PUBLIC HEARING, discuss and consider a recommendation to the Town Council on an application to amend the zoning on 31.94 of land from Agricultural to Commercial 2 with Commercial Corridor Highway 380 Overlay.

This request is to zone the property along US 380 to Commercial 2, subject to the 380 Overlay standards. The property is the southern frontstage of US 380 that extends from Potter Shop Road to Naylor Road excepting the Prairie House and the old landscape business. The property is currently vacant and zoned Agricultural. The request would comply with the Town's Comprehensive Plan and allow for the site to be developed for commercial uses. This rezoning is the first step in the development process which will include a preliminary plat and final plat approvals prior to any new structures being constructed. Staff recommends approval of the zoning on the 31.94 acre parcel.

PUBLIC HEARING, discuss and consider a recommendation to the Town Council on an application to amend the zoning on 2.3 acres of land from Agricultural to Single Family 2.

This request is to zone a tract of land located on Naylor Road to allow for a new single-family lot. The existing tract is a 13.72 acre property located at 3601 Moseley Road. This proposal would lead to the subdivision of this parent tract into two lots, both meeting the standards of the Town's Zoning Code. The property is currently vacant and zoned Agricultural. The request would comply with the Town's Comprehensive Plan and allow for the site to be developed for a single residential building lot. This rezoning is the first step in the development process which will include platting the site prior to any new structures being constructed. Staff recommends approval of the zoning on the 2.3 acre parcel.
