Hi. Good afternoon. Dustin Mizell with Environment Design Group, Landscape Architecture in Palm Beach, and Valeria as well from my office here. I'm here to present to you a component of a previously approved project. And so first of all, I want to thank everyone for moving us along during our last presentation. We appreciate that. And thank you for the opportunity. to come back to talk about one item that you asked us to reevaluate, to rethink. And I want to thank staff as well, who's been very helpful. So thank you to everybody. So really the issue that you asked us to restudy the last time we were before you was the South Wall. The south wall is an existing wall that is very imposing, about 10 feet tall, all along the south property line. In our last design presentation to you, it was dealt with in two ways. One, it was a large swath of just composite wood in plank form. And then we had large patches of the faux green wall as well. A couple of your comments were, you know, it's too much of wood. It's too much of non-interest. And we want you to kind of rethink it. Possibly can there be a different wall applique mixed in there, even a mural or just something different. So what we've done is we've broken it up. a couple different ways. The first I'd like to show you is no longer do we have just a flat wood applique. We found a really interesting wood that has more of a horizontal detail to it, which adds a little more interest, so it doesn't look so fat between the planks, and it looks like architecturally purposeful. So I think that this is a really nice thing. It'll give some shadows and more interest so it's not so flat. The second thing we did was we were more strategic about the faux wall. Before, it was just this massive swatch of it. And obviously, an exterior wall, people know it's faux. But with the UV resistances of the higher ends, we became very strategic about we replaced them, we minimized them, and we framed them as well so they look like picture frames. And then to break up the monotony of too much wood that you thought that was flat, we came up with the idea of this wave system. And so we like about it. We did study the mural. The issue with the murals are it's so subjective. Imagine trying to get every residence to be comfortable with artwork. And then also, too, how long is it lasting? I mean, in two years are people regretting the mural they picked? So we think this wave system is very, very nice, and it literally feels like, you know, as the ocean and the tides are coming off, it just continues on the wall. So we've got a lot of good response from our residents. So as you can see here, again, we're focusing on the south wall today. So we've broken up the wood applique on the raised wood deck. It's going to match the color and tone. We've picture framed it so it feels like, you know, almost like exterior artwork. And then the wave wall becomes the base as opposed to just a giant concrete wall. So looking at it in elevation, again, you know, the waves run from the beach all the way to the main entry at the front. And then we picture framed these woods that relate to like the lower deck of the pergola. And then the green walls, you know, relate to, you know, areas of where the basketball court picks up and also where our race by is. So, you know, that's really the extent of our presentation. Again, I appreciate your feedback. It was heavy last time, a little on the dull side, and you challenged us to come up with something that we thought added a little more interest in everything so flat. So I think even with the waves, as you can see, and this is just a sample piece, it's not flat as well. So I think the shadow lines, if you look at the profile here in the sample, um you'll see that we're going to get some nice shadow lines off the the profile of it so between this and then as you can look in this profile in this sample as well again there's going to be a lot more movement uh shadow lines the first time everything we had brought to you was just flat so i'm here to answer any questions and thank you again for the opportunity madam chair thanks

That's a great question because the majority of these, even the sample here, is gypsum. That would be, let's call it drywall. So this piece right here isn't the exterior example because most of them are, you know, would eventually, like drywall, get wet. There is a company that has it, and it's the same exact thing, but it's a composite. Same material as here. So it withstands the outside. But most companies, if you look online and search for this project, would be for interior only. But we've managed to find a specifier. They can do it in composite. And so it's the same exact thing. It's just a different material.

And is it UV resistant? It won't yellow with time?

Yes, ma'am. Yeah. And it comes in large panels because most of them, when you find them inside, are two by two or something like that with gypsum.
