I'm left-handed. I can read it. So our request today is it's just we have this parcel in the corner of Edgewood and Third Street and we would like to request a variance. We want to to split off some of the open ground and um build a new groundup construction home and uh we're asking for a variance from the required square footage. I believe if I understood that the zoning ordinance right it's 9600 ft 9600 square feet
and so we want to create two parcels that would be one would be about 8,300 square feet and the other would be about 6700 square ft um we would have to have that surveyed and you know and done with from the deep measurements looks like that would be relatively close to what it would be and the the map that I just handed to you guys um I just went and using the measurements available on beacon I highlighted the area and the parcels in the area that are similar to or smaller than these uh these parcels we already do already there. So you can see right across the street is one that would be smaller than either parcel to the north would be a couple more that would be smaller than either parcel that we're doing and then between Edgewood and Vienna Road would be a number of parcels that are in between the sizes of what we want to do. So we believe it to be pretty consistent with what the neighborhood already looks like and We're not asking for anything unusual compared to the neighborhood.
Now, the the size of the house is what we currently would be like, 1400 square feet. The the new house that we would build would probably be around,00 ft. Okay. Meets the requirement of that. That's the old drive in area, isn't it? No. No. It's on Third Street with corner. questions for them. What's the um you put garages on these? Are you decide to say
if it's just one home and I don't believe there would be a garage on it. There could be um but I think we would just do driveway parking. Uh we usually set up plenty of driveway so they can park at least two cars. Um the idea being not to have street parking. Yeah, they probably have free parking. Yeah, that was really small for street parking. That

Mark Schllayton, 1836 Edgewood. I sold the property to these gentlemen. Um, the first question I have is, uh, I need the easement on the eastern side applied to said property. There is none listed in your documentation. However, in my original deed, it has one listed at the back side. Yeah, I didn't have anything listed on GIS either. This is the one done by Marvin Stoner. I did not know the year that it was done, but my sewer system runs through that.
We're on that. Yeah. Okay. The second question I have is in regards to the eastern border. You have that listed as 112 ft. On the property deed, it says it's only 100 ft. We go by grass grass to grass or edge of road to grass. So there's a 12 foot between the street and the beginning of their property. No, there's 12 foot. When we measure it, we drive by grass to grass. We go by, of course, we go by eyes too. Cuz when I built my fence, I built it 2 and 1/2 ft onto my property to prevent any issues. Mhm.
And this picture shows it going all the way up to my fence. Oh, this picture, the one that you supplied with your documentation. Oh, yeah. This these red marks. Yeah. They are actually what the county they're not accurate. I just wanted to confirm that they're not accurate cuz I matter of fact our daughter bought a house out off of Jordan Road and there was a real nice little shed there and I said honey that's not yours. She goes, "Yeah, it is." And I looked on I said, "No, no, it's not." And I went up and I even had to go to the neighbor and said, "No, but I was working off documentation to me and I wanted that's just Yeah, I'm glad you did that because that's the way the county GIS is. It's not
okay. Um, as for a splitting the property, my side does not have any objections to it. That was my original plan when I brought it bought it to begin with. Okay. Yeah. There wouldn't there should be a house on there or something or There is a 540 foot uh house square foot house on the western side. Yeah. The Edgewood side of the uh property. Uh it's just a onebedroom, one bath house. I thought it would just be a house years ago. Not. No. The the small cabin was the one that CC built originally. Okay. And the back cap has been used for a garden ever since.
I remember you used to sell a lawn mower or something. No, no, that's down on But that was all the uh issues that I had. Okay. Now, the easement of course for sewer in it can't build on it anyway. So, you'd have a right of easement on that. Yes, I have an easement and I have a diagram that anyone would like a picture of. Okay. Yeah. So, when you guys file that, you might want to make sure it's on there cuz I would like a copy of it so that we can abide by that. Okay. That's all I have. Thank you.
