Boffman if they want as agent for the afternoon to come up and speak and present your case. So, feel free to come up anybody if you want to talk on the matter. And this is a clicker.

I'm Bill Johnson, president of Evans Building Company. We've been in the construction business since 1962. Uh, this is my 53rd year. So, I've learned some things, but I'm still learning. I'm very pleased to be coming to Goddard uh for a very nice project. We feel it's going to be a flex space type and why we want to do it the way it is. We don't know what the tenants are going to be. Uh there will be spaces 3,000 to 24,000 square ft. Once we have the actual tenants, there'll be additional glass signage and whatever that goes on the building. So the panel we're using at the very low either reverse roll semiconceal fastener. It's easy to cut in glass or doors or whatever later. Uh overhead doors will be on the back side. Um and most we got some competitors that don't do it justice and build some stuff. So we come up with these regulations that keep us from having that building. But we build a lot of nice buildings and I'll answer any questions anybody's got. on the face of the building here, would that be facing towards Kellogg?
Yes. Okay. And then the side that would face uh 183rd Street kind of resemble the side that we're seeing on the side of that building. We got it set up where there may be a tener space on the west side if we get the property where we can bring a road in on the north. If not, we'll come in behind the cases and service this and then the overhead doors will be on the back side. Okay. And the plan I'm sorry,
the plan is to have two 24,000t buildings to start. Once those are filled, we'll duplicate it and build two more 24,000s directly behind this. Face the doors to these doors and have the front on the back side. Okay. What's typically the lifespan do you see where it needs if it needs to be recotated or painted or anything? How long do you how long does that typically last?
These panels have got a 20 to 30 year warning. Okay.
But but that said, they still can be painted. Uh I get 20 25 years when we redoing existing buildings, we do a lot of repainting. They're oxidized enough so it's very easy to paint. So it works out very well. Thank you. Any other questions?

So um in discussion with the city attorney and possibility of meeting earlier with the planning commission for for question and answer time. Concerns are raised about the can open meetings act and can open records act and staff decided it would be best to have the city attorney have a refresher course of planning commission maloma and corors while they have the planning commission ask any questions of attorney while he is here. City staff has also included a document as an exhibit in this item that members of planning commission must sign in return after review the materials linked within the document. The purpose of reviewing this these materials ensure that each member of the board has an understanding of their personal liabilities and that of the cities as it relates to PO and Kora. And so we discussed with the city attorney who's on my right about the possibility of you guys meeting at 6:30 and you know he raised some concerns and you know I asked which is this is the ongoing joke but I said well who's going to get sued you the planning commission or me and he said well maybe the planning commission. I said that's a risk I'm willing to take. So I I think we can go ahead and I'll proceed with this and but without further ado um like I said there's a document in the agenda item. You guys can do your homework after this meeting, sign it, and then just make sure Jamie Coin also signs it as the chair of the planning commission, symbolizing that you guys have seen the material and that the city attorney has done his job. And at this point, without further ado, I'm going to go ahead and invite Ryan Pekka and he will discuss comment and chorus. So, I appreciate you guys. Thank you.
Good evening. Well, the guys from Evans are going to miss the best part of the meeting. I mean, I know everybody was looking forward to Kansas open meetings and open records act training. That's what you look forward to when you join the planning commission. So, but you know, in all seriousness, it is a serious topic. Um, you guys are representatives of the city. um you are an advisory uh committee uh underneath the uh the city council, but you're still subject to the open meetings and open records act requirements. And so like Micah mentioned, it's good to get refresher training from time to time. Every once in a while you see in the media reports of a governing body or uh agency uh throughout the state that that runs a foul of open meetings act in particular and and so rarely is it intentional but it's still something that it's good to keep on top of and make sure that you're following best practices. So the open meetings act is really about transparency. I mean you you guys are a governmental body and with our our government, you know, one of our public policies with with the government is transparency. You know, the the citizens want to know what their elected officials and representative officials are doing. And so the idea behind the open meetings act in particular is to maintain transparency so that hopefully majority of work that you do is out in the open and it is in daylight. We sometimes call it the sunshine law. um is KSA 174317A
in fact specifically provides that a representative government is dependent upon an informed electorate. So um very little do we want to be happening behind closed doors. We want the the majority of what our governing officials do to be out in the open. So, as I already mentioned, the open meetings act does in fact apply to the planning commission. It applies to all legislative and administrative bodies, state agencies, political taxing subdivisions that receive, expend, or are supported in hold or in part by public funds. Uh, it applies to the city council. It applies to the planning commission and any other advisory boards maintained by the the city. It does not apply to uh city staff um or staff meetings of city departments. So what is important? It applies to meetings of a governing body. Okay. Well, what is a meeting under the statute? It's number one has to be involve interactive communication. That can be communication face to face in person like here at a meeting. It can be by telephone. It can be by email, by text. I've seen arguments that communications even on social media where multiple members of a governing body are communicating with each other through social media can constitute interactive communication for purposes of being in meeting under the open meetings act. Um, the idea is we can't be polling each other uh outside of a meeting uh to determine, hey, how are you going to
vote? How's the group going to vote? We'll get into communications involving multiple uh representatives that that are permissible so long as it doesn't constitute a majority of the body. Number two, to be a meeting, it's got to involve discussion of city business or city affairs. So, if all of you are at a party, it's okay. It's okay for all of you to be present at a social gathering so long as you're not talking with each other about city business. Okay? If you're just there, you're talking about uh the chief's loss last night and how miserable that was. That doesn't involve city business. And so that wouldn't run a foul of open meetings. Uh involving a majority of the council. Well, one's company, two's a crowd, three is a party. That's what Andy Warhol said. So, you can't have a party without inviting the public uh to the meeting. So in this particular case, you have seven members, right? So two of you can get together and have communications about city business and that doesn't constitute a meeting requiring notice. Three of you can have communications about a particular topic that doesn't constitute a majority of this body. So that's permissible. Okay? Whether you're having those communications all as part of the same conversation or Mr. Parks contacts Mr. Hayden, Mr. Hayden then contacts Mr. Coin, that would constitute a meeting even though they may be in separate conversations. That's what we call serial communications. Okay? Four of you participate in that same communication. Now, we got a problem. Okay? If four or
more of you are involved in a communication that about city business that's not at a properly noticed public meeting, then that would constitute a violation of the Open Meetings Act. Okay? So, you can have a buddy or two, you can't have three. Okay? So, what is actually required in order for this group to have a uh proper meeting? You've got to give the public notice when you're going to have that meeting. Okay? It's got to give the date, the time, the place, and that notice goes out to anybody who actually requests receiving that notice. So typically the time sentinel there going to be some key officials who uh usually want to receive notices of uh governing body planning commission meetings. Anybody who asks for notice, they get notice. Okay? There's no requirement that notice be published in the newspaper or on the website. You only have to give notice to those people who ask for it. There's no requirement as far as timing. Sometimes emergencies come up, you just send out notice to the the group that has requested notice and you can meet 30 minutes from now, an hour from now depending on what the needs are. Open Meetings Act. It does not require preparation of uh an agenda, but if an agenda is created, it needs to list the topics that are going to be discussed and it should be made available to anyone uh that's requesting a copy. Agendas can be amended. You know, sometimes a matter will come up between the time that the agenda gets
published on the website and the time of the meeting. In which case, the agenda can be amended there at the beginning of the meeting to add a topic to sub to subtract a topic. It can be amended in the middle of a meeting if something comes up uh that requires discussion. Uh there are there's no requirement that minutes be kept for a meeting. We obviously do keep minutes because that's a good practice. It protects everybody and helps to reflect what's actually discussed especially for those people who want to attend or want to know what is being discussed but don't have the opportunity to participate. Um the only exception to that is if there is a motion to go into executive session that needs to be documented and the reason for going into executive session needs to be noted. Public participation there's no right to speak or participate in a an open meeting. um public is entitled to observe and to listen. Um we obviously do uh offer opportunity for citizen comments, but that's not actually required by the statute. Um there's no secret ballot voting. Any voting that takes place has to be uh from the bench out in the open for everybody to see. uh cameras, recording devices generally can be allowed. I mean there isn't anything in the statute that allows us to prohibit attendees from recording if they choose to record. In fact, I believe we are recording it ourselves
and broadcasting it on Facebook live. So executive session. So governing bodies can go into executive session but they can only do so for very very limited purposes. Okay. The general rule is that all consideration, all discussion happens out in the open. Uh but executive session is permit permissible in limited circumstances. Um to go into executive session, there's got to be uh an open meeting at which point somebody makes a motion and second to go into executive session. The group votes to approve it. um have to that motion has to declare the purpose for going into executive session and typically the subject matter uh that is going to be discussed uh or at least the exception that justifies going into executive session. The other thing is when you go into executive session, you cannot take any binding action in executive session. You can certainly pull the group or or generate consensus, but you're still if it's something that's going to require binding action, then you have to come out of executive session, go back into open session, and vote in public. Um and then no other subjects can be discussed in executive session other than the uh few specific uh exceptions. Permissible topics include personnel matters involving non-elected personnel, attorney client privileged communications, employer employee negotiations, discussion of third party financial
affairs or trade secrets, preliminary discussion related to acquisition of real property, security measures. There are some other very limited and rare instances that justify going into executive session. Those are the exceptions that are utilized the most. This body I don't know has they ever gone into executive session. Yeah. I think it would be exceedingly rare for you to have justification to go into executive session. Perhaps if there was a topic uh for discussion that required uh discussion with me, a city attorney, in which case you might want to preserve attorney client privilege and that would justify going in. Um the other permissible topics on the screen, those probably are unlikely to come before this body, but you never know. As far as enforcement is concerned, um the attorney general and the district attorney are responsible for enforcing the open meetings act. Um it doesn't require a specific intent to violate the law. Could be totally inadvertent. It only requires knowing action. So basically, you intend to take the steps that you take. Maybe you didn't realize that would be a violation of the act. Um, but just intending to to take the action that violates the act is all that is required. That can result in a civil penalty up to $500 for each violation. And the important point there and and Micah alluded to it that civil penalty would be uh assessed against you
individually as opposed to against the city. Now it is rare for the attorney general or the district attorney to uh be pushing for civil penalties or anything extreme. uh the the couple of instances that I've been involved in where uh concerns were raised generally speaking um they they just ask for re-education of the individuals and so either I'll come in or I've seen uh involvement with other governing bodies where the city attorney or somebody comes in and offers additional training re-education and that's usually more than Um, oh yeah. So if binding action if binding action um is taken um in connection with a violation of the open meetings act, I mean that could invol that could invalidate that binding action altogether and call into question, you know, what other consequences might that have associated with a given project or whatnot. So, I've only seen that happen. It was out west. I wasn't personally involved, but there was some questions raised as to the validity of I can't even remember what the subject matter was, but there was some questions raised as to whether the binding action was still valid or whether it could be challenged. So, that is open meetings act in a nutshell. very brief. Um the other transparency related law that typically applies to governing bodies less so than governing bodies
more so to government governmental a uh agencies is the open records act. Um, and that creates a general presumption that all public records are going to be open to the public. And then from there, the statute creates exceptions of certain categories of records that are not required to be open to the public. So, what kinds of records are open? ordinances, resolutions, policies, minutes, um records of open meetings, agendas, budget documents, employment contracts, employment, employee compensation, settlement agreements, emails of public officials that pertains to official business. Um there are more than 300 exceptions to the open records act. So some of the more significant exceptions are for attorney client communications and work product. Most personnel records are going to be exempt from uh disclosure. Criminal investigation records for obvious reasons. You don't want uh an ongoing investigation and all of a sudden the the police department has to turn over investigation records. Medical records are not subject to disclosure. Emergency security procedures and protocols. Um investigation records relating to administrative adjudications or civil litigation. engineering feasibility estimates prior to an award of contract. Um goodness, all kinds of
and this is just this is a small um example of some of the categories of records that are not subject to production. So again, just like open records act is enforced by the AG and the DA's office. oftent times violations are remedied through just enhanced or um refresher training. But there is the ability uh for assessment of civil penalties up to $500, cease and desist order uh order to pay reasonable expenses, investigation costs, target space. So not a whole lot to the open records act. So, do you guys have any questions for me? Pretty simple. Three of you can get together. Three of you can talk about things. You can't have a fourth. It's as easy as that. If four are involved, it's going to have to be a discussion in an open session at a properly noticed meeting.
Is that number based on the total number? So, for example, city council has fewer people, their numbers are smaller. Correct. So, it's okay for less than a majority, but once you get to that majority, that's when it crosses the threshold. So, that make sense to everybody? Okay. Any further questions? All right. So that being said, I think the idea behind uh meeting at 6:30 is a good idea, but we can't probably enact it reasonably, but I think that the underlying sentiment was how can we inform the public more with and we're going to kind of do some more research and how we can inform the public more and try to we're going to try to modify those zoning letters. We're going to try to obviously try to meet with city council and planning commission with more joint workshops which are open to the public and and they will be publicly noticed and everything else. But I think at this point from a legal perspective, it's probably best if we continue to meet at 7:00 instead of 6:30. But still a good idea and we're going to try to look at transparency as as Ryan Peek mentioned that a big point of commencing some of these zoning processes because we know it's very frustrating for them to show up and not be able to ask the questions they want. So we're going to look into it more and see what how we can uh mitigate some of those concerns. But um you still have to file your income taxes. I think that's the big takeaway from this is filing. Yeah, that's the takeaway. That's what I got out of this mostly. So, um it is recommended plan rece sign when you're done doing your homework and please have Jamie Coin also know sign it as well signifying that you guys all were aware and that Ryan packed his job and we do appreciate that. Okay. I'm hoping I can get those forms back before the first meeting in January and then so just whenever you guys get a chance, I'd greatly appreciate that. So, moving on to item three. This is the comprehensive plan update. This is H3. So, bit long-winded, but feel free to ask me any questions about it. The current comprehensive plan for the city was adopted in 2015. I think a lot of you guys are aware of this. They typically run for about 10 years, and so ours is obviously come due. It's about to expire. Um, the city sent out a request for proposals to different firms requesting bids on updating our comprehensive plan. These bids were received on December 5th and city staff is reviewing them. a little whittle it down to top two firms which is um now going to be the top four cuz we're actually going to present all four we decided I believe to the city council on the 15th and so what you're going to see and what we're asking is if planning commission can if you guys could attend the 15th meeting at city council and you will see all four firms there presenting to the city council and I will also send you guys a survey so if you can't if you can't make it to the 15th don't worry about it just watch the video after the fact and because we'll live stream it and we'll also have a recording of the video. And so if you could watch it, I'm going to send you guys a survey of the four finalists and you guys will be able to review them. And in that survey, it's only going to go out to the planning commission rank who you like, who you think is the best, and what did you like about that individual about that individual firm? And so you'll see kind of four questions. What do you like about firm A? What do you like about firm B? What do you like about firm C? What do you like about firm D? And if you could pick out of the top four, which one would you pick? That will be compiled and it'll be given to the city council so they can help with the deliberation about who they're going to pick for the finalist. Um we're also asking if the planning commission, if anybody on the planning commission would like to sit in on the steering committee. So the finalists once selected will be um putting
together a steering committee comprised of plan commissioner, city council, members of the public and uh members of business community and that steering committee will be close to the public. So the meetings won't be public and available to everybody but the steering committee will be able to navigate and help guide the finalist and put together the comprehensive plan. Now, the finalists will have public meetings periodically, usually between three and five public meetings throughout the course of putting together the comprehensive plan. So, of course, everybody's welcome to those. Um, but the steering committee will be close to the public. And so, if you decide to be on that steering committee, we greatly appreciate your time. You will help have direct input and have direct contact with the finalists and put together the comprehensive plan. But, as mentioned, if you're on that steering committee, it'll be close to the public. And so that just gives you some kind of more direct insight and feedback into this into this process. So you are being informed about status of comprehension and is being asked to participate observing the four finalists and providing feedback and if any of them are interested being on the steering committee. So if any of you are interested are any of you being interested in being on steering committee? Any of that sound appealing to you?
How long is that process? It can be greater than a year. So more than a year. Yeah. Right now it's calendar to be anywhere from 16 to 18 months. 16 to 18 months. So yeah, it can be upwards of a year and a half. Any idea how frequently that would that the steering committee would gather?
Right now I don't think we have an exact timeline because when the finalist gets picked then we'll start putting together that steering committee and then there'll have to be a calendar of dates of when they can actually meet and when they can meet times. It's hard to say. If you feel like you would like to meet that's great. we could just put your name down and then we can kind of inform you as as things progress what it's looking like for being on steering committee in terms of time commitment that can help you be on steering committee. Very good.
Those will be hybrid meetings too. So if they're at noon or evening or whatever and you can't get away, we'll plug the steering committee members in and I would anticipate probably every other month uh during that duration. There may be some time in there where they're we miss a meeting or something, but I'd say six to eight times that group will meet guide the process. Yeah,
I did send you guys an email. Sorry, Mike here. I sent you guys an email yesterday evening that had all all four proposals in it. I would really we our team would really appreciate it if you could give those a a thorough review. And as Micah said in the survey, I'd like to see you rank the four, not just pick your favorite because we're we're trying to really drill down to see what the planning commission's preferences would be. And then we've got a small group made up of Micah, myself, Ryan Shrek, our deputy city administrator, and then we picked uh Dave Boxa, who's the community engagement person with the school district as a kind of a third party to help us put together who how we would rank the four. So we'll package that and provide to council. We'll package the planning commission's compiled ranking of the four. Give that to council. Obviously you guys and they will be at the meeting on the 15th year of presentation. So really trying to take a collaborative and intentional approach to picking a firm. It's a pretty important process. We only do it every 10 years. So trying to be really deliberate in how we attack it. Yeah, we can send out that survey where it's a rank instead of I just we'll change that survey.
Mike, we might go so far as to give them the matrix. Yeah, that works. Yeah. Does anybody else think they'd want to sit on that steering committee? I know it's somewhat ambiguous at this time. Are you looking for more senior people or You're welcome. Yeah. You you make the age restriction. Are we going to do the survey prior to the meeting or is he after the meeting?
It's going to be after. So, as mentioned um as as Craig mentioned that he sent out the the proposals that came back so you guys can take a look at them. They will present though to the city council all four. So you guys are welcome to sit, you know, and I sent out an email notifying everybody that there will be a possibly a quorum of the planning commission on the 15th as well as city council. So you guys are welcome to sit in the crowd and observe as all four present. If you feel like I can't make it on the 15th, then just watch the video live or watch it after we upload it to our YouTube channel. You can watch it there and then just fill out the survey. Um, and like we can change it. Right now it's just pick, but we can change it so that you can rank them. Um, and then of course fill in comments about what you like about each of them and who do you think is the best and why. And then like we'll compile everything and they'll go to city council for final decision. Um, and then I'll include um, Chair Coin and Commissioner Kak on that process and anybody else if they want to be on the steering committee. And then as finalist is se selected, they'll help guide that process.
Council will select a firm during the Monday, January 5th meeting. So sometime between the 15th and the 5th, probably within a week to 10 days, we want to get your field surveys back so we can compile that and get that to them. But at least a few days so they have a chance to consider that as a part of the decision making during that meeting on the 15th. And to the chagrin of my teammates, I kind of like to change things on the fly as my thought process evolves. But we might even have the city staff actually sit in the crowd and put you guys on the tables. That way you're more have an official part of the meeting on the 15th and you feel more comfortable maybe doing some Q&A with the the firms that are presenting. We'll kind of make it maybe an official joint meeting that evening at least for the first part of it and then once that's done we'll uh maybe have a recess um and then just come back and do a singular meeting of the city council. Would you guys prefer to be that way? And all are all of you able to come on the 15th?

Yeah, we can do a joint meeting. My fear is if you guys are sitting out in the crowd with the whole audience, then it becomes a Q&A with members of the public, which is not the purpose of that uh time. There was going to be plenty of public engagement during these 18 months. So, I think if we put you on those tables and put your name plaques out, that might be more appropriate on the 15th.

Um, but that's that's good. Okay. So, any comments, questions, concerns, thoughts about this process? Uh, comprehensive plan is comprehensive by its very name. Um, but is not regulatory other than when zoning. Obviously, every time we have a zoning, you guys hear me go through the golden rules. It references the comprehensive plan. It's supposed to be a guiding force, but we don't have to reference a comprehensive plan if somebody's proposing like a resoning and we say, "Oh, the comprehensive plan doesn't like it being here. It doesn't invalidate a process, but it's supposed to help guide processes." And so, there's going to be a lot of feedback and a lot of economic data, demographic data going into this process. And so, um, it'll be it'll be a good process for sure. But if you guys don't have any other questions about that, be good. Yes, it's definitely something that a lot of people have been asking for. So, I'm pretty excited about it myself. So, financial aid at this point for H3 approved as a form, it is recommended on planning commission to receive and file. And as mentioned, I will send out the survey to you guys only to you guys um so that you'll have it ready for the 15th. And like I said, if you can't make it, that's fine. You can watch it. If you can make it, we'll have you guys set up over here on the left and um we can have some people perform for you. That'll be fun to have, you know, cuz they're from all over. So, that'll be nice. and they'll give some some good presentations. So, I'm moving on to item five. This is the staff report. So, this is kind of the year review. I like to do this every December kind of go back over the year. You guys can kind of see some of the stuff that you looked at. But the big thing um that
we've seen here is just kind of the up and down between agenda items. So, we had regulation changes, plats, other which can just be something a presentation from the city attorney or something of that nature. site plans, resilience, variances, conditional use permits, and then the total is this line over time. So we just kind of go up and down, up and down, up and down. So general items, total regulation changes are by far the largest. We've done over 20 regulation changes. You have 10 plats and that includes preliminary and final plat as mentioned that could be something my city attorney gent. Um you've had seven site plans, four reszonings, one variance, and one conditional use permit. So, our total fees collected. So, this is all the fees we've collected for building permits as it pertains to like we remodels, um new builds, deck permits, additions, things of that nature. That would be our building permits. So, this doesn't include like fence permits, mechanical plumbing, HVAC, or something of that nature. These are all our total fees collected for specifically building permits. And this is permit count by company. So, which company had the most uh work being done in the city over 2025? And by and large, uh, Hampton Property Management had the most work being done in the city, followed by R.J. Castle, then Liberty Communities, then Brian McDall, and then Kirk Richards, which is K2 Construction, then Wells Construction, then Rock Construction, then Hampton Property Management, and so forth and so forth. And so, we're definitely appreciative of everybody who's doing work in Daughter, and we see this continuing into the future. So that'll be great. And then of course permit count by development. So which development had the most work being done? Bridger Mabel by far was the winner on that one. Then followed by our trails in um and then we also had Arbor Creek and and Arbor Creek South. Well, not Arbor Creek South. Yes, Arbor Creek South. So definitely a lot of development happening. We have currently 16 active residential developments. So we're pretty excited about that. We'll just keep it going. And this is part of camp by type. The
big number at the end is our total counts for those building permits. So this C with the asterisk is commercial, TF is two family, MF is multifamily, SF is single family. And so the commercial industrial porch, two family decks, multif family reissued residential grand totals, detach garage, other remodel, finished basement, patio recovery, single family foundation work pools and solar panels. And so uh the single family did eclipse duplexes for this year. And so in total, if you include the multifamily on top of the single family, then we have and the two family, then we've had about 94 new construction. So in terms of a new residential unit, uh that would be 94. But of course, the multif family accounts for anything between three units and greater. And we know with the apartment complexes that it's 108 units being built, but they pulled all four permits at once. So that's that's pretty good. So after that, it's planning commissioner comments. Nothing for me.
