Seeing none, city staff, we'll take it over to you, Mr. Negron. Thank you Mr. Chairman, members of the Commission. A little project information, I'm going to go through my staff report here. So the parcel number on this is 001-577-RLB. The parcel size is 3.056 acres, single family, multi-family residential. A little background, subdivision is being developed under a development agreement master plan. This allows for smaller lots in area width and length and dimensions as well as reduced setbacks requirements. The property owners and applicants is Belco LLC. The proposed subdivision consists of 17 single family residential lots. The total subdivided is approximately 3.056 acres. The proposed density is 5.56 units per acre. There are no dedicated roadways offered as part of the project. This will be a private access easement. The property is located off of East Jennings and Windsor Avenue. Under property characteristics, the property is undeveloped residential parcel. The property will be accessed by East Jennings Way and Windsor Drive. Under the master plan land use, conformance with the land use components of the master plan was evaluated with review and approval of the tentative map. The final map is in conformance with the tentative map. Master plan transportation, conformance with the transportation component of the master plan, it was evaluated with review and approval of the tentative map, and the final map is in conformance with the tentative map. Under the redevelopment plan, this property is not located within the redevelopment area. The wellhead protection plan, the property is located within a 20-year capture zone for the multiple city of Elko wells. Section 337, final map, stage three. The pre-submission requirements, the final map is in conformance with the zoning requirements. Section 338, content and format of the final map submittal is also in conformance. Section 339 through 3316, the proposed development conforms with these sections of the city code. Section 3317 through 3322 is also in conformance with the city code. Section 338, floodplain management. This parcel is not designated in a special flood hazard area. In the staff report, there are 11 findings, and we also had 11 conditions. Engineering, utilities, fire, and planning also did not have any. Carter Engineering was able to get the plans finalized. They did a really nice job on the plans, and we are looking for initial approval and recommendation to city council.

Yes. So City Council, on February 10th, we had a reversion to acreage for two parcels out on Manzanita for Highmark Construction. They do plan on doing an expansion to their current facility, and so we merged those two parcels by a reversion to acreage. Normally, mapping doesn't go to City Council, but a reversion to Anchorage does, and that's how they submitted it. So that was approved. The annual report from the Planning Commission was approved, as well as the 2026 work program. And then we had the first reading of the development agreement for the Bergeron Village patio homes was approved. That second reading will be on City Council for March 10th. We had, prior to that city council meeting, we had a redevelopment agency meeting where we approved one grant for the second cycle for the infrastructure grant program. We initiated an amendment to the redevelopment plan. It's never been amended since 2008. So that was initiated and they approved the redevelopment agency to purchase two solar panel pedestrian crossing lights for Silver Street. You might see that we just installed two on Fifth Street, right at Railroad and right at Commercial, the two that this city Council well redevelopment agency approved to purchase will be at 3rd and 4th on Silver Street, but they will be a four pedestal light so that anybody on those four intersection corners can hit it and they'll flash. There's a lot of safety concerns along Silver Street. So this makes it a little bit more of a walkability in our downtown with some safety there. So that was part of the redevelopment agency agenda on February 10th. And then we will have on the upcoming planning Commission meeting we will have the conditional use permit section of code it's it's real close to being finalized between the city attorney and myself so that is coming to you guys next month I did tell you that I would report back on that so any questions for me okay thanks Kathy
