Yes, sir. First item is item b one, Ridge Meadows lots one through five off Ridge Road by Pankratz Construction. There's five lots. Two lots are to be served exclusively off of proposed common driveway, and there's three lots with road frontage. There's also a variance indicated to the road frontage for Lot Number 1. They're actually showing 70 feet. It's the regulations require a 100. The outstanding have to be completed on page five. They are as follows. Number one is consideration of the variance request by the planning commission. Number

Do you have a question that's here in the right place? It's not where Well, they'll they'll go at the entrance of the common driveway unless they're not gonna drive down the the easement. But if they this goes back a ways, and I'll try to be as brief as possible. The post office, I guess, four or five years ago decided they wanna cluster mailboxes for all subdivisions of any size. And they just put out a mandate to everybody, but they didn't really specify anything.

So we didn't adopt anything in the regulations. But if the post office isn't gonna deliver to individual houses, we recommend or suggest to the developers that they contact to the post the local postmaster, and they each make their own decision. We currently understand that cluster mailboxes are preferred by the post office. In this particular case, there's a house there. It has an existing mailbox. They may decide to let them have individual mailboxes. But, yeah, they're gonna put them on the road regardless. If they put in a cluster mailbox for the common driveway, then they'll put it in the paved area so that they can pull the cars completely off the Road. So I I hope that answers your question. Any

Thank you, sir. I just wanna hear more about the variance request, that I know that's it's you said it's required a 100 feet, and this is a 70 feet. And so what would be the justification for the variance? Well,

so Ridge Road is a cluster cluster. I'm sorry. Ridge Road is a is a collector status road. Collector status roads require a 100 foot of frontage, if I said that right. And, actually, you can taper the lot in because you only need 75 feet at the building setback line according to the subdivision regulations, which seems counterintuitive.

But so it it's simply the number. On a on a on a collector road, you're supposed to have a 100 foot of road frontage. In this particular case, the lot is a narrow lot, and they are cutting off the house, and then they want to put a lot next to it. I believe they got the 100 foot on the on Lot Number 2. And then we do allow the flag lot to be 25 foot.

So there's really no other way unless they serve that lot with which they could do. They could serve it off the easement or come behind Lot 2 to to get to Lot 1, but they wouldn't have to give up all the road frontage to Lot Number 2, or they could make Lot Number 1 a flag lot. They could squeeze it down to 25 feet. In this particular instance, though, in the way the subdivision regulation treat with respect to variances is the variances supposed to be particular particular to the property. And I think it is in this case because and I don't think there's a problem with the variance in this case because if we if we make a 25 foot flag there and move the house back further, we're moving everything else back further, which costs more for one.

And it really serves no purpose. But the main reason for the variance here is because if you see where the house is on Lot Number 2, that's the best place on the lot for a house on Lot Number 1. They wanna put it up close to the road, not just because driveways and utilities and everything cost more the further you get away from the road, but, you know, that's that's the view spot of a lot as well. And then you've got more topography, so it costs more the further you go back. So I think it in this case, it's only one lot. I think they've done the best they can do with a very narrow piece of property. Does that help?

Yes, sir. Yeah. This is item c one. We're gonna go right back to the same place, Ridge Meadows, Lots 1 Through 3 off Ridge Road by Pankratz Construction. If you look at the plat, it's kind of self explanatory.

They're simply cutting the front two lots off and then cutting the third lot off, which will be recut later. So what they'll do now based on the preliminary plat, once they get final plat, they can transfer these two lots or build a house on the one and sell it. But they can also then come back tomorrow, ask for a preconstruction meeting. We'll set that up, and then they can start construction on the common driveway. So this is a final plat for these three lots, and I will read the outstanding items to be completed into the record.

Number one is signature plats, including the environmental health department certification, electric and water utility certification, and any plot modifications by the environmental health department. And number two is the environmental health department review fee and the preliminary and final platting fees. That's it.

Yes, sir. Item c 2 is Manor in the Foothills Phase 4 Unit 1, final plat off Best Road by Tennessee Valley land. There's 15 lots served by proposed new county road section by a proposed new county road section. And I just mentioned in here the common area lots were previously platted. The outstanding items to be completed are on page four.

Number one is the completion of all on-site improvements, including site stabilization, erosion controls, and final inspection by staff. I was out there just the other day, and they're doing a really good job. They were getting close to completing the project. They're actually backfilling the curbs. Number two, Phase 4, Unit 1, final certification letter from the project engineer, which we, they won't get that to us till till we've done our final inspections.

Number three, final notarized amendment for the property owners association declaration for the stormwater drainage facilities and ownership of the common area detention lots for Phase 4 Unit 1. They shall be recorded with the final plat. A staff shall be supplied documentations to review prior to releasing the final plat. Number four, signature plats including all utility certifications on the final plat or a surety posted to each utility that electric water and sewer is available to each lot. Yeah. If you look at the lots 260 258 through 261, They're 45 foot wide at the road, they go back 400 and something feet. And roughly, it says you can't put a structure pass about a 100 feet, and they're they're always lacking on common area or open space. So why did they make the back of this some kind of accessible open space or something? Is it accessible?

Is it accessible, though, from for other areas? Oh, yeah. I mean, even the future adjacent lots that they're gonna do may be the same way. I don't they're accessible because I I I was out there myself looking at it. And another question in 2022, when, you know, other phases of this, they handed out this piece of paper that said for men to go drive to block house, they're gonna put a 10 inch waterline, 12 inch waterline.

The next item is item c one. It's final plat Cache Ridge off Old Niles Ferry Road by Scotty g Builders. There's 10 lots served off of two proposed common driveways. Outstanding items to be completed are on page three. One is completion of all on-site construction, including fixing the ditches, erosion controls on all exposed areas, installation of cluster mailbox or boxes, and installation of a fire hydrant.

On-site construction is nearing completion, and I'm not sure if the ditches are completed yet. They're still working on their erosion controls, and I did get did get verification from utility that they paid for the fire hydrant today. So the utility is actually gonna install it. Number two is the copy of notarized homeowners documentation, for the maintenance of the common driveways and the ownership and maintenance of the Detention Lot 11 R 6. Number three is signature plats including environmental health department per the comments above, electric utility and water utility signatures on the plat. Number four is environmental health department review fee and the platting fee. And if you have any questions, I will answer them.

Number two, signature plats with all certifications, including environmental health department, electric, and water.
