I aliance to the flag of the United States of America and to the republic for which it stands. One nation [clears throat] under God, indivisible, with liberty and justice for all.

0:25 – 0:55•Speaker 1

Let the minutes reflect that all members of the are here for this meeting and have any of you had or all of you had a chance to read the minutes and do you have any changes or corrections? If not, I would entertain a motion to approve. Mr. President, I move we approve the minutes to the November 12 meeting. We have a motion. Do I hear a second? Second.

0:52 – 1:42•Speaker 1

Have a motion and a second. All in favor signify by saying I. All I have no old business under new business. Uh, Northwood Haven section 4 final 73 lots located on the north side of 10th Street approximately 900 ft east of Money Lane 21.839 acres. A little closer to you, it a little bit. [laughter]

1:39•Speaker 1

Uh, so Lance M with Arbor Homes is here and he will present this project to you.

1:45 – 2:43•Speaker 1

Okay. at this time with our homes. Address is 9225 Harrison Park at San 46216. As you can see there on the screen, this is the fourth section of the probably very familiar Northwood Haven Harbor development that we have northeast side of town. This will be 73 more lots and we have a future section five still a little further on. So all the infrastructure is essentially connecting into existing infrastructure has been installed in sections one through three. So you have any questions on that? At least I believe the plans have been everything's been approved. Everything there was an approval letter in there too.

2:41 – 3:32•Speaker 1

Yeah. As stated in the letter in the case summary, you have a letter from Joe Miller with his approval that they've met all the drainage requirements. Um, I've checked the plats for the lot sizes to make sure they comply with the TUD. Um, and at the end of the document, I've listed the items that they're just general items that are required with every plat. I did, however, add one uh since we've had some issues with fences in PUDS. I just wanted to make note that fences are not allowed in any type of easement and that the developer needs to pass that information along to the homeowners. It was not um a kind of a condition in their PUD ordinance.

3:30 – 4:00•Speaker 1

We know if that's in the covenants. I did not check the co covenants. We typically do have them in our covenants. are supposed to get approvals through our HOA to put up do outside improvements such as fences and so forth that that's what they're supposed to do. Yeah. But the covenants may not match what the town requirements are. So I want to make sure that they understand that um you know there are requirements for fences.

4:03 – 4:25•Speaker 1

So we're okay on all five of those items. Yes, Lisa. Yes. Just like to make a slight correction. Okay. At the top of the page is listed as section three rather than section four. Thank you. [snorts]

4:33 – 5:16•Speaker 1

So, you got one more session left. Is that what you have after this one or two? Uh, right now we plan to just be in one final section. Section five. Yes. Do you know roughly how many helms? [snorts] [snorts] Someone guess that I guess I don't have any prizes.

5:21 – 6:05•Speaker 1

Any questions? Anybody on the board? Nope. [snorts] too far. Do you know how many residential lots will be in the entire development by the end? All the way through. Yes, they are for 392, I believe. Okay. I may be wrong. Yeah. Yeah. We must lost a lot. We'll have 391.

6:01 – 6:51•Speaker 1

That was the maximum. If there are no further questions, I uh here's our our choices of plan commission action would be to approve the plan and infrastructure plan and request approve it with conditions or deny it. Those are the three options. So at this time I would entertain a motion. I move that we approve the final plan and construction plan request for Northwood Haven section 4 with the conditions the five conditions listed on the case summary.

6:53 – 7:17•Speaker 1

Okay, we have a motion. Do I hear a second? I'll second. We have a motion and a second bar. Roll call, please. Mr. Potter. I Miss Rford. I Mr. Harvey. Hi. Mr. Thompson. Hi. How I Mr. Chad? Hi. I vote I as well. Motion carries 70. Thanks. Thank you. Thank you.

7:14 – 8:31•Speaker 1

Merry Christmas. Second item, Mr. Site plan review for Calvary Chapel. They have asked staff recommended a 30-day continuous, but I think you're want to move that out to 60 days. Yeah, I uh had a conversation with the project engineer um on Monday and they are actually thinking that it's probably going to be February before they're going to be ready and I asked them to send me a a letter of continuence uh for a 60-day. I did not receive that. However, um if you did continue it for 60 days, I believe that they would be fine if they were ready in January to be added on to the agenda. Is that correct? Yeah. Okay. So, um I don't anticipate that they will do that. I think they're probably going to need the additional time to get everything together that they need to get. Um so, um that was the conversation that I had. I don't have anything in writing that they want 60 days.

8:29 – 9:13•Speaker 1

Well, I would entertain a motion to extend it for 60 days. Mr. President, I move we grant a continuence to Calvary Chapel Worship Center, Danville for site plan site plan review, approval of preliminary final plat for 60 days to February of 2026. We have a motion to continue for 60 days. Second, I second. I think we can just do what? All in favor signify by saying I. I I opposed. Motion carried.

9:13 – 9:42•Speaker 1

I think that's it. Uh at this time I understand that our attorneys that are here, this is your last meeting of course. It will be. Yes. So appreciate uh your work. Thank you. We we really like working with you guys. It's good community. Thank you. Anything else?

9:38 – 10:16•Speaker 1

I do have one thing. Um, if you have not submitted something for your appointment to be on the plan commission next year, you need to send me an email. I think that soon you are up and there's one [snorts] other person. So, just send me an email if you're interested in um continuing on on the plan commission and I will get that to the town manager and try to do that as quickly as possible. Thank you in advance.

10:17 – 11:02•Speaker 1

Okay, there's nothing else. I think you made a record. Close. Close. Close enough. We're on fire just like I was last night. [laughter] Anything on the place that's going to go in where Jesus used to be? Yes. Are they still on? Do you read paper? They uh No, I've been in Tucson. Tucson. Tucson, Arizona. Yeah. Their their goal for opening is going to be spring summer. So, yes, they're moving forward. What about out where Dave was?

11:00 – 11:32•Speaker 1

Nothing yet. Haven't seen anything or heard anything from them. Wait, that doesn't affect them though, does it? They got a light bulb. Yeah, that's their bigger problem, I think. I would entertain a motion to adjurnn. So move a second. Second. All in favor? Thank you everybody. reverse.
