I don't recall Greetings to all. Welcome to the hearing of the Plan Commission Board of Signing Appeals. I am Mike Caldwell, Community Services Director, Docket No. PZ20226068, the Plan Commission Hearing Officer. This is a presentation of three development methods. Kevin Ryder, VCA Docket No. PZ 2, Poojam 2, 6, Poojam, Poojam, Poojam, Poojam, Poojam, Poojam, Poojam, 8, Poojam. Paramaavathi Plot Coverage, Docket No. PZ 2022,60,84. Road Methodi Palanam. This is a public hearing, but let's start with the opinion of Redevelopment Director Henry Stetsky. You may need to explain more to the next speaker. After that, we will begin the public hearing. Mr. Stetski, Director.

2:03 – 3:06Speaker 1

Thank you. You are the hearing officer, Harvey. Can you show us a good picture while I speak? Thank you to everyone here and to those who are watching from home. We are here today for the celebration of May 3rd. This is one of the major plans of the city last year and this year. This is a big plan led by the city and the developers through the land agreement. The CET Council last year saw this plan and this year saw its new plan and voted to allow these bonds. The pictures shown today in the newspapers are part of the discussion about the most urgent situation in the city. We are here. This is a major event to move forward. This is a very important thing for our city. We are waiting for this event. Thank you, viewers.

Alex. Yes. Can I turn on the mic by pressing the button? Okay. Here it is. Okay. Great. Thank you. Suprabatham to everyone. I am Alex Marsh from Studio M Architects & Planning. I am happy to be able to make this package and to work with BIC. In short, we are here today for the improvement of the garage. All the things mentioned above are to make the reference and the plan in mind. If the numbers are checked, we suggest a large parking garage with approximately 374 places. Above the garage, we are planning apartments that are older and more than 100,000 square feet of office space. We are also building a high-end hotel with about 125 keys in the deck area. So, as we discussed, our variants are related to load coverage and road plan. We are working on all the plan reviews and opinions so far. However, if you have any questions or concerns, we are here to answer them. Thank you. That's all. Okay, thank you. This is a general hearing. Is there anyone here to talk about this? First question. Okay, let's finish the general hearing. Aanji Khan. Thank you. Aanji Khan from the Community Services Department is speaking. The staff report is out. In short, I will tell you the main things about it. There are two variants, one is the load coverage, which is 80% permissible and the other is 94% required. A variant has also been required from the road plan management, especially in the areas related to the construction of roads and facilities. In terms of load coverage, this is a general, self-sufficient method, so the maximum use of the site is beneficial for the entire city. Although there is some landscaping and green space on the site, people are mainly attracted to the Japanese gardens and ponds in the eastern part of the site. In connection with the road plan management, small changes are being made from 12 feet wide sidewalks. 8 feet wide sidewalks and 10 feet wide roads are being built. In addition, the bike lane will be removed from the rangeline road. This is part of the plan to match the existing rangeline road. Roads and trees on the site are being cut down. Although many of them will be occupied by the site itself instead of the Street Right of Wale, they will be available. Therefore, it is advisable for the planning staff to approve the appropriate arrangements and items for these two variants. Next, we will move on to the DBLS, which is all over the site. The entire site plan is being reviewed this afternoon and it is expected to be approved. Then in the case of the parking garage incident, the construction of its underground facilities is now being investigated by Vastu Vithi. Other buildings will then return to their own ADLS infrastructure. Therefore, there are some negative comments on the project. I think there are about 100 negative comments. Most of them are related to the beginning of engineering, grading, and drainage. The planning staff wants to see the lighting design details and signage details of the building. In addition, we need to add a few more trees in the places where there are landfills. Therefore, the planning staff approves the DPA DLS with the conditions that all the above recommendations and recommendations should be met and BCA variants should be approved. Thank you. Thank you. Thank you. Director Metzke, do we have an official letter from the redevelopment commission that recognizes this project? Yes, the architecture review committee of the commission joined last week and voted to recognize the two things in front of you today, i.e. the development plan and the ADLS in the garage. I think that if anyone is thinking about why these are being done in such small pieces, they should pay attention to it. Before doing anything else, remember that this is a completely underground garage that should not be completed first. This takes about 10 months to complete such a project. We want to bring the most profitable business opportunities here as soon as possible. Therefore, the fact that the garage wall has been removed from the other side allows for a more efficient and comfortable process.

9:24 – 12:26Speaker 3

Okay, thank you. Let me ask a general question to the team. This is a development plan approval, not ADLS. So, at the right time, the buildings will be reorganized again. But this site plan, i.e., the top part of the deck, is also against today's approval. We are making sure of the location of the buildings, the surrounding infrastructure, and the way of walking. They are all part of today's recognition. Okay. Thank you. Woody, do you have any questions to know more about? No, I have seen many projects like this, so I can understand how such big things work. If there are so many things to be resolved, then why is this going forward? People have asked me before. I said that all the methods and drainage that we have approved are aimed at satisfying the engineering department. Even if we approve it, the engineers can prevent it. I have always made it clear that there are always unsolved problems because of the double quote. That is, Director Pease, thank you for coming here today. I would like to thank you for that. Especially when there are opinions that engineering is 60 and Crossroads is 39. Also, the county surveyor has two opinions. Do you have any concerns regarding the unresolved issues in the county or in general? No, I will tell you that there are temporary facilities there. So, those opinions are about making small things right. So, we will make it complete. So, we have no concerns. Okay, thank you. That is... I think... The staff report is making things clear. The redevelopment commission approves of this method. There are no restrictions from the engineering department. Therefore, if you want to apply for a permit, the funding approves of this method. Everything is good. It's good. It's right. The methods were accepted. All the projects were able to solve problems on their own. With that, the yoke was broken.
