All right, I'd like to call this meeting to order. Um, first of all, like to approve the minutes from the April 7th meeting. Do we need to make any adjustments to those minutes? The only thing I saw was one of them was says 60, one of them said 50, and I don't I thought Marshall didn't vote on any of them, but I can't remember. He He didn't vote on anything going to council. Um I will we will go back to the tape and review that review that if that's okay.

I know that's a sensitive issue um specifically with him moving on to council. Yeah. Um, looks like our reszoning, current zoning is light industrial, the requested zoning is multif family residential. Um, have we had any feedback from the community? No calls on this property? No calls since it's been posted. Okay. Um, Chris, would you like to tell us a little bit about the background on this property? Um,
thank you. Um, the applicant seeks to reszone the 35 acre parcel to bring the existing single family home uh into zoning compliance and potentially subdivide the lot for the construction of a single family dwelling. The current zoning of LI, which is light industrial, does not allow single family homes. So, just to put it in different words, there is a single family house on the parcel. Now, it's zoned light industrial, which does not allow um single family homes. If this house were to burn down, it could not be rebuilt as it is currently zoned. Um that's important to keep in mind. Um the other thing to remember is that reszoning the property to RM10 um is technically a down zoning. So, it's a less intense use than what would be allowed for single family. Generally, staff likes this. It's an easier to downzone it than it is to increase the density or raise the zoning intensity on a lot. Um, so an just to clarify, an RM10 zoning allows single family homes on lots that are 5,000 square feet in size. This lot is over 16,000 square ft in size and if reszoneed, it appears that it could be subdivided. There's also a width requirement. A little bit of backstory, too. Um, sorry I didn't show you all this. On your map in front of you, the the parcel is outlined in red here. the other parcel that is also zoned LI which is not in the to be not currently being considered under consideration for you. But this lot where my cursor is also is in the same
situation. It has a single family house on it that's zoned LI. Um a couple last year I believe this parcel right here was reszoned um and it was subdivided. It was reszoned to RM10 um and subdivided and single family homes were constructed on it. I believe it was also zoned um light industrial. Okay. Um the future land use map of the comprehensive plan also shows this lot as um single family residential. So there's no conflict with that. Um so so in conclusion, this application represents an opportunity to resolve several issues and let me run through them. Um the request is compliant with the comp plan, which I just mentioned, moving the community closer to that that 20-year vision. Two, the request eliminates illegal nonconformity. Like I said, if that house were to burn down, it couldn't be um built back as a single family in the current zoning district. The request is a better use of a small parcel unable to accommodate an LI district use. So that's a kind of a generalization. Generally, an LI use would need a much larger lot. Typically, you might have trucks coming and going, turning around, and that this size lot just could not accommodate that. It would need to be combined with other lots to do that. Um, the proposed zoning district is appropriate because it is adjacent to the parcel. So, on this map in front of you, everything that's brown is that RM10, and that's the zone they're asking you to reszone it to. So there that RM10
zone is already there. It's not like this is a spot zone. Um the this area is trending more to that single family residential uh district. And uh the request helps address the housing shortage without an expansion of infrastructure. So there's no new roads that have to go in. The sewer is already there. The water's already there. And we're potentially going to get another house out of this. Are there any question? Staff recommends approval. Are there any questions?
