Approval of Minutes: October 16, 2025, Planning Commission Meeting
Staff recommends approval.
Comprehensive Sign Plan Revised No. PP-CSPR-25-0003
McIntosh & Associates is requesting a revision to the adopted comprehensive sign plan for the Crossroads Plaza located along the west side of Gosford Road between Harris Road and Panama Lane. The revised plan includes four pylon signs, eleven monument signs, wall signage and other miscellaneous signs throughout the commercial retail center, zoned M-2 (General Manufacturing). A Notice of Exemption will also be considered. (Ward 5). Staff recommends approval of the project and the Notice of Exemption.
Conditional Use Permit 25-0013
Joshua McKee is requesting a Conditional Use Permit to allow the addition of five (5) beds for a total of fifteen (15) at the existing recovery station in the M-1 (Light Manufacturing) zone district (B.M.C. 17.28.030.A.6) on a 0.7-acre parcel, located at 316 Kentucky Street. A Notice of Exemption will also be considered. (Ward 2). Staff recommends approval of the project and the Notice of Exemption.
Conditional Use Permit 25-0023
J&S Health Systems LLC, is requesting a conditional use permit to allow a 12 bed Residential Care Facility (B.M.C. 17.10.020) for the elderly in the R-1 (Single-Unit Dwelling) zone located at 12411 Riverfront Park Drive. A Notice of Exemption will also be considered. (Ward 5). Staff recommends approval of the project and the Notice of Exemption.
Planned Development Review No. 25-0006 and Zone Modification 25-0012
Bolthouse Land Co LLC is requesting a Planned Development Review and Zone Modification to revise a previously planned commercial building from a grocery store to a hardware store on approximately 1.72 acres in the C-2/PCD (Regional Commercial/Planned Commercial Development) zone district, located at 3300 Buena Vista Road in the Mustang Square Center. Use of a previously adopted Mitigated Negative Declaration will be considered. (Ward 5). Staff recommends approval of the project and adoption of the Mitigated Negative Declaration.
