All right, I have 3:30. So, we'll call this a special meeting of the plan commission to order and the new business is a planning hearing for K&J Investments is requesting to resone property they own on John Williams Boulevard at Limestone Drive. Property is 5.62 acres. uh currently zoned I2 and they wish to resone at B3. Jeff, would you like to talk to us?

0:58 – 1:410

I'm I'm Bob Cohen. So Jeff is I just represent Jeff. So that's why I'm here. And yes, that is our desire is to uh take that property from that zoning that industrial to the V3 um so it can be developed. Uh the first development that would go there would be Del Taco. Uh and that would go right on the corner of that 5.3 acres at Limestone Drive and John Williams. So you're wanting to reszone everything down to that next building there. Correct. That whole that whole acreage. Yes, sir. Okay. Questions anyone has? How many lots?

1:41 – 2:040

Um it depends. We haven't really marketed it any. I mean, obviously Del Taco will be first and they're going to take right at about an acre. Um, so depending on the usage, it may be one, but it may be three. Good. Anyone else have a question?

2:01 – 2:520

From looking at this picture, I know right now there's currently trucks are parking in there. Uh whether rightly or wrongly, I don't know. But as I look at the picture, there's two entrances off of John Williams and it looks like they both feed up into what was the old Larry Steve Evans Mill. So is this change going to block that access that backway access into that or These two entries right here that go up to the middle. Yep.

2:48 – 3:150

Now, this looks like it would close both is this would remain open. Okay. Del Taco would be split off. Well, it kind of wanted to write about right here. Okay. As you can see from this plan. This this would lay on it just like that. Like that. Okay.

3:13 – 4:150

So, we would have right here, cut off a line there and then eventually cut right here. So, that way it can continue on to these lots and Okay. that will remain. Yes. Okay. In essence, these will become instead of kind of just dirt roads that would become an access this one right here. There is a part when we purchase this there's a deal where we have to maintain a drive or an easement from John Williams back to our maintain all the way through keep that future just

4:13 – 4:250

yeah I really don't know because like I said I know we we are obligated to maintain or keep that that from John Williams back here.

4:34 – 5:110

Make it easier to deline. There you go. Plan your whole day around one trip. There you go. Thank you. Thank you, Mr. Chairman. Anyone else have any questions, comments? I'm ready for a motion. A motion to pass this on to a public hearing. And do I have a second? I'll second. I have a second. Any further discussion? Hearing none. All in favor of the motion say I. I. Those opposed? No.

5:07 – 5:380

We'll see you in April 4:00 here. Okay. All right. Any discussion? Anything you want to tell us, Kevin? Okay. All right. I have a motion. Do I have a motion to adjurnn? Salute. I have a motion. Second. All in favor say I. I.
