Okay. And as a reminder, the Conway Planning Commission makes recommendations to the city council on public hearing items. Items reviewed on this agenda will be considered by the city council as early as January 13, 2026. And with that, we are going to move into the public hearing section. Oh, sorry. All right. We just have one public hearing item tonight. It's a reszone for two um landlocked portions of land located at addresses of I don't have the address on here. It's the termination of Penny Street, which is currently uh part of St. John's subdivision phase 5. and it's just to the north of two platted unplatted lots as well that are running on Tyler Street. Both parcels are just over an acre combined for just about two acres. It's currently zoned A1 and the requested zoning tonight is R2. Around the property, we have A1, MF2 to the west and then single family to the north and then to the east. There are currently a mobile home on each lot and there's no overlay district here. traffic impact. Um, as we've spoke with the the property owner, he's looking to develop single family lots. Um, typ typically, um, R1 lots are going to generate 10 traffic trips a day per lot. So, uh, just 75 trips per weekday. There are no current traffic counts at all. The nearest one's actually over by Westlake Apartments and it's 7,800. There is no FEMA flood zone in the area. Any extension of utilities will need to be coordinated with Comway Corporation. Penny Street is a local residential street that will have to be punched through over that kind of drainage ravine and it will terminate again like it currently does but at the southern or um portion of this southern lot right there. So basically just taking that street further to the south and then um having a fire approved turnaround there. It will not punch through to Tyler because those two parcels down there appear to be habitated. Um there's currently people living there. So the intent is for a single family subdivision. Based off of the math, the max density is going to be eight lots. That is not taking into consideration drainage, detention, right-of-way dedication. So those will be factors, but still I think with what's proposed, eight may be a stretch. They're probably going to get seven single family homes

across those lots. It appears everything around the area has redeveloped over the years. In the place of Charleston Place sub, St. John's further fifth edition and then those apartments, there is a daycare just to the southwest of this property as well. So, lots of different uh zoning uses and um boundaries around it. In the event that this does get passed tonight, it will have to go to plan or to city council and then later on y'all will see it as a major sub as a part of a preliminary plat just due to the number of lots and the requirement of street construction. Okay, with that, I have completed my year and I have enjoyed it and I've loved serving with all of you guys and I feel like we've done some great work for the city of Conway. So, and let me just say that from the planning staff, we appreciate everything that you guys do and how you consider everything and you make our jobs easier and we appreciate it. Typically, um before the first meeting in January, we do a quick Q&A in the back. I expect that we'll we haven't talked about that, but I imagine that we'll find a night that we can do that with the new appointees since they're coming in. Um,

So, I appreciate all you do and your and your efforts that you go above and beyond sometimes um to help people and answer questions. So, I've I've seen it from this side in a different way. And so, I we've gotten I don't know 25 I think applicants. Okay. And there's probably Yeah, those those jobs are few and far between in the city. Um but I I think we've got about seven or so that we're going to interview. And so hopefully the next time we convene, you'll see a new face.
