Good afternoon, Madame Mayor and council members. Uh this is a special business item for SCB 2512. Um is a preliminary plat for residential subdivision comprised of 78 buildable and 14 commons on 18.9 acres located at 9744 State Street. This should look familiar to most of you as this item was heard uh paired with a reszone request on a April 14th. At that hearing, council denied the reason primarily because there was not sufficient traffic mitigation measures in place to mitigate impacts to the surrounding neighborhood. While the reason was denied, no action was taken on the subdivision. Today, we are here to take action on the subdivision and without the resone approval, the subdivision does not meet code requirements for density, lot size, and their proposed use as town homes are not allowed in the R1A zone. So in summary, uh the action needed today is the denial of SUV 2512 as it does not meet the requirements of the R1A zone and then staff will come back with revised findings for both the reszone and subdivision at the next available council hearing.
