this is one of those items that on occasion we have to refer to you uh that normally could have been handled by an administrative subdivision in the planning office. U the reason it was referred to you is that one of the technicalities on an administrative subdivision is that Ellen can only sign an administrative subdivision, approve an administrative subdivision when utilities are available to the site. And in this case, it was determined that there is no sewer line immediately adjacent to the property. So, the matter had to be referred to you for reubdivision, but if you look at the flat, it's a square and a third being reubdivided into three lots that far far exceed the minimum lot size. So it's before you as a technicality administration and staff have no objection.

Subject property has municipal addresses of 105 and 109 West 31st Avenue in Covington. The petitioner is Mr. Noel Maestry. Owner is the same. Uh Mr. G, did you have any comments to make? City start.

And as the St. Parish has grown and as Coington, the city of Coington has grown, my business has grown. And I have a warehouse that's um needs to be a little bit bigger. And all I want to do is be able to extend the warehouse 30 ft, 35 ft, whatever, whatever we can do um to make it start to service my customers better, you know, and that's all I want to do. Got you. That's that's basically that's it. You know, I just I just want to extend the warehouse where I can service the customers better and and operate uh more efficiently, you know, and that's about it, I guess.
