JN Custom Homes LLC is requesting a certificate of appropriateness for an addition to the rear of the home located at 2395 Long Avenue. The previous structure was demolished due to there being grading issues causing water damage and making the structure unstable. The proposed addition will be 911 square feet with a 475 square foot Attached open air carport. The windows will be white with the 6 over 6 paint to match the windows of the existing home. The exterior siding will be 12 inch wide lap siding hardy cement board with a textured wood grain. The siding will be painted with Sherwin-Williams amazing grade to match the existing paint color on the home. and the trim will be painted Sherwin-Williams Pure White. The shingles will be IKO Cambridge dual black architectural shingles. The carpet will have pine tongue and groove on the ceiling and will be stained using Sherwin-Williams Woodscape exterior stain tinted in the color Special Walnut. The property is listed in the 1991 Spare Beaumont Survey as built circa 1938 and classified as a neoclassical revival. The recorder noted that the house is well maintained. The significance of the home is listed as an example of an upper class late 1930s house. Planning staff recommends approval of the request with the following condition. This was a, we demoed a existing garage that had kind of a, Some somewhat of a bedroom bathroom addition to it at some point. And there were major grading issues here. The neighbors would flood their their property there to the point to where in front of the garage, they actually had built up a dead concrete built up to keep water from going into the garage and the thing. So. It failed. It was not in good condition. So the client, homeowner, has decided that she wants all the bedrooms in this home are on the second floor. She wants a one floor, her first floor, I'm sorry, master suite. So because that needed to be demoed, She decided that's what she wants to put there. So that's what this drawing is. It is going to be kind of connects from her office off the back of the house and will come into a hallway that will have a laundry room to the right and then will lead into the next doorway that will be the master bathroom and then that eventually will lead into the master bedroom. All right.
