If you have before you a copy of the agenda, one item that we need to remove and that was the under the new business of 1291 uh marvel street variance request he called about three hours ago and uh removed that request we'll be hearing that tonight so uh entertain a motion for the approval of the uh agenda i'll make that motion i'll second it most of my mr burgers bergen second by mr robert calling flavor say hi Do we have any standing minutes? Austin Dockins, KJF Billing. My address is 5565 Lampton Creek Drive here in Charlestown. For this one, we've got a piece of property under contract to purchase. The address is Reynolds Street. The property actually fronts water. I believe the seller's address is Reynolds. It's on the back of his, but it's a city lot in that area. We want some standards variances. We'd like to take that existing piece of property, which is rather wide. We'd like to cut and make two building sites. We need a lot width and road frontage variance down to 38 feet.
I mean, I looked at that lot. It's kind of like, and, you know, I got the Google Maps for them. It looked like 42 to 38. Now, how big of a driveway are you putting on there to get the parking?
The driveways are typically... either 12 or 16 feet i believe there's 16 feet because it's usually wide enough for two cars to park it if you're familiar with that area around the corner of water water and taft street we did this exact same arrangement along taft street with that two of them actually all three will touch this property and those are the very similar widths the one on the corner is a little bit wider due to the road setbacks but the middle the middle lot is the same configuration and that That funny L-shaped lot, that L does nothing for us because of the fact that it doesn't go all the way back. So those two lots there on Taft are nearly identical in character to what these would be. So we've already done it.
So the new ones you built, not the existing ones, but the new ones.
but yeah the two new ones really all three of them are almost identical to this this arrangement just a little bit more space on the one on the car what's the frontage on that but i know that the middle one is 42 feet on that those three along Taft. I know the middle one's 42. The one on the kind of a funny L-shaped one. There's about, truthfully, there's about 37, 38 feet of usable space that goes all the way back down. Total frontage is over 100, but it's mostly unusable.
Because it's on the side of that wind yard. That's another property, right?
Correct. So that kind of strip that goes back and touches this property, I believe, is 38 feet wide. It may be 40, something along those lines.
Okay. I mean, I was just wondering about the driveways and parking. We know, I'm starting to see issues on Level Street that people have a bunch of cars and then there's parking on the streets. That's my concern about parking because that's, That street is usually very, you know, driven a lot by, you know, by a lot of elderly that live in some of those houses. Yeah. Retired people and stuff. So I mean, just, I'm concerned about the parking for people in that area. You're already doing 12 feet.
That's kind of narrow, but if it's going deeper into it, I mean, yeah, I can, uh, our typical driveways are wide enough to park two cars and I believe that needs 16 feet and I'll make sure that occurs.
How many bedrooms are you putting in these places?
These should be threes. Three bedrooms? The narrow one could be two, but we usually try to put three.
Two stories or one?
The 42-foot wide lot would be a one-story. The other one could be two-story, but it'll either be a one-story or a two. The plans are available that will fit that. It'll just be a game time call depending on what the market kind of wants and what's available in the area.
I mean, as long as it's the driveway 16, but I don't think it'd be that, as long as there's enough room for two cars, you know, because I don't want car people parking, because again, that's what we're seeing on level street, where people are parking on, and that's definitely not wide enough for people to do that. So it's something that's... We'll probably pass that parking ordinance.
Yeah. Our goal will be that there will be, on-street parking will not be required. Now, I can't control the folks that buy it for extra cars, but our goal is to... Well, at least have enough room to have enough cars.
