All right, we'll move on to item 2A, which is approval of the meeting minutes from the June 16th, 2025 planning board meeting. Uh purpose of this meeting agenda item is to uh review the minutes and consider approval or if anybody has any changes, we will entertain those as well. So, we have any comments, corrections, or motions? I move that be approved as presented. Second. Got a motion in a second before we vote everybody. Good. All in favor? I. All oppose. Public hearings are a time for petitioners to present requests and for the public to state their concerns and voice opinions in favor of or in opposition to these requests. If you intend to speak, please clearly state your name, address, and whether you are for or against the request for the record and make sure you have signed in with the clerk if you haven't already done so. All right. Thank you, Mr. Chair, good evening board. I am submitting the agenda abstract and supporting documents into the official record of the town. First item before you tonight is RA 202506. It is a resigning requested by Hazen and Sor at 6305 Duncan Cook Road, pin number 0636998066. This resoning is a total of 5.785 acres from the Wake County R30 zoning district to the residential agricultural conditional zoning district. Staff recommends approval of the proposed zoning map amendment and it as it is reasonable and in the best interest of the public for the following reasons. The requested zoning map amendment is consistent with the 2040 community vision land use plan classification of rural residential. Number two, the requested zoning district support uh falls within the LUP's tier R3 controlled investment area per the 2040 LUP's recommendation policy 4.1 manage future growth and development in accordance with the priority infrastructure investment areas map. Number three, the requested zoning district supports LUP policy 4.3. Capitalize on strategic partnerships as the property is co-owned by the town of Fuwayina and the town of Holly Springs to strategically bring water to the area through the Sanford conveyance waterline project. And number four, the requested zoning district is complimentary to the existing uses in the general vicinity of the subject property and the pro proposed sight specific condition effectively manages future development of the site. The petitioner is here tonight and I am also available to answer any questions.

In the um the permitted uses, it says use of subject property is limited to those that serve a public purpose, which obviously makes some sense, but is there any more language that has to be in there? Like has to be owned by the town. So, I mean, you could interpret public purpose lots of different ways, but I assume this is for, you know, the the water expansion and the booster plant and it's going to be a townowned piece. Does that have to be specifically stated in there or does this kind of cover everything? This is a common condition that we've used on some of our public projects before. Okay. All right. Just want to make sure that that was we were good to go there.

Yeah. One of one of the things I liked about that is it does open it up for if we come up with another purpose for that property such as putting a greenway on it or something like that. It's still a public purpose. We don't have to re right. We and and for a lot of our projects we've especially these kind of water or sewer projects we've had other alternative uses and put a park on it depending on I mean I don't know know what the full plans are but gives us the option to do those down the road.
