Good evening commissioners. We're going to start today off with a gender review. We've got five items on the agenda. They should all be eligible for consent. Item A is PUD 2234. It's a time extension for conditional use permit for residential plan unit development comprised of 108 multifamily units. on 4.96 acres located in an MX3 zone. Again, staff is recommending approval and consent. Item B, CUP 2380 is another time extension for a conditional use permit for two hotels and a height exception on 8.83 acres in an MX1 AIO DA zone. And again, this is recommended for approval and consent. Item one is CAR 26-2 at 4432 Taft Street for a rezone of approximately 0.34 acres from R1B SEO to R1C SEO. This is ineligible to be heard tonight due to a lack of a site posting, so this will be deferred to the July 6th hearing. Item number two is CUP 26-10 at 3809 State Street. This is a conditional use permit for an offsite advertising sign located on 0.39 acres and MX three zone. Staff is recommending approval and there is no. Our procedure for public hearings begins with a presentation from the planning team, then we'll go to the applicant, and then the representative of the Registered Neighborhood Association, followed by questions from the commission. After that, we proceed to public testimony, starting with those who are in person, then who signed up on the sign-up sheet in advance, and then anyone else who raises their hand virtually. If you are attending through your telephone, you can type in star 9 to raise your hand. Each member of the public is allowed up to three minutes for testimony, and we are strict with this time as it is limited in code. Finally, the applicant is allowed five minutes for rebuttal, after which the hearing will be closed and the Commission will deliberate and render a decision. Mr. Chair, you have the floor.

We make final decisions on conditional use permits, variances in appeals, and recommendations to the City Council on subdivisions, rezones, annexations, and code or comprehensive plan amendments. Any decision made tonight may be appealed to the City Council, provided that the appeal is filed within 10 days of this hearing. In order to file an appeal, you must have given written or oral testimony at tonight's hearing or meeting. So that's why it's important to give your name and address when you testify tonight. We utilize the consent agenda. This means that if the applicant agrees with the staff report and if there is no public opposition, the item will be placed on the consent agenda. All items that are placed on the consent agenda are approved with one motion without further public comment. For items not on the consent agenda, we will hold a full public hearing in the order just detailed a few minutes ago with staff, applicant, neighborhood association, and then the public testimony.
