Looks like we have quums for Please stand for the pledgece to the flag of the United States of America to the republic for which it stands. We'll move on to item 2A, approval of the meeting minutes from May 19th, 2025. Has everybody had a chance to review those? If so, are there any comments, corrections, or discussion items? We will move straight to other business since we don't have a public hearing. the board, and Andy. Um, I'd like to enter the end. I would like to enter the agenda abstract and supporting documentation into the official record of the town. Uh the proposed preliminary subdivision plat before you tonight is South and Preserves is located at 8514 Perfoy Road sits on 24.13 acres in the residential medium zoning residential medium density conditional zoning district. Um as part of case reszoning or REZ 2024-18. Um some of the highlights from this one is actually kind of fairly straightforward. Um some of the highlights from this one is proposed is 48 single family detached lots. Um due to zoning conditions, the minimum lot size of lots 1 through 10, which is that northern row of lots you see before you now, um is 20,000 square ft. And for lots 11 through 48, the minimum required is 10,000 square ft. Uh the minimum lot size provided is 10,19 square ft. Um with an average lot size of just over 13,000 square feet. The subdivision does not require open space. However, 5.66 acres or just or almost 24% of the gross project area is being proposed as open space. Uh the subject property is located and has access onto Poy Perforoy Road. As part of the uh development process, it will be required to connect to and extend the existing sub street at Himry Himry Drive from the Amber Ridge subdivision. Public water and sewer are already available to serve the development and the proposed preliminary plat meets all town requirements and management and staff recommend approval. All right, we'll move on to item 5B, minor subdivision plat flag loting, 809 Kensington Drive, SUBMN 2025-06. Further information provided by staff. I am entering the agenda abstract and supporting documents into the official records. On this one, the um the term flag lot is used a little bit loosely on this one. It's defined as an irregularly shaped lot existing or created by a subdivision where the buildable portion of the lot is connected to its street frontage by an arm and the lot doesn't meet the minimum lot width and street frontage standards. And that's really the clear essence of what we're looking at right here. As these are divided, 8011 on the north side, um you can see that building envelope on the front is shifted back further than that of 8015. Um and that is where it hits the minimum 90 feet width um the minimum lot width. So, um, while this doesn't necessarily have a very clear flag, um, this is the workaround because this lot meets all other lot standards for lot area and and lot dimensions other than that frontage. C1, the combination, the sum of C1 and L1 um, are not 90 ft. And the building envelope 35t back is not 90 feet. So, um, the request is to approve this flag lot and it meets all of our flag lot standards. Um, you have any questions? All right. Just wish all the uh flag lots look like this. Yes.
