First rezoning before you tonight is RAZ202606 is the rezoning requested by Herbert Proctor of Steward Proctor Pllc at 313 Raleigh Street, pin number 0666078196.

This rezoning is a total of 0.24 acres from the residential medium density to the town center residential zoning district. Staff recommends approval of the proposed zoning map amendment as it is reasonable and in the best interest of the public for the following reasons. Number one, the requested zoning map amendment is consistent with the 2,040 and community vision land use plan classification of town center residential. Number two, the requested zoning district supports the LUPs policy 2.1, encourage infill development and redevelopment inside town limits. Number three, the requested zoning district supports the LUPs policy 4.1, manage future growth and development in accordance with the priority infrastructure investment areas map.
