Take appropriate action on the following application: 627 Sam Houston Jones Parkway in Ward One (1) - for a major alternative design request within the Corridor Overlay District (Article VI, Corridor Overlay District, Division 5, Sections 26, 165 through 174) of the Parish Code of Ordinances: Section 26-170 (4) b. 4. Signage: to exceed the maximum number of wall signs allowed per building side (allowed one (1) wall sign per building side; requesting two (2) wall signs per building side). Applicant: FTL Investments, LLC (OV-0826-0005) (District 14, Mr. Burleigh)

The staff recommends approval of the following request: Section 26-170 (4) b. 4. Signage: to exceed to maximum number of wall signs allowed per building side (allowed one (1) wall sign per building side; requesting two (2) wall signs per building side). With the condition that the development shall substantially comply with the site plan on file with the Division of Planning and Development. However, the Director, or designee, may approve minor adjustments to the site plan as necessary to address technical or engineering considerations identified during development.

The staff recommends approval of the following request: Section 26-171 (2) c. Street yard planting area: to omit the street yard planting requirements within the ten (10) foot street yard planting area (required a minimum of three (3) class A trees or nine (9) class B trees; requesting zero (0) trees). With the condition that the development complies with the site plan on file with the Division of Planning and Development and that all other required trees be planted along the north and east sides of the property. The Director, or designee, may approve minor adjustments to the site plan as necessary to address technical or engineering considerations identified during the development.

Street yard planting area : to omit the street yard planting requirements within the ten (10) foot street yard planting area (required a minimum of eight (8) class A trees or twenty-four (24) class B trees; requesting zero (0) trees). Applicant: KJP Investors, LLC (OV-0826-0007) (District 2, Mr. Smith)

The staff recommends approval of the following request: Section 26-171 (2) c. Street yard planting area: to omit the street yard planting requirements within the ten (10) foot street yard planting area (required a minimum of eight (8) class A trees or twenty-four (24) class B trees; requesting zero (0) trees). With the condition that the development complies with the site plan on file with the Division of Planning and Development and that all other required trees be planted on the property as per the approved site plan and the Director, or designee, may approve minor adjustments to the site plan as necessary to address technical or engineering considerations identified during the development.

Street yard planting area : to deviate from the street yard planting requirements within the ten (10) foot street yard planting area (required nine (9) class A trees; requesting seven (7) class A trees); and Section 26-171 (2) d. Vehicular use area : to omit the landscape standards within the vehicular use area (required six (6) class A trees; requesting zero (0) trees). Applicant: Parish Road Properties, LLC (OV-0826-0008) (District 1, Mr. Quinn)

The staff recommendations are as follows: Recommends denial regarding: Section 26-171 (2) c. Street Yard Planting Area : Request to deviate from the street yard planting requirements within the ten (10) foot street yard planting area along Parish Road by providing seven (7) Class A trees in lieu of the required nine (9) Class A trees. Recommends denial on the North, South and East side of the property regarding: Section 26-171 (2) d. Vehicular Use Area: Request to omit the required landscaping standards within the vehicular use area. Recommends approval on the West side of the property regarding: Section 26-171 (2) d. Vehicular Use Area: Request to omit the required Class A trees within the vehicular use area. With the condition that the development complies with the site plan on file with the Division of Planning and Development and that all other required trees be planted along the north, south and east sides of the property. The Director, or designee, may approve minor adjustments to the site plan as necessary to address technical or engineering considerations identified during the development.

Take appropriate action on the following application: 2000 Block of Highway 171 North in Ward One (1) - for a major alternative design request within the Corridor Overlay District (Article VI, Corridor Overlay District, Division 5, Sections 26, 165 through 174) of the Parish Code of Ordinances: Section 26-170 (2) a. Parking: to omit the requirement that all parking lots and drives visible from the public right-of-way must be hard surfaced (required asphalt, concrete, or comparable material as determined by the director; requesting gravel drives). Applicant: Patrick O. Miller, et ux (OV-0826-0009) (District 1, Mr. Quinn)

The staff recommends that the request be denied. Section 26-170 (2) a. Parking: to omit the requirement that all parking lots and drives visible from the public right-of-way must be hard surfaced (required asphalt, concrete, or comparable material as determined by the director; requesting gravel drives).
