Some of y'all were here at the time, but it was already exact same thing. I just told him applications now it's already it was already approved in 2022 or 2023 just expired so that's why it's back
all right this first Tindel application for the zoning submitted by Tony and Randle. I mean Tony Ray Tindle requesting a variance 3 ft resulting in a 5 foot set by to the side yard. A six foot resulting in a set back 19 ft set back to the front yard and a variance of 10 resulting in a 10ft set back to the rear yard to complete proposed renovations. The applicants are requesting a variance of six foot resulting in a twoft setback to a sideyard uh to construct an attached carport. The property is located at 107 Carol Avenue, parcel 149-0-29-019.0000. The legal description is 4 East Carol subdivision. Property is zone R1 single single family residential district. All right. And then just for this one, u Mr. Kennymani here, which is contractor, but um currently if you go look at the house currently being renovated, there is a carport currently that's on the side of the house that that's what they're going to remove. Currently, the carport I think is either is either on the property line or might be on the neighbor's property a tiny bit. So So they're tearing that down
to move it over, but since they tore it down, they need the variance to put it back, but But okay, but they would need the variance in order for them to actually impact there. So, this one started last year. This site started last year. Um there was a site plan approved or site plan that was submitted for retail on the bottom four hotel rooms on top. Um though the site they needed a variance for that project. So the site plan kind of became a mute point because there wasn't wasn't a variance granted for the parking which is required in this district for a hotel. Um the applicants came back and they a for major site plan review for a fourstory bar, tavern, nightclub, lounge. That is the category in our charter use that this far falls under. It's not going to be a restaurant. Um they want to they could probably expain more of their theory, but it's going to be more of an entertainment thing and entertainment. So, this is kind of where it falls and it's not necessarily going to be just a bar. Um but it's going to be a fourstory building that's going to be under 50 feet in height, which Um that's kind of that's that's the t um that's what's illegally allowed 100% lot coverage essentially. I think there's a little bit wiggle room but which is allowed in this district. So, what they did is they're you they're taking allowed use by right that does not require any parking and um because they they realize the applicants realized that was the biggest contingency was going across that sidewalk. Um and found to use that we're going to so um public works looked at that. Um, a lot of that stuff that's required is going to be in the construction documents. You back folk vendor but um and um building official looked at it though it's not construction documents that's where it's going to be passed what everything looked fine I was fine with
it and um the original plan that they submitted they had some fire department concern or safety concerns which the uh design professional address. Um so so what they submitted um fulfills everything we need to um that had to review it. Every box was checked off. So once the site plan gets approved which we recommend for approval because everything was allowed by right moves to city council for their approval too. And then after that then y'all gonna be done with it because all that's going to be left are the actual construction documents come before and then they can start their project. But they've they've addressed the I don't even know what um
they've done all the drainage. They've done they know where their dumpster is going to go. They know where everything complete facade. So

The legal description as is 510 First W St. and parcel number 149 L-29-036.0000 0. The legal description point uh part of that parcels 510 at 510 is first ward base. Louis the property is zone C1 central business district.

Our original plan was a original plan was a hotel in front of y'all. We have now gone back to some of the council members. We're going to go with um it'll be three floors of arcade games for down here. Nothing for kids to really do in the area. Um so it'll be three floors arcade and then up there will be a bar, but it's going to be more for um venue face. Um and about 50 arcade games rental
and know that it states on the application just so it's for the This is the loud use. we won't we won't have this until we actually have the floor plans because that has to do with fixed seating and there's going to be a formula where we have to the actual layout of the and tables. No, they gave a mockup one, but I'll tell you, they put two stairwell exits instead of one where we thought that they might have one and they just went went ahead and did two just in case that capacity number is larger than they thought it was going to be for safety reasons. a capacity right now with tables and chairs that fit.
