Regarding the feasibility report of assessment area number five Zack Chairman board good evening Zack sake is special counsel to the district with the board's permission. I'll consolidate comments for all three items I Okay, thank you the first item on your agenda would be the feasibility hearing this is will be for assessment area 5 assessment area 5 consists of a 130 lots each lot would be assessed for $5,000 this is all within superstition vistas CFD number 2 the project is another portion of blossom rock trail. Blossom Rock Trail is a streets improvement project that this board has previously seen and approved in connection with prior financings. But there's a portion of the project expenditures that remain unpaid for. the feasibility report includes the potential timing for the issuance of bonds debt service demonstrates the district engineers review of the project and that the lots will benefit from this from the streets in an amount equal to or greater than the amount of the assessment the next item after the public hearing on the feasibility report would be the board's consideration of the resolution of intention which would approve the feasibility report that is the subject of the public hearing and also indicate the board's intention to issue bonds to finance the project the item number four on your agenda and the final item related to this is the consideration of the assessment diagram and related to assessment area five. Again, as previously stated, the district engineer has determined the project is completed. The project's been approved previously in connections with prior financings. And so this approval of this resolution would in turn approve the assessment diagram that allocates the project cost to the individual lots. As always, there's nobody living on these lots right now. The developers have asked to use this financing tool to pay for public infrastructure. and any potential home buyer moving into the district will receive ample disclosure regarding the assessment amounts and any other implications of the community facilities district. I move the resolution number SVCFD2-2026-012, a resolution of the District Board of Superstition Vista's Community Facilities District Number 2, relating to approval of the feasibility report for the acquisition and financing of certain improvements benefiting the district. Approving the prior giving of notice of hearing relating to the feasibility report. declaring the district board's intention to acquire the improvements described in the feasibility report, forming an assessment district, determining that special assessment bonds may be issued to finance the costs and expenses of the improvements, declaring the improvements to be of more than local or ordinary public benefit, and that the costs of the improvements will be assessed upon assessment area five, and ordering the public infrastructure projects performed be approved.
