Hold a public hearing to discuss and consider a request by Gregory Reusink for the approval of a special use permit for placement of a manufactured home located at 600 Goliad Road and take necessary action.
moving on to new business uh consideration and action to appoint the vice chairperson excuse me person um you need to make an action okay do you have any questions oh you want to talk about it it's up to you okay yeah go ahead and so mr um Bruce Nick made an application, made an application to apply for special use permit to place a manufactured home at 600 Joliet. He has met all the requirements, the block size, the home that he is placing there does meet our requirements.
So this, we wait to vote on this, correct? You can vote on it right now. You can take action. So this is an action item.
We all entertain a motion. I second it.
Okay, so I have a motion by Corey Graham and a second by Debbie Segovia. All in favor? Motion carries. Moving on to new business, consideration and action to appoint a vice chairperson. You want to go ahead and explain what's going on here?
Yes, apparently we need to have an official, an official appointing on the vice chair.
Okay. I mean, like they're taking applications for this.
No, no, no, it's just your committee.
I know, but I just didn't know how, like when y'all flip people on the committee, like that's your thing?
I'm understanding this may take place differently somehow. I think that they've been, you've been directed to ask us to do it. So why don't we just appoint someone. Do you have any changes? I would like to now nominate Ms. Sadovia. All in favor? Aye.
Motion carries.
Consideration, I'm sorry, yeah. Moving on to citizen comment, or is there citizen comment regarding the Segovia being appointed? Okay. Consideration and action to approve the Arbor Fields Unit 1 subdivision final plot of 37.50 acres of land out of a 123.107 acre tract situated in the Ayers, Simon, Orocha and Juan de Orocha survey Abstract number one described in general warranty deed with San Antonio LLC recorded in document number 2025-157635 of the official public records of Little St. County, Texas.
Okay, so we're presenting to you the final plaque for Arbor Fields. It is the, you have approved the preliminary. There have been no changes. other than changing like the names of the council and things like that on there. It's still gonna be the same log sizes, which is some of them, most of them are 40 by 120. Out of the 123 acre lot, unit one is 37 acres out of that 123 acre lot. So you're looking at over about 165 units in unit one. We received no objections to the plat from TxDOT, our engineers, our water and sewer engineers. We're still kind of waiting for comments from Oak Hills Water. And then we also received a no objection from our fire inspector who inspected to ensure that it has a proper width for emergency vehicles to go through there as well. So it's all been signed off on? Yes, we have, yes, all been signed off and no objections. We're still waiting, oh, and Phelps as well. We're still waiting for O'Kims. Even though Oak Hills is not our water, but we still need them, of course, to supply those.
and we all said no because it was approved like two counties ago. I'll make those two approving. Okay, I've got a motion by Mr. Green and seconded by Debbie Segovia.
All in favor?
Motion carries. 3-0. Consideration and action to approve the 7-2 preliminary and final passing of 0.83 acre tract of land situated in the Juan and Simon Orocha survey abstract number one and being a portion of block 14 and the more 60 of block 16 section two described in tract 12 of a warranty deed to fund 191 limited in volume, LTD excuse me, in volume 1700 page 151 official public records of Wilson County, Texas.
So what you have in front of you, we did both. Preliminary and final consecutive. Because a plat was never recorded for this property, so the preliminary is your meet to pass. The final plat is where they actually sectioned the portion out for the seven brood themselves. Again, we received no objection letters from our engineers that reviewed our plats. We receive, we do have waters who are available there. TxDOT has also provided a no objection and that they're in the process of applying for their entrance there, even though there are entrances, but they're making sure that it's current with what they need there at the business. Phelps has sent their no objections and I believe that is it.
We also have the developers here as well. Can I have any questions? This is Elise, complete, correct? She's from Harborfield.
Oh, she's from Harborfield. No, the Zoom is from, yes. So this is Elise from the property owners, correct?
It's, they're gonna own the business, but not the land.
Yes, yes.
Two minutes. If you're not familiar, there's a building there. It used to be a barber shop. That's the property. Yeah.
It should be the last. Yeah, it should be the last.
I think she wanted to see the plaque. Yeah. It should be on. There's two of them.
So you have the application, you have the no objection letter, and the two plants.
And that was in that volume, yes. It was all connected at the very last minute.
I have a motion by Mr. Graham and a second by Ms. Zadodia on the table.
For a quick, can we go back to item B, the consideration of actions to approve Armored Field Unit 1? If we can just add a note there, what we're trying to do is come up with an agreement with Oak Hills for water and sewer. So I'm not having an issue like we have with No Man's Grove. They don't do sewer.
They don't do sewer. No, we do water. Yeah. So they're going to do the water and they're going to do the sewer. Yes. Are you sure? I mean, if they're pipeline doesn't go that far.
We've been working on this for quite a few years.
I just talked to Jason James yesterday. We were just talking about other developments. He didn't mention anything.
Wow.
Okay. Well, it pretty much has all of that on that side. I know. Yeah. And they don't get supplied to that school.
They supply all the way down to the unit analysis. They go all the way down.
Oh, you're talking about Arborville? Yep. Yeah, he's talking about Arborville. Yeah, because they provide only by road for it. Sutherland Springs, I think. They provide no diagram. Do they go further than Sutherland Springs?
As far as I know, I believe their cap is right there on McCoy's.
Well, they cover us.
Oh, they go pretty far. I'm just talking about our area right now.
You have to pass Arbor Fields in order to get to the diagram. So they cover Arbor Fields. We wouldn't be approving pets right now. But I just wanted to make a note of all this. That's for you to pass on to council for that, right? Well, it's to put on record for today too.
That's what we're working on too. and we plan to get that updated with the agreement with water and sewer because we're having issues with customers transferring, making sure they're coming to the right services. Sometimes they'll turn on water, but they don't turn on sewer. And so, you know, they're getting free sewer in a sense, but we want to put that on record that we're forming an agreement between the two to turn us through to get there situated.
That's it?
We are adjourned.
