All right. I don't if anybody can hear me, but um so yeah, we had uh this come through. Um so they're seeking uh basically just to move in. They're going to make and manufacture items on a custom basis all on the interior. Um and it looks like too that they're not going to use any outdoor storage. Um the size of the space looks like it's actually about 1,620 ft. I put 3,000 ft in the report. That is not correct uh based on their sketch. So, I just thought I'd mention that. Uh, looks like they're going to lease unit 5, which is in the middle. Um, the, uh, applicant when I talked to them stated that it's just going to be themselves. Uh, they're going to report to the site and leave the vehicles when working. Uh, basically they're going to again manufacture items on the inside, which is full compliance with the Iowa district. Um, they're not going to invite the public in. Um, and so staff feels comfortable uh recommending uh approval uh to the planning commission on this one if you're so inclined to do so as well. Um, I don't have any concerns. Uh, the hours of operation that they stated, uh, looks like Monday through Saturday, 8:00 a.m. to 9:00 p.m. Uh, and again, just one employee reporting to the site to work. Um, I am providing a list of conditions of approval that include eight. Um, they're pretty standard for typical ones that we've approved before. uh for this industrial property itself. Um should they provide for any outdoor storage, they would have to comply with that standard in the ordinance, but but again, they're not doing that. So, I did include that as number four. Should they do that? Um with that being said, are there questions or concerns of village staff?

Yeah, I I definitely enjoyed doing being able to read that ahead of time. I I sent a memo out to the applicant, but it was literally no comments. So, we've looked at this property before. It's so I already knew what was what. And are you the applicant? Yes. And what kind of business is it? What are you going to be doing? automation, robotic cells and stuff like that for manufacturing customers. Cool. Yeah.

Um, unless it conflicts with other board, you know, uh, village meetings, but that's typical. I think we should I will propose that we go with those dates. 11:20 and 1218.

Um I'm just going to mention briefly that over the past month we've had an interesting issue regarding storm uh just on the edge of our border. So I was working with the Vernon uh public works because there was one uh ace where they're going to build. They didn't plan this year because they thought they were going to build this year and they had a storm complaint. So I'm working with Burman to I think got brought up last month too, right? Oh, did I? I think high level because they stalled their construction until spring, right? Because of tariff stuff. Yes. Because
but then there was a complaint and I think it was pretty fresh. Yeah. Okay. So that So what happened after that then is I worked with Vernon to um talk to the property owner in Vernon and we discussed that this new plan is coming. Here's what it looks like and it's going to be a lot better next year. It was just an over a hundredyear storm that we had about a month ago. So that's what happened and we're sorry but eventually it won't happen again. Gotcha. So I think it's pretty resolved now and I've had at least two houses in Ripple Brook East that have also been approved. That's kind of what's going on storm water wise. Awesome. Uh no correspondence.
