Consider approval of the Planning and Zoning Commission meeting minutes for the following:

ITEMS FOR INDIVIDUAL CONSIDERATIONItem 2

Consider approval of a Final Plat of Brown Trail Estates Addition Block A Lots 1 & 2 being 0.476 acres in the Alexander Allen Survey, Abstract No. 11, located on the east side of Brown Trail, north of the Spring Garden and Brown Trail intersection. (PLAT-25-5)

Applicant: Celimar Bracho, 2570 FM 407 Ste 209 Highland Village, TX 75077. Owner: Hakimi Treasures LLC, 3550 Alden Way Unit 2 San Jose, CA 95117. Existing Zoning: Residential – 9,000 (Single-Family Residential). Summary of Request: This plat is a subdivision of one lot into two (2) lots to allow a single-family home on each of the new lots. The subject property was rezoned in 2024 from R-15 to R-9, each lot is a little over 10,000 square feet in size. Each lot will be accessed by Brown Trail, the property owner will need to obtain drive approach permits from the Engineering Department. An eight (8) inch water line is accessible to the site; however the property owner will need to extend sewer access to the proposed lots. Staff Findings: The final plat is in substantial compliance with the zoning on the property and the City's Subdivision Regulations, therefore staff recommends approval of the plat. In accordance with Texas Local Government Code Chapter 212, if the plat meets all the provisions of the local Subdivision Ordinance and Texas Local Government Code, the approval body must approve the plat.

ITEMS FOR DISCUSSIONItem 3

Discuss and provide staff direction regarding proposed revisions to the Sign Ordinance Chapter, 6 Article III of the Code of Ordinances.

Attached is a draft sign ordinance. Staff will present the major changes of this proposed ordinance to the Commission at the meeting and take comments accordingly. Since the sign ordinance is not found in the zoning ordinance, technically the Planning & Zoning Commission does not have to make an official conduct a public hearing on the changes or make an official recommendation to City Council. However, given the importance of the sign ordinance and its close relation to property development regulations, staff thought it was prudent to present the draft and take comments from the Commission.
