The only action item on the agenda today is item 25 dash one three five eight, request to approve the Glenmore Reserve preliminary plat. And Don Harp's gonna tell us about this one. Go ahead. Thank you, Mayor. The location of the proposed plat is along East Apple Creek Road in the city of Appleton. The request is for preliminary plat approval. If the plan commission recalls back in July, we had taken up action on the Glenmore Park Platte, which is kind of in the middle is south. Actually, this plat is north and to the east, so it's in that one area that's kind of in the more white area. So we've kind of it's an extension of that development. The plat consists of approximately 69 acres. It includes 126 residential lots. It'll be broken up into two phases based on the preliminary plat.

The first phase consists of lots one through 56 and then the second phase would consist of lots 57 through 126 the proposed residential lots satisfy the r1b zoning district standards so based upon the technical requirements for the preliminary plat staff is recommending approval based on the conditions outlined in our staff report

Don, could you just talk a little bit about future ingress and egress from the site, given we've got a single point of entry and exit off of of E right now in the preliminary plat? This

and as far as the access off of E, connections will also kind of coincide with the plat for Glenmore Park so the street network will interconnect with this development is by the same developer so in terms of like a phasing if the Glenmore Park Platt comes in and then street network continues to meander through and then make a second connection to Apple Creek Road so that that's kind of the idea how we would get two points of connection to Apple Creek Road the point of access is through out of Game County Highway so they would have to review and approve the highway access permitting and it's my understanding the developers engineer had submitted applications to the highway commissioner for review and approval so that's been in the works at a staff level at this point.

So maybe just to elaborate on that point, Don had indicated that the Glenmore Park Platte, which is related to the Glenmore Reserve Platte in front of you, does include an additional connection to County Road E, Apple Creek Road. That same connection would, as proposed, would also tie into existing Apple Hill Boulevard, so it would provide further connectivity into the existing Apple Hill Farm subdivision.

I just think it's important for the Commission and also the community just to understand that while we're looking at this particular plat in isolation, there is further connectivity through the future planning that will happen in the area.
