Those have been printed and distributed to everyone and hopefully we've had a chance to look at those. Any updates, questions, comments on anything on the minutes or is there a motion to approve?

First item this evening is the presentation of PROJ 26-027, request from Cozy Pet Hotel LLC for approval of a special use permit for an animal services kennel use in a C2 general commercial zoning district at 342 and 400 North Scott Avenue. And we'll ask our city planner, Ms. Fernandez.

Thank you. An application was filed for a special use permit renewal and expansion for Animal Services Kennel in a C2 zoning district for 342 and 400 North Scott Avenue. The subject properties are bound by other commercial businesses and no site changes are proposed at this time. The original special use permit for 342 North Scott was approved by Planning Commission on July 19th, 2021 and City Council on August 24th, 2021. And this special use permit had an expiration date of five years. and we have reached five years. The applicant has requested to renew their special use permit and expand it to include 400 North Scott, which is now owned by Cozy Pet Hotel. This location is currently used for grooming, but would like to keep the options open for future. All prior special use permit details remain the same, including all the staffing and hours of operation and those details that were provided in their first special use permit. And they're also listed here again. Both buildings have been remodeled with 342 being their primary kennel location and 400 being the primary grooming location. Outdoor play areas have also been added to both properties with adequate fencing and artificial turf You can kind of see on the aerial there a little bit Based on the standards for approval, Cozy Pet Hotel meets all city standards and requirements in the UDC. The proposed business is in line with the character of the corridor and is consistent with surrounding uses, is sensitive to neighbors to the best of their ability, and has had no prior issues with their special use permit. With that, staff recommends approval of the special use permit for Cozy Pet Hotel at 342 and 400 North Scott Avenue with the three conditions in the staff report. Yes, we expect to get the revised draft chapters this week from Multistudio. or the consultant that's been working with us on the UDC update over the past year. And once we get through all that, we're going to put together a summary for Planning Commission and Council for their review. We'll try to get that sent out. Our goal is late October to have that put together. Of course, if there's any additional major changes with the revised drafts, that may be delayed a little bit. But our goal is to get some of the bigger items in front of you as soon as possible. and be available to answer any questions about some of those changes before we make those publicly available.

Yep, we will have the meeting on Tuesday, October 6th. We do have a couple of public hearings that evening. One of them is for a reuse of the Old Masters Transportation site there just south of Quick Trip Distribution Facility. And then we also have a small mixed-use development that's been proposed at B and Chestnut. There's a couple of old residential structures there. One of them previously was Nina's Nook Daycare that was operating there. And there's been a proposal to redevelop that with two small mixed-use buildings. So we'll hopefully be bringing that forward with the public hearing as well on that evening.
