Sorry about that. Thank you. I'll go to the 20-point director. This item is an example of a request from an RRR or a residential single-family district to an agricultural energy district. The property is 17.34 acres. It currently contains a farm structure and is mentally important. The applicant has indicated that he plans to utilize the property as a multi-generational farm, and as that UC wants to be able to develop several dwellings for family members in support of the agricultural operation on property. So in the RR and agricultural zones allow for agricultural operation of farming, but the RR zone only allows you one dwelling unit in current life. So there's an exception in the agricultural zone that allows for additional dwellings to be constructed on property if they are for family members or for workers of who are engaged in the farming activity. So that is what the Army Committee is seeking to do here. This is in agreement with the Comprehensive Plan. The future land use map does designate its properties, rural farms, and natural landscapes. J4B2 did not have any issues with this robust exam change. So, based on the findings within the status report and based upon the comprehensive plan, staff is recommending approval with the following findings. One, that the subject property is designated as rural farms and natural landscapes in the future land use limit contained within the 2024 comprehensive plan. Number two, that the Agricultural Zoning District is an appropriate zoning classification within that of rural farms and natural landscapes usually needs designation because it supports agricultural activities and preserves the rural character of the area. And number three, that the proposed zone improvement is in agreement with the comprehensive plan because the requested Agricultural Zoning District is necessarily the generally-induced map and advances multiple goals and policies supporting rural land uses, business protection, and preservation of rural character. And if it was a legitimate farming activity, and there had been family members that did before, then we would probably, you know, keep supporting it and that sort of thing. You know, I think we would. So I don't know whether there was any technical review of water supply and fire protection since then. Is there a requirement that there be adequate pressure for fire protection? I don't know if that's a requirement for us. I don't know that there would be. We didn't send the steps at the time. There will be a limit on how much you are supposed to have. It may be a minimum of 0.5 to 4-0-2-0-7-5-0-0-1-4-0-7. OK. I believe that the items that were loaded to your tablet did not include the development for the drives. They were available on the Google Drive, but they were supported on HSTP. So this is a two-part request. The commission will need to make two motions this evening for this item. This is a property within a land residential district. Residual districts require a development fee to come before the planning commission. So they're a little bit out of the ordinary in that regard. That district allows for a little bit more flexibility than are typical to live in the residential zone. So you require a mixture of housing types within the zone. And I think that the We can offer some flexibility for things with a lot size, setbacks, density, that sort of thing. So this is, of course, sort of a diverse neighborhood looking at a village drive near the intersection of the village drive and Eastwood Road. The Planning Commission did see a concept laid for this property in 2023. showing 10 townhomes in a private street with an airplane termination. At that time, the commission was very supportive. We asked that the plan come back with the final development plan. In the future, the APD has made some changes to that, including requesting this variance related to frontage tonight. So they're going back to your time to request a variance and also for your blessing on the development plan. You can, if you ever choose to, approve the development plan with conditions that it went through. We're waiting to more reprocess and some issues be resolved after tonight. Or you can ask that these issues be resolved prior to your approval and that they can bring it back to you. regardless if you want to vote on whether to vote or not, and also on the variance tonight. All right. So let's see. They are wishing to insert 10 town hall units, well, 8 attached units and 2 detached and 2 village hall units off of a shared driveway in lieu of creating a private road here off of Village Drive. The reasoning behind that is it's largely due to the grade of the property and to an is the state enforcement suit room that exists there that will need to be amended or relocated. And if it were to be in a little street near the construction would be different. They would have to change it. Very more significantly, you would have to relocate that enforcement, which would be a significant expense to you. operator, as well as the geometry, including whether you were in termination or some other sort of termination. The site is already in the wet site, and that would greatly reduce the number of units that could fit on the property. So throughout our staff report, we have mostly positive findings. We did have one negative finding. Number two, the manner in which they start the application of the provisions of the zoning regulation would deprive them of reasonable use of the land in the manner of local entities permitted over other landowners in the same zone. I would have a negative finding there that this certification would not deprive them of a reasonable use of the land because they could potentially construct a smaller number of units here. However, we did have positive findings throughout, besides that one, for the other requirements for the variance. The geography is somewhat sloped, so it's not unusual for the land in the same zone, but it is something that's a little bit unique to this particular property, and that is the Superforce Marine was something else that was a unique condition on this property. This is not the result of the actions taken by the advocate. Those are things that were existing prior to them coming on the scene. And we do not find that the variance would harm the public safety or welfare or alter the essential character of the neighborhood. The variance would allow for construction of 10 quality units on the 1 acre lot. This is a little bit higher density. There's a lot of immediately adjoining And it is generally consistent with the overall diverse development. There are varying entities currently in the neighborhood. So we just, I don't know, Those positive findings that we are recommending approval of the variance with conditions that variance, that any approval of the variance be noted on that development plan. And that the homeowners association be established in order to maintain the common improvements in open space. So to maintain that common drive, like the movie shared, and live with the public across the street. So... Yes? I've got a lot of sensitive questions about the variants in particular.

We feel comfortable moving forward if you all were to approve tonight with technical review comments being resolved. Okay, one more comment. Why is the U.S. subcompact on whether or not it's going to go to security? Right. So I think the fuck the fuck is it, give the fuck, and keep it to a minimum. Right. So there has been sort of like a little bit of a skim right now that it appears was intended to be continuing on as a public street and then terminated and then called a factory neighborhood, most likely was the original intention. But in order to do that, It's a little bit tight, and the only thing we've made is that it's the cost of construction for a hammerhead or gold-factor addition. I don't know. It's a lot.
