Consider approval of the Planning and Zoning Commission meeting minutes for the following:

a. February 12, 2026

ITEMS FOR INDIVIDUAL CONSIDERATIONItem 2

Consider approval of a final plat of Schumac Lane Estates Addition, Block 1 Lots 1 and 2 being 5.651 acres out of the J.W. Shacklee Survey, Abstract 1390.

The property is located south of Schumac Lane and Shannon Lane. (PLAT-25-3) Applicant: Alex Campolo, 1809 Sagebrush Trail, Euless, Texas 76040 Owner: Alex Campolo, 1809 Sagebrush Trail, Euless, Texas 76040 Existing Zoning: Residential – 9,000 (Single-Family Residential) Summary of Request: The property consists of approximately 5.6 acres, the property is heavily wooded and a large portion of the property is designated floodplain. Two lots are being proposed, both will have access from Shannon Lane, a private access easement is being dedicated via this plat to serve as mutual and emergency access. A water line is being extended and looped per city code requirements for both domestic and fire protection services. Sewer service is provided by an existing line in Shannon Lane right-of-way and private sewer line will be extended across private property to serve both lots. City Engineering Department has reviewed civil construction plans for the proposed public improvements. A tree survey has been submitted and is being reviewed, however given the size of the property and the amount of trees being preserved it is not anticipated that mitigation will be required. Staff Findings: The final is in substantial compliance with the zoning on the property and the City's Subdivision Regulations, therefore staff recommends approval of the plat with the following conditions: 1. Add a 5-foot utility easement to accommodate the overhead power lines on Lot 1. 2. Provide recording information for dedicated easements. 3. Remove note regarding floodplain easement. 4. Extend drainage easement to cover the entire creek area. 5. Amend approval block to include Planning & Zoning Commission Chair signature. In accordance with Texas Local Government Code Chapter 212, if the plat meets all the provisions of the local Subdivision Ordinance and Texas Local Government Code, the approval body must approve the plat.
